Favela Fort Lauderdale at Miami prices. The entire place smells like dog urine because the dog owners have zero respect. Witnessed a shooting within my first 3 months of living there in the Roxanne's parking lot along with multiple fights. The gym doesn't have nearly enough equipment, a common theme of the REIT that owns this place being cheap. Don't expect your security deposit back, you can leave the place spotless but they'll still find painting and cleaning fees that somehow add up exactly to your security deposit. Most residents are not friendly and transient folk from other states like Cali. Appliances are low quality for a new building. Showers don't have glass enclosure but they'll fraudulently advertise that on the website. Don't get wooed by the "newer" construction in a still gentrifying part of Flagler Village, stay closer to Las Olas Blvd for your safety and sanity if you actually understand quality.q

Apartment has so much light in it, it looks like daylight at night. "Blackout shade" is false advertising. With the placement/size of the window, they are impossible to replace with curtains. New shade would run at least $250. Constant noise on weekdays from bars across the street even being stories up. Best of all, you not only pay all of your own utilities but for the buildings utilities as well! Have never seen that in any building I've previously lived in. I'm actually PAYING EXTRA for the light pouring into my apartment at night. Random utility charges will constantly be added to your ledger. There will be dog accidents regularly around the building. Zero parking available unless you want to throw in an extra $100 a month for that as well. The pricing may seem competitive as first and yes the units are beautiful but with the hidden fees and quality of life offered - not being able to park after work or have a dark or at least quiet room to sleep in, it's not worth what they're charging. Cannot wait to leave. Came up back to update it to a one star because the leasing managers attitudes are also trash as stated in most of the reviews from people who didn't leave a review a day after moving in.

Update: it WAS a great bldg until another property management company took over. Really bad. The phones make it impossible to reach a human being in the building. I get routed to Denver. Then Key a west. It matters. They kept my deposit refund for a month, with nothing bug excuses. (1) It will be cut next pay period. (2) I will contact you once it arrives. (3) I was out of the office. (4) The accounting office misunderstood. (5) It will be sent via Fedex. Still - no check. It took 7 weeks to get my deposit back. The manager is terrible and the staff are all rude. Not once did anyone apologize for the inconvenience of having to wait for so long to get my money back. There are many dog owners who shouldn't be allowed to have pets. They are aggressive and if you say anything about it to them the owner gets aggressive and threatening. Move elsewhere. They don't care about your safety.

This apartment is quite telling based on some people that live there, and let us not forget the leasing office management team. On my way there, I was looking for the leasing office but did not know where to go. I spotted some tenants exiting through the back entrance and assumed it was the main door. Downtown flats typically include a telephone box at the entryway where you can contact the leasing office to gain access to the complex. When I ask the renters who are outdoors with their pets seeking help, none of them bother to aid me, nor do they look my way while talking. An older adult couple crossed the street so quickly that it appeared I intended to cause harm. When I eventually arrived at the office, there was a gentleman sitting at the table, as well as a lady caring for a couple with a child. I was waiting for my turn, smiling and excited to talk to one of them after they were finished, despite the racist gaze and criticism from outside. When the gentleman noticed me and asked, "How may I help you?" I replied, "I'm looking for a 1 and 1. Do you have anyone coming soon?" He reacted dismissively, as if I couldn't afford to stay here. His reaction was chilly and irritated, claiming that the next one would be available within the following 60 days. "Excellent; I'm planning to move in around May or June," I replied. He sighed and said, "You can check online for any information." I felt out of place, so before I left, I politely said, "May I please have your business card?" Once again, he assessed my situation and added, "You can check up online for any information because there are only 2/2 available at the moment," but in a more annoyed tone. Smiling in disbelief finally acknowledged that, as a woman with a dark complexion, I was a racial judge. Mind you, I'm a computer scientist studying software engineering. Sadly, I admit that I felt shamed, embarrassed, let along teary trying to figure out where I went wrong.

The apartments are cool and spacious but I decided to look elsewhere because these people devised a way to match their pricing to more upscale and better located buildings like those situated in downtown and las olas by charging absurd amounts for parking. So their policy is that they charge $100 for the first car, which is most places you don't have to pay because your apartment usually comes with an assigned spot at no charge. Now, if you are like me and have a second car (most couples own two vehicles) you have to rent out a "one-car garage" they have built within their garage for the outrageous sum of $400 per month! That already increases your rent by $500 a month. Bringing an apartment that costs $3000 a month to $3500. For that money you can live in a place like the Registry, Las Olas Walk, Laureat which are more upscale, with nice views and steps from las olas. This property sure works for people who don't drive or those who don't mind paying $100 for the first car, but for anyone with two vehicles it is not worth the money. With $500 you would pay for parking you can go to a dealership and get you a brand new car lease.

Pros: Maintenance guy is great, Corey is the only one with common sense, Brand new building and close to las olas and the beach. Cons: There's a homeless guy living in the dumpster, smells terrible all around the building, only get one parking space & have to pay $300 for another, after lease ended rent was raised by $1000, and management is terrible.

If you want to sleep at night this may be the worst building to move into! I do not have a problem with the staff here or the amenities (although the new package system is odd, you gotta pay to receive your packages...sort of) I do not have a problem with my neighbors...which is mostly "fresh out of college kids" "young adults" I think the staff does their best. However, My husband and I terminated our lease early due to noise (partying/music/disco lights) pouring through our bedroom window on the 12th floor from business near by on the west side of building 3-5 nights a week EVERY WEEK! The building tried to "negotiate" with the businesses around...nothing improved. We called the police on some of the clubs around to get them to turn down the noise, the City's noise ordinance only cares about measurements made from the ground floor...not the upper levels... which can be vastly different as buildings on the ground can block sound waves but for upper levels nothing blocks these sound waves. Anyway we terminated the lease on the basis that we quite literally could not sleep and The District wants us to PAY UP 2 months worth of rent ( Which I believe I paid) and has kept our deposit. My husband and I believe our reason for termination is valid and we refuse to compensate them. They failed to provide a dwelling for us. What else reason do people need a home for other than a good night's sleep.

Living in this building is an absolute nightmare! The incessant noise from the nearby night clubs is unbearable. It feels like there's a never-ending party just outside my windows, making it impossible to get any rest or peace. To make matters worse, the management of the building seems completely indifferent to the problem. They've turned a deaf ear to our complaints, leaving us to suffer the constant cacophony without any resolution in sight. Save yourself the misery and look elsewhere for a quieter and more considerate place to call home!

This building is absolutely horrible! Good luck to anyone moving in here, I would not recommend it! This is supposed to be a new building, which used to be called Modera, but it already changed to the district (good move on Modera) because this building will fall apart at some point. During our stay here, we dealt with mold and leaking everywhere on our floor. The staff does not fix the root of the issues and the leaking happens every time there is a storm. Also, everything was done cheap (cabinets do not stay together well). With all of that, they are increasing prices! I would never recommend this place to anyone.

The amenities are very nice and topically so are the units. HOWEVER, the units are extremely overpriced and what you see if never what you will end up paying. You will continued to see additional and undisclosed fees. I moved out months before the end of my lease and was charged phantom fees such as false utilities charges and vacancy fees. Additionally, I requested to complete a walk through when returning the unit as I had the apartment professionally cleaned and the apartment was returned as found. I was told there was no need and that I would receive my full deposit back, which was not true. I was charged cleaning and damage fees- neither of which was accompanied by any rationale. Another complaint I have was parking. You'd think being located away from downtown, surrounded by parking lots and paying $3k for a 1 bedroom would included free parking... they charge $100 per month and have no guest parking. I was also given parking on the 6th floor which takes a good 10 minutes to get to. I'd recommend anyone looking to rent here, reconsider.

Terrible management. Impossible to reach via telephone calls are redirected to Denver. Manager is a bully. Still waiting on my deposit refund over a month after I moved out. A bunch of excuses from their mismanagement and ineptitude.

STAY AWAY! The building is nice and clean with decent amenities. They also have a great person called Corey who was always helpful and welcoming. It is just a shame that they have such an ignorant and rude manager (Sabrina). Sabrina could possibly be the worst person you'd want to have as a manager where you are leasing. No idea how the property owners hired such a person who has 0 regard for the residents and lacks any sort of customer service. I had my car broken into on my 2nd day in the building. This is because they didn't have a parking spot for me so they had me park in the visitor spots on the first floor of the building. Then I learn that there were at least 3 other car break-ins before me. You'd think they would do something to better protect and serve their residents. But like Sabrina, nothing but disregard and carelessness shown. She even didn't apologize once for what happened. She enjoys having the last word every single time. On multiple occasions, I sought Sabrina's help on this matter and I got nothing in return... only a rude, miserable person who just wants to pass her time and go home. Possibly the worst example you want to set for all the other employees by having this lady as manager. I hope the property owners see this and take action but Im sure its gonna pass under the radar and Ill get some templated response. Anyways, at least this will help potential residents to think twice before leasing here because all they are getting is a rude manager and probably their stuff will get stolen again because they have yet to come up with any resolutions.

Warning for potential residents. All higher floors are experiencing very disturbing noise coming from night clubs. No sleeping Friday - Sunday. Building management is not able to solve the problem. Do not get trapped.

Be prepared to lose your security (reservation) deposit if you don't have sufficient proof of income. This is exactly what happened with my friend who came to the US recently. She applied with the District at Flagler village in Ft. Lauderdale. Their Watson Florida Rental Application Criteria & Procedures is very one sided protecting the LandLord, unclear and disturbing. The big font says: The application fee is $75 per adult person 18 years of age or older. PLEASE NOTE APPLICATION FEES ARE "NON-REFUNDABLE". It is completely fine to lose your application fee for the screening, background check etc (By the way, they charge you $100 not $75 as stated in the application...) Be cautious!! In the last paragraph 6 in SMALL font says that APPLICATION - EARLY TERMINATION: If the applicant has submitted the security deposit and signed the lease, he may terminate the lease by 1) giving a written notice to the Property Manager, and 2) if the termination is within 14 days of the lease signing, the applicant must give an amount of money equivalent to the security deposit to the Landlord ! WHY IS IT NOT CLEARLY STATED IN A VISIBLE PLACE? The placement of this clause is strategic to ensure it's easily missed when reviewing. The Watson application doesn't say anything regarding if the prospective applicant does not get approved because he or she for instance is from another country and does not have sufficient proof of income. There is nothing mentioned about LOSING YOUR DEPOSIT OF $1000 if you can not provide the documents they require. Agent Estefani was very sweet showing the properties, explaining the procedures for the application and getting to our emails in the timely manner. Nothing mentioned or pointing out regarding the possibility of deposit throughout our many correspondences! They intentionally disquisition this verbiage to collect money from innocent applicants who want to live on their property. Few days after submitting an online application, I reached Estefani and stated that my friend can not submit required paperwork and wants her deposit back. The answer was short : No, we are not giving it back. After transferring to manager Sabrina, the same reply NO, you already signed the lease!!! Yes, the lease was signed but the application was never approved!. Watson, how do your procedures and rules withhold a deposit if a person was not approved in order to move-in in the first place?! Of course there was a written notice to the manager via email requesting the return of deposit back.. I am not surprised there was no response. SILENCE! They understood the person is from another country with limited English, and could not afford an attorney to fight $1000. Easy money, right? Finally this nonsense was escalated to the Corporate Office. Another few weeks went by with their decision to return the deposit back to whom it belongs by law. The district at Flagler Village looks like a fine place to live. But their application procedures and taking your money are not. Be careful!

Prices went up super quick. Where are the amenities?! One conference room with low ceilings and a small pool area? Gym is small too. Was very excited to tour, was very upset at the lack of amenities and space for the price. Parking is a concern too. Much better places near by for the price

The grills in this building have been out of order for a month now, and unfortunately, the management team seems unresponsive to this issue. It's disappointing that we're paying for amenities that we can't fully use due to their malfunction. The rent is overpriced, you can find better place for this money...

I've lived here for two years now. Expect the rent to go up $300 every year when you renew your lease. Overall the apartment is okay. Don't expect to ever have guests over unless they are okay with paying for parking. And don't have more than one car per unit because they expect you to pay outrageous prices for another spot or park outside in a paid lot. The parking here is the worst part by far and that's why I gave it 3 stars. I'm moving out in a few months and figured I'd share my experiences here. Overall just an okay building.
