Do not live here. Management takes an extremely lackadaisical approach to solving tenant's problems. They are very quick to say they do not have the time to fix problems in a timely manner, but they are able to improperly address problems four times rather than doing it right the first time. There is a larger focus on fabricating excuses, not responding to emails, and brushing off tenant's frustrations than trying to facilitate issues being fixed.

I knew this was an old building that was just remodeled but after viewing the unit, it was obvious that everything was still cheap looking and not "luxurious" at all. Also looks like an apartment for young low budget partygoers. The unit in the hallway had about 10 people come out with alcohol and loud music.

Management is a nightmare that will make you regret renting there. Yes, the building is nice and the residents are friendly but the management is so incompetent they make your life a living hell. Issues included: apartment delivered unclean with construction dust; noise, community rules not enforced (let people park on your parking spot), rat infestation of the upper floors, pool closed because not compliant, charges for common areas that are 2-3 times your own electric bill (with very few common areas); no ramp for moving in and out, do not honor the elevator booking to move in and out, non-functioning toilets, refused access to your parking space to your babysitter (so she has to pay the parking fee or rent another spot, even when you don't use yours), flooding of parking, lost packages (and then the app charges you for not picking it up even though you had to come every day to see if they had finally located it), alarms going off if the reception for multiple days at a time, malfunctioning elevators that are not fixed (one door actually hurt my young son); no designated elevators for pets. This place is a nightmare and so much stress. I don't understand how the management can be so incompetent. You often walk in and they are in a middle of an argument between themselves or with residents, make questionable statements, have a tone that is not professional. Many residents choose to leave before the end of the lease.

Air Communities continues to be incredibly shady. As residents, we pay exorbitant prices for 'community electricity' and management refuses to share the details of the bill with us. We all believe that we are footing the bill for electricity costs accrued by building construction. When I first moved in, we were paying ~$30/month and now 10 months later (with the building almost at capacity) most of us are paying $100+/month for common area electricity charges. Before signing a lease here, beware of these hidden stipulations and if they claim that your bill will be less than this, make sure to get it in writing.

I have been living since the building has been remodeled and it has been disappointing. It is clear that the remodel was done as cheaply as possible. We have had issues with rats coming out of holes in our walls behind our kitchen cabinets, our patios flooding every time it rains, and power outages several times a month. The building is marketed as a luxury experience but does not come close to that claim. Save your cash and choose from the many other luxury buildings in Miami. Edit February 2024: Because I cannot comment on my own posting, I would like to note that comments are left on all reviews to save face but no action is ever taken. To be clear, the maintenance crew here are lovely and responsive but the problems stem from management. Their response is to shift blame to residents. Usually they allude to a resident being filthy or not submitting claims. Also, I've never heard of Melissa. Edit April 2024: I still hear rats scampering around inside our walls at night. Not what you expect for a luxury apartment. Thankfully our lease is up soon

Management's incompetence overshadows any positives with the building itself. Elizabeth is incompetent, rude, and condescending. The fact that Air Communities still employs her blows my mind.

This building is currently infested with rats. Residents have been complaining for days and no one from Air Communities or Aimco seem to care enough to do something about it. We have lived here for 6 months and have had negative experiences with management since the beginning. Concierge and maintenance have been extremely helpful in general, but this management company has been unhelpful and most of the time unapologetic. It's a beautiful space with incredible views, but it's honestly not worth the money for the never-ending issues and constant headache that come with residing here.

The management in this building is the worst. They're unprofessional, they don't respond to any correspondence, they threaten their residents, they don't provide safety or security. They let people Airbnb even though it specifically says in our contract that's not allowed. Because of that there's been numerous break ins, vandalization and they're letting all the partying riff raff in. I would steer clear if I were you, living in the hamilton is like living in the good place - you think it's going to be heavenly when you arrive and it becomes your personal hell. If I could give them 0 stars on here, I would. Do yourself a favor and skip even looking.

I've had the worst experience thus far here. They are letting me out of my lease agreement I just have to find a more suitable residence which can take time. So many issues where do I begin? Walls are paper thin. Tenants are not respectful when it comes to playing music quietly after several several complaints to front desk. I continue to get hit up with extra fees each month. Susan please call me.

Horrible guest/visitor experience. There's a ridiculous pay for visitor parking. Obviously a cash grab for the landlord. As a visitor you have no other choice. And the parking company is a nightmare to deal with. STAY AWAY!

Where to begin... I write this as a warning to others looking at The Hamilton. Rat problems - never been addressed and we are going on 6 months. Flooding in balconies, caused damage to furniture, rugs, etc. Balcony paint started chipping off 1 month after move in and has not been addressed. I am 8 months into my lease... This is just a small glimpse. Too many other issues to put them all here... Not to mention, although outside of their control, two massive construction projects will be starting directly next to and behind the building. I can only imagine what kind of issues those will cause over the next 3-5 years! On a good note, the views are amazing, but it's def not worth the trouble.

There is a massive rat infestation in the building for more than a year now. A year ago they ate my sweet potatoes today I hear them through the walls. They are having a party, there must be hundreds of them. Sad but true.

Edit: UPDATE Many tenants are hearing rats in the walls. Multiple units have had rat holes and rats in their units. Management is horribly shady. The building makes you pay for the building's utilities (electric, sewer, pest control, etc.). These charges are variable. To clarify, these are the BUILDING's utilities. Not the unit itself. You have to pay the utilities for your unit on top of the entire building's utilities. This means for hallways, common areas, etc. When you sign the lease, they convince you these charges will be minimal. They started at ~$20 a month and slowly crept up every single month. This month they were $165!! After just 9 months! Management will not offer a sufficient explanation. The management company epitomizes scummy real estate management. Ask any resident what they think of management and you'll get the same answer. I am above calling out people by name so I will not do that, but the person in management who gave us the tour and convinced us to sign completely disappeared. I kid you not I tried calling this person just to say thanks for the help and to ask a question on a very minor issue... it went straight to voicemail! I'm fairly certain this person blocked my number after I signed the lease. And this is somebody in management I regularly see on the property. Building is nice though. Not nice enough to deal with this. There's a reason why multiple residents have moved out and broken their leases

I stayed at the Hamilton for 16 months and I do not recommend it. From having a huge leak coming from the top floor that displaced me for 10 days, to having another leak coming from the balcony door that almost damaged my furniture during a storm, to crazy common FPL, water, trash charges that went from 50 to 150 dollars without any explanations, lack of security in the building (a resident reported a stolen motorcycle)and a broken water heater that drove up my FPL bill up 250 dollars. My rent was 2950, but the bill always came around 3200 with all theses extra charges. It was just not a comfortable stay. There are many people moving out, and I had to do the same. I would recommend talking to the residents. There is a WhatsApp group that would be very helpful. The view from the pool is very nice though, but the gym is tiny and the balconies, although large, are designed in a way that the water from the top unit balcony comes directly to yours. It's impossible to enjoy and always dirty. Also, don't expect much of your deposit back. Out of the 700, I got back 121 with 98 dollar charge of a common electricity bill contemplating a period 2 months before I even moved out. I was going to fight them on this, but it's not worth the stress. So glad I left. LOTS of residents claim that these charges are fraudulent. Beware.

Dogs pied in the elevator and hallway, no one is cleaning up. If you share that there is noise, the building management is not taking care of it. Reactions to issues just after following up.

Nicely renovated old building. Has all the pros and cons of a rental community, maybe with the added benefit of a small total number of apartments. Definitely not an upscale apartment building, but very nice overall. There are several nuances in regard to how the building is run (loosely and unevenly enforced rules, and unresponsive management). Strongly recommend you ask every single question you need to address in advance, get absolutely everything agreed-to in writing before singing a lease to avoid surprises. Pros: Views, Larger than average apartments, not terribly busy, Maintenance manager Julio is the best! Cons: Poor attention to detail in renovations, limited community spaces/services, sub-par customer service.
