We finally got one of our leaks in our master bedroom fixed so it does not leak and our walls in that room don't mold anymore, took them 2 weeks and we came home to "Asbestos Warning" signs which were very freaky! But no update after multiple phone calls on the other bedroom which still has leaks and mold. 24 hours notice is lacking almost always - we get a note on the door around 5 pm saying we need in your unit at 9 am the next day. Things were going well when Lori was managing, since Windy took over again more nightmares. 31 more days until our lease ends, and we're not staying!

If you're planning to stay more than a year, be prepared to be gouged on rent. We've had a good experience otherwise, but when approached about a renewal they raised our rent by 7%! The other comparable units on the market at the property are much less than what we're being charged to renew. When asked if they would consider a smaller increase, management simply said "sorry it's market and each unit is priced differently." Bullsh*t. They're just taking advantage of captive tenants. I would have expected a little negotiation, but nope. No reasonable approach to it at all.

My first mistake was signing a lease and moving into these apartments site unseen. After getting the run around for almost a month about my service animals, they finally gave me a lease to sign. If you like living in a box, these apartments are for you! The doors to the closets are not user friendly. They are the weird sliding mirror doors that fall off track any time you open them. The closet space and functionality also sucks. There's one rack at the top and a weird clothes rack that doesn't allow you to slide your clothes. The stove and refrigerator can't be open at the same time, that's how small the kitchenette is. There are only two outlets in the entire living area. Prepare to have surge protectors ready. Good luck on getting your service request completed in a timely manner, if ever at all. My biggest issue though, is there are no cameras in the mailroom. 5, I repeat 5 of my packages have been stolen on all separate occasions. The employees were notified on package 3, and nothing was done at all. I guess nothing can be done with no cameras. I pay over $3000/month to live in a box. Literally. Move here at your own risk.

STAY AWAY!!!!!! Very fay away. This is one of the worst manage places EVER!!!!! For what you pay, you get very little in return. Water comes through the window, no response. You get to deal with it because the emergency line doesn't work. Front gate constantly doesn't work so non-residents walk freely through the area, including homeless. New issue, pigeons everywhere and leave behind their droppings all over your balcony. You can stop trying to contact my wife (no one ever contacted me), we are moving out of this terrible place. Great that it took you FIVE months to try to address any issue and once we brake our lease (which we have to pay extra so we can live in a home that does not leak rain through windows and have BIRD FECES everywhere).

So I called the apartment office to schedule visit. Got an email confirmation. Drove an hour from east bay to visit. Told there was no appointment and no one could tour property. Left standing in rain and cold. I guess all the comments on yelp are true. Although I want an ocean view, not willing to pay a high price and poor service.

Worst management in the world. They don't fix anything. We had rain coming into the apartment through the sliding glass doors and they never fixed the problems. They don't deserve one star. Do your self a favor and STAY AWAY....FAR AWAY.

Unfortunately, I have to agree with all the 1 and 2 star comments. I wish I would have looked at this before I moved there. Yes the view is nice, but it doesn't compare to the issues that kept arising. I wasn't informed before moving in that there was a pest issue. Not only did I find mice traps in my place, there was cocking everywhere and it wasn't even shaved down so it was bulging out from the holes. On top of pest, I had rolli pollies crawling on my walls, floors. Then after that was ants coming from the bathroom then kitchen. Then after that was these weird bugs crawling in the cabinets and on my dishware. On top of pest issues, there has been black mold, leaks, mold, mildew smell, mice crawling in the walls, moisture in the walls. You name it and its there. Its sad because rent just keeps going higher and higher and it is not worth it.

Have been trying to see these apartments for three weeks. I emailed a consultant (Shelly I believe) with questions and she never answered Emaed again and made appointment. Appointment never acknowledged... Email never answered. Drove down today to attempt to see. Waited at gate forever and they never answered their intercom. Called and go a rep in the office. He would not allow us in, didn't care that we were waiting at the gate, told us that there was a 2 pm appointment and the "leasing agent was at lunch" so we would have to come back at 2 but we couldn't see anything then we would have to wait until everyone else went before us. He was rude and condescending. Didn't care I had tried for three weeks to make appointment to see apartment. I find it very odd since they sit directly on the cliff, are under construction to under-support the eroding cliff and could possibly be precarious since everything caved in this spring and they have at least 5 units availabile. So this is out of the running for a place live. Too bad. BTW Lands End was awesome!!!! Nice places, yelp reviews are people who don't know the chill of Pacifica. So far seems the nicest place in Pacifica by far!!

i would give this place a no stars!!! crazy construction zone. getting woke up at 7:30 every morning. I agree the remodel was a slap together my windows have been leaking every time it rains. This has been an ongoing issue since Oct. here it is May. all of my neighbors also have leaky windows. Don't be fooled, this place does not live up to "Luxury" apartments. p.s. good luck trying to get some one to take you serious around here, this place it is a joke

You can put lipstick on a pig, but it will still be a pig. Ok, if you are considering living here, please read. I will keep this very brief. DO NOT be enamored by the ocean front location. I kept a weather journal for my year at the Bluffs and only 32% of the days had even a wisp of sunshine. Not only is the sun absent, but it is FREEZING COLD when the wind blows, which it does at least 50% of the days. The fog is very similar to the sunset district in the city...heavy, thick, unrelenting some days. You literally will be unable to sit on your balcony on the ocean side, save about 10 days per year. If you are low income, this is your place. The rent is cheap, cheap, cheap. But the building is old, in disrepair, perched on a slowly weakening cliff face and the damage that the salt air does to anything you leave outside (including your car - my Grand Cherokee rusted all chrome joints after only 4 months), is something many people do not consider. Additionally the elevators are from the 80's, tiny and you are at risk of getting trapped in them at any moment. The garbage area often has piles of people's unwanted furniture, old fridges/ovens, carpets, etc with an overflowing dumpster that attracts lots of mice. The grounds are messy and the dirt area adjacent to the parking lot where people take their dogs has a ton of glass and rusty metal in the dirt that is a hazard to your dogs. Once you rent your apartment, you are on your own, unless you are submitting a maintenance request and the maintenance guy happens to show up. You will NEVER EVER get hold of anyone in their offices. Be prepared to be GOUGED on your deposit. I lived in the apt for 12 months, never put a thing on the walls, magic erased the minimal amount of smudges on the wall and they charged me $400 to repaint the entire apt. During my pre move out inspection the maintenance guy said "I could have someone move in here tomorrow" and wouldn't you know it, they did just 2 days after I moved out, so I am very doubtful it was painted. They have not responded to multiple requests from the parent company to provide me with an itemized receipt detailing why my $1330 deposit ($750 for apt, $500 for dog, $80 for keys/fobs), was reduced to $550. The pictures look amazing, the agents will show you the beautiful ocean waves to draw you in, but do not be fooled. ANY positive reviews are by the PERMANENT residents who have lived here forever and like their cheap rent. The Bluffs gouges all new tenants with rent increases, to subsidize the permanent residents who never move out. Do yourself a favor and don't get sucked in by the presence of the large body of water out front. It is not worth it.

If you are interested in housing discrimination, poor management, questionable safety practices, and exorbitant rent, then any of Aimco's properties (including at The Bluffs) will be just right for you. However, if you are a working professional with cash to spare, please save yourself the time and angst by looking elsewhere. Its no wonder so many people have moved out in the past several weeks and more continue to seek housing elsewhere. AVOID, AVOID, AVOID any AIMCO properties and inform all your friends, family, and colleagues to do the same.

So I started to date my man and we discussed moving in with eachother and I absolutely loved his apt he lived in but I hated the weather it's a big change from east bay but i was really head over heels to have that view, but then they got a new property manager named Ricardo or whatever and he made us end our lease early I really do believe that's why there's so many bad reviews the property manager before him she was awesome then they got him and this place went down hill fast we decided when they change property managers well consider moving back! He just doesn't care about anything but himself he made the last of our stay horrible!!!

This place has been a living nightmare since I moved in and now they have a major construction project going on that was never disclosed to me before signing the lease. The building is in horrendous condition and isn't maintained. I've had multiple problems with my apartment, everything from the washer and dryer not working to the toilet, not flushing.

Really unsafe place to live and management runs from responsibility. Cliff is crumbling beneath and all they can do is patch up the cracks that are creeping up the driveway. YOU CAN'T THROW A RUG OVER A HOLE IN THE GROUND AND CALL THAT FIXED, PEOPLE!!!

Based on the condition of the cliffs I would recommend choosing another location than The Bluffs at Pacifica Apartments. Even though a majority of the apartments probably would be OK for a while, who needs the trouble of being locked while the cliff is being evaluated yet again? If you need more info just consult the news over the last year for Pacifica's Esplanade Ave. Too bad too. The view is great on clear days.

Don't let the great views and smooth-talking leasing agent fool you. I've watched my girlfriend endure over 3 years at this place while the infrastructure and the quality of management has steadily declined. The security doors were non-functional and open for months on end, and I feared for her safety constantly. Visitors of tenants no-longer have anywhere to park as the owners got incredibly greedy and leased the visitor parking spots to any tenant who could afford the extra expense. The management allowed an Akita, a dog on their list of dangerous and forbidden breeds, to live there in an overcrowded one bedroom unit (4 people, one bedroom). The dog's owner took great pleasure in it's aggressiveness towards people and pets, and even threatened other tenants with bodily harm via said dog. Management was made aware of this and did absolutely nothing. My girlfriend, and other tenants, lived in constant fear of this dog and its owner. When walking their own dogs outside and the Akita was spotted, they immediately headed back inside in order to avoid a confrontation. As far as I know, the dog and it's owner still live there. But wait, there's more! We were trapped in the elevator not once, but twice. The appliances in the apartment rarely worked. When management finally relented (somewhat), they replaced these appliances with used units that didn't even fit in the spaces provided. The washer/dryer replacement was so obtrusive that she couldn't even close the laundry room door; ever. Oh and the lovely black mold on the walls was always a treat to look at. The utilities are considerably over-priced. Lastly, when she found a home to move into and was finally able to stop paying almost $3k/month for rent and utilities, management slapped her with a $1,000 fine and forfeiture of her security deposit for breaking her lease, even though she gave the required 60-day notice and the unit was rented-out within days of her giving said notice. The complex is indeed aptly-named. The owners and management are truly bluffing when it comes to promises of safe, luxurious living and a management staff that gives a hoot. Nothing could be further from the truth.

Great location, awesome views, nice appliances, but not professionally managed. The good... Great location! It's literally spitting distance from the ocean, and the views are spectacular. Convenient location is close to San Francisco, airport, and freeways. The apartments come with nice appliances (gas range/oven, granite counters, double pane windows, washer/dryer). The bad... The staff is friendly, however unable to provide the services needed in apartment living. First example, I was told a transfer between apartments would cost a flat fee of $300, no restrictions. However, when it came time to transfer, it was "not approved". After exhausting amount of back-and-forth, I ended up having to pay for both apartments for 2 weeks (extra $1200). At that point they were nice enough to waive the transfer fee (gee thanks!). Another example is maintenance related. If you have a problem with your unit, like a leaky window or blinds that wont open. You'll be told "we'll take care of that right away", and nothing will happen even after repeated requests. Lastly, and a minor grip, too much nickel-and-diming for a "luxury apartment". Aside from rent, you pay additional fees for sewer, trash, pest-control, parking, and I've no doubt they come up with other "services" to charge in future. Picture your experience with the airlines. ------- Update 11/13/13 ------- Changing my review to one star. The view is amazing, but the management has found a way to completely ruin the experience. After less than a year, I'm breaking my lease to move out. It's that bad here.

This place has mice. Beware: MICE! Most of the apartments in the northernmost building have had mice, and at least one currently has mice. All the neighbors talk about it, ask one if you see them. The structure is infested, the mice are in the walls. Avoid the northern building (unless you have a cat)! I have lived here for five+ years. I have had mice for more than six months. The walls of the building are infested, and they eat through the foam they put in the holes. I've had to do my own pest control for months, their pest control contractor Western Exterminator doesn't show up most of the time, does a shoddy job and filed false reports with the health department claiming I had mice because I keep them as pets. You can't make this shit up. And the manager refused to hire a new contractor, even though they made up crazy stories about me keeping mice as pets. This place has become a nightmare because of the mice. I should move out, but I love my ocean view. If you have problems with mice, maybe look some place else.

Far too expensive, and they will want you to leave after a year. I've been here for several years now but I'm just about done. Almost nobody stays here for more than one year, as they increase your rent waaaay beyond what is fair. I have heard of long-term residents having their rent increased by over $700 a month! Most have their rent increased by AT LEAST $300/month every single year. So 90% of people leave after their first year - which means there is no sense of community. Maintenance staff are great but leasing staff are non-responsive. They'll say they will email or call you within 24 hours but never, ever do. You have to hunt them down. Your car will rust too, but that's expected in Pacifica. Not worth the money.

We lived here for a year and are grateful to be out. The views are what these apartments are all about. However, it had one of the worst management teams! Upon moving in, there was much confusion and misinformation given to us by management regarding storage and parking spot. (We were assigned a spot that was not available and had to park in lot of other other building). It was difficult to get assistance from management with issues in a timely manner. The maintenance team were hard workers, but consistently verbalized how short handed and overworked they were. I feel for them but don't need to hear it as a renter. The times that I had to deal with management over the phone, I was shocked at how unprofessional some members were. I felt belittled after dealing with them on several occasions. For example, after giving notice that we were moving, the company sent me a survey which I filled out about the apartment and grounds. My feedback included lack of maintenance and upkeep on grounds. ( One of cement stairwells was in unsafe condition with missing step for quite a while) A management member sent an angry email demanding examples of my feedback and included members of maintenance team in email. I felt like I got called after proving feedback they asked for. Very unprofessional! Management sucks and you can hear neighbors pee, cough, talk etc. through walls! The ocean views are great though! All in all, totally not worth the money charged for rent. We moved down the road to Oceanaire Apartments. Huge difference in management and up keep of grounds and apartments! If you are considering Bluffs vs Oceanaire; Oceanaire wins hands down!!!

So, I've been here for a year and I put in my notice that I will not be renewing the lease. The Good: The views are stunning. They take most pets. There is an in-unit washer and dryer. Cute coffee shops and grocery near by with easy freeway access. The Bad: When I moved in, the apartment hadn't been cleaned, the clothes dryer didn't work (and didn't work for MONTHS!), no screens in the windows, missing racks for the fridge, oven light didn't work, the light switch in the bathroom wouldn't stay on.... Mold is a very serious problem, as you will see from the other reviews here. There is black mold all over my bathroom ceiling and when I spoke to the property manager he said "we don't say "mold" -- we say, mildew." - then brought in their "Expert" which was the regular maintenance crew guy who offered to paint over it. (UGH) The paint is literally bubbling off the walls in the bathroom and ceiling sags. In fact, moisture is such a problem that the bathroom fixtures rusted. I have to keep the ceiling fan running almost 24/7 just to try to cope with any humidity! There are obvious cutouts in the bathroom ceiling from previous repairs and it has been patched back together really poorly. There are soft spots in the flooring in the dining room and the floors as so slanted that if you spill something, you better catch it quick before it runs across the floor. Speaking of it being a gated community -- that's only when the gates work. They break frequently and you will know this by the solicitors that come knocking. The doors to the gym have been broken and taped up for over a month and the other set of doors don't work because "something something.... lock jammed?" The power goes out more here than anywhere else I've ever lived -- and if your car is one of the garages when the power goes out?? Hope you're not in a hurry because you have to call someone in to come open the garage door for you. There isn't nearly enough cabinet space in the kitchen and there is no pantry so even after a year, most of my kitchen stuff is still packed away because there is no where to put it.The appliances don't fit in in the kitchen counter-tops so they have shoved strips of plywood into the empty spaces to minimize how much the washer, dryer and dishwasher rattle around. The bedrooms are small --- very small. I have a queen sized bed and a dresser, they don't both fit in the same room so I have had to have my dresser in one room and the bed in another. The management isn't willing to work you.... I have never been late on rent -- no complaints about me, always on time, etc.... A few months ago, I was very ill and missed a few weeks of work. On rent day, I was short 200 dollars and told them I could give them the rest in 8 days. They refused to take a partial payment (turned down my whole rent check save the 200 dollars) and said they would only take it in 100% full, and that if it wasn't 100% full in 7 days that they would begin the eviction process and as the tenant you will be responsible for all fees. WHAT?! 7 days late on rent and EVICTION??? with no problems what-so-ever before hand?? Luckily, I was able to get it in time. Also, if you want to break your lease, the lease terms are such that it is very, very pricey to do so and at the end of your lease if you are moving, you have to notify the 60 days in advance. Miss that 60 day notify period (which would be reasonable because most places require just 30 days) and pay an absolutely boatload. And even today, I had an appointment for maintenance to come down and check out the mold (again) and I've been sitting here waiting for 4 hours and they never even showed up. There goes my day off -- waiting for the crew that never showed up. **Update** 7/11/14 -- the dryer broke again -- the maintence crew didn't show for the first appointment, a few days later, they come by on for the next appointment and the ETA to get the dryer fixed --- 1 month. A MONTH?! You move into a place that has an in-unit washer and dryer, but end up having to use a laundry mat. This is the 2nd time it broke, the last time took months to repair too.

Where to start? I moved in Winter of 2011 and there was construction equipment working on the cliff for nearly a month. It seems like the experience of other reviewers is a recurring problem. The construction equipment was extremely loud and started at early hours in the morning. As for the rent, it increased significantly after the first year. This isn't necessarily the fault of the landlord, but you should be aware that these guys are capable of increasing your rent 40%. But wait, there's more! Tiles in my shower collapsed due to moisture and were covered in a black substance. The landlord claimed that it was not mold without performing any tests and immediately disposed of the tiles. Their solution to the problem was to cover the hole in my shower with plastic. Next time I will contact a professional to test for mold instead of the landlord. It looks to me like this property is unsafe and poorly managed. My calls often go unanswered, even to the emergency hotline. Don't make the mistake I did by ignoring red flags and consider taking your business elsewhere.

As my partner says, "You can put lipstick on a pig...". You know the rest. It's like going to the seafood restaurant on the coast that has the best view. The food is always over priced and average, but the view! Same holds true with The Bluffs at Pacifica. I was there for 15 months recently and was underwhelmed. Started off good, but for the price, I expect more. Beware of the 60 day notice in the lease (even after I referred someone)! You will get stuck with an exorbitant charge if you don't give 60 days. Who would even think of that in The Bay Area? Zero flexibility (threatened collections when I com, even if you had to put up with raucous Airbnb tenants that had to be evicted after police calls, marijuana smoke, heaters and elevators that break down, etc, etc. Had to carry my senior bulldog down the stairs on several occasions. I do have to give kudos to the only two professionals I met - Mario/Greg the maintenance guys ,and Karen Rose. You are better of spending less money at The Cottages at Seaside and get your own place with a much nicer management team, who didn't rake me over the coals when I got transferred. There is more, but yelp readers are smart. You get the picture.

I have not lived here but I took a tour of the place. The lady showing me the place was very friendly but she's hard to get a hold of. I had to call numerous times to get an appointment. I would expect someone to be at the office everyday for a property like this, but they are barely eve there. The rent rates are very high. Also, beware: Most of the ocean-side properties here are on the brink of receiving severe structural damage due to frequent erosion from the cliffs and the Bluffs at Pacifica are no exception.

I lived in this place from August 2009 until this spring. I've loved the views and easy beach access. There has been a great turn around in management the past few years and with each change comes good and not so good. I physically moved out 3/22/16 but had to pay my lease through 4/25. Present management and past management was aware of a leaky window. As soon as I physically moved out, I created work orders for all items I identified as I was packing (roughly ten work orders). Today I dropped off my keys and took pictures of the work in my place. It certainly explains why my asthma was so bad whilst living there. Additionally, when I moved in in 2009 I was told that management would perform an annual inspection. In the seven years I lived there no such inspection was ever performed. While maintenance was always willing to respond, I expect am annual inspection by the experts would have identified these issues. I find it hard to believe that not only did management want to increase my rent by 2500 but based on these pics, I should not have had to pay for my last month possibly longer as it was unhealthy to live there. Oh and the folks with the Akita working dog are some of the most stellar folks around! I wish those who decide to live there beautiful sunny sets and good health.

While the view is beautiful and the maintenance staff is great, it can't make up for the INCOMPETENCE of the management. They had a history of horrible accounting, losing checks, and irresponsibility. AIMCO, the parent company, then threatens former tenants after move out with collections if we don't pay for the accounting mistakes made by their employees (which seems to always work in their favor). I tried for almost 2 years to clear up mistakes after my move out, but it never worked. I paid $600 for fees I believe were false. Good luck.

Bottom line upfront: DO NOT MOVE-IN unless, you have lots of patience. I wanted to set the record straight because I did not know why the 5-star review should sit at the top place in the history for The Bluffs at Pacifica. It seems to me that the review provided in October 2010 coincides (too much) with a wave of false reviews provided/purchased in another website (apartmentratings). This review in question could be part of an advertising/propaganda campaign by the managing staff of the property to revamp their business. Please take note of the temporal-relationship between all of the "great reviews" that they received in October 2010! Is it not suspicious that: 1) they all occurred within a month? 2) they are all "GREAT?" 3) they are all from recent "tenants?" The reviewer(s) have slightly changed the writing style to conceal their managerial tactics but if you read into the reviews, you will see that it is still an used-car-salesman's pitch. The property is very good looking and the location is great. However, the bad reviews and complaints regarding the poor professionalism and customer service provided by the staff that lives and works in the property are mostly TRUE. From my own personal experience, I can say that the TAKE-HOME-MESSAGE is that the physical property is good but the staff and their customer service is terrible.

I entered three requests. Two needed to be dealt with quickly. I had no heat and my kitchen floor had flooded from the dishwasher. I did not receive a response, and called in an emergency request about the dishwasher. A week went by, and I had not been contacted about my other two requests. I entered them again, and called in another emergency for the heat. Everything was ultimately resolved, but it took way too long. There is no excuse for I over a week without a response.

NOTE: This review is only on the tour potential leasing process and the units that were shown to us. My husband and I were having problems with the gate code and a friendly neighbor let us in. As we made our way into the property a very friendly and vibrant young leasing agent greeted us. She immediately apologized for the wait, which was no wait at all. She immediately asked us questions about what we were looking for and seemed to be very upfront about everything, especially when it came to the extra fees or parking our cars, storage space, pet fees, trash+ sewer etc... She also let us know the exact the property would increase in a few months, which is about the time we would move in, which was refreshing to know. The figures she gave us for the unit we liked was currently $2,500 but in about 3 months it would be $3,350. I really appreciated her honesty, because know right up front what we can and can't afford. Now concerning the units themselves the kitchen areas are very modern and high quality appliances and the flooring in the main areas are a laminate wood color/pattern and not Pergo as some may think. The walls themselves were very bumpy and looked like they were not done professionally, which was a little bit of a turn off for me. Everything else looked okay and the best part of the tour was the ocean view from the balcony and the shared patio space for my doggy to run around... if i decide I want to move here. I really liked most of the features here, but everything depends on what is open on the date I decide to move. Overall I'm impressed by the up front and friendly approach of the leasing agent and I look forwarding to seeing what will open up in the future. Leasing here all depends on the timing and pricing of the units. For now it's a 2 thumbs up for the tour leasing at The bluffs!
