I'm not sure what's worse, the late night partying and noise or the dogs barking non-stop. Maybe it's the malfunctioning front gate that doesn't let you in or out constantly. It could be the cheap construction and faulty electrical equipment. Or the incessant fees and charges that keep coming up on your bill. $100 for monthly parking?? C'mon man. Anyway, do yourself a favor and look elsewhere for an apartment. You'll regret ever living here like we did.

Do not apply to this community. They will just take your deposit money and not refund it if you are not approved. I am STILL waiting for my refund. They have a threshold credit score they require but whatever platform they use is faulty and does not match what any of the 3 credit bureaus report. Judging by the other negative reviews, I'm glad I will not be living here.

The most over priced and poorly managed option in all of southwest Florida. Take into account the residents that have nothing better to do than attempt to act as unofficial management and this wouldn't be a good option for you at half the price.

Ever since management changed mid-2022, the overall quality has seriously declined. To be paying such a ridiculously high price for "luxury apartment living" when the basics are not even met is a complete waste. A few points: - Clean place to live? No. Dog feces and actual trash debris all over the grass and around the property- trash I have seen for 3 months and counting. Unkept dog park. Debris and broken tile in elevators. More debris in garages and walkways. - Great service? Nope. Unable to reach anyone quickly by phone or email. You have to call the auto bot, select a number, and leave voicemails. Emails unanswered for days and days until a second attempt is made. Property managers keep leaving/changing. - Clean, functioning gym? Not always. Equipment is not well kept. Ripped seats on weight machines. Non-engaging leg press. Occasional AC outage. - Neighbor had their locked bike stolen from the bike rack? Yep. - Fun food truck nights and free drink machines in the main office? Gone with the new management. - Thick walls? Nope. Can hear neighbor's microwave loud and clear. - Astronomical prices and rent increase completely disproportionate to the low quality and value you're getting? Absolutely. I have spoken with several other neighbors who are have voiced their intent to not renew their leases because they are not happy with the complex's poor cleanliness, amenities, and overall value and the lack of care management has for all of it.

I lived here for 2 years-no one should rent at this apartment complex. Air Communities Property Management The property management company as a whole is dysfunctional and incompetent. Their leases are vague and obscure-they don't list out the charges you will be paying each month, so they add new ones whenever they want without providing notice to residents, and when you ask them to explain the constantly changing charges, they are unable to. The property manager, Krissy, is incredibly unprofessional and rude. She will lie to you to make you go away and raise her voice at you as soon as you ask questions or bring up a concern. If there is an issue (constantly barking dogs, unreasonably noisy residents, smoking, someone having a restricted breed dog) management won't move to fix the issue in any way. Multiple residents consistently break lease policies, but management would rather continue to collect monthly rent than evict someone and have another open unit. They price gouge existing residents with rent increases when their lease comes up for renewal, charging existing residents $400+ more per month than the price they offer new residents. When you bring this up with management, they tell you to "move units" and will not lower your price hike. Amenities Due to lack of regular maintenance, the pool has turned green on multiple occasions. Recently, without any notice to the residents, they reduced the pool chair count on the pool deck from over 30 chairs to just 12, so now on the weekends if you go down to the pool, it is very likely you won't have anywhere to sit. The floor of the motion studio is covered in dust, hair, and bugs, to the point where it's not comfortable to bring your own yoga mat and lay it down on the dirty floor. The dog park is constantly filled with large dogs that are not allowed to be in the complex due to breed restrictions, and always emanates a strong urine smell whenever you get near it. Apartment The apartments themselves are shoddily build and already falling apart. The hollow, thin walls allow sound to travel multiple floors up and down. People talking in the apartment next door or in the hallway sound like they're screaming in your living room. You can hear people walking below and above you at all hours of the night (it sounds like stomping), and the noise of people opening and closing the multiple doors in their apartment is a constant pounding sound. If you share a wall with a baby, you'll be woken up at all hours of the day and night. The same goes for if there is a barking dog within 2-3 apartments surrounding you. Wiping the walls with a soft towel and water strips the primer and drywall right off the wall. Mold is a huge problem in all the apartments. It's between the floorboards, in the tile backsplash, and throughout the grout in the bathroom. Pest control has been inconsistent, so all the apartment building stairwells, hallways, and units have been overrun by silverfish bugs and ants. The Community When the apartment first opened, the residents were working professionals and retirees-now the community is a frat house, with groups of college kids who have parent co-signers in order to qualify to live here. As a result, they're constantly throwing parties, driving loud cars, and have a blatant disregard for the other residents. There are no security cameras in the complex, and as a result multiple bicycles, electric bikes, and vehicles have been stolen out of this gated community. Even so, management refuses to add security cameras throughout the complex. The responses provided to each google review about contacting the ICanHelp email for assistance are from the property management corporate office in Colorado. When you send an inquiry to them, they simply tell you they have forwarded your concern to your onsite property manager. The job titles in the signatures of the ICanHelp email are for corporate "Reputation Management," so again, the property management company would rather try to preserve their online image than actually care for their residents.

False advertising. I left work to come see a unit for rent and they told us it was actually $700 more once we got there to tour. We told them in advance and sent them the link to the listing; the property manager said he saw the link we inquired about and still didn't call. Beware of bait & switch!

Shared experience cultivated from dozens of current residents: no sleep ever, infested by bugs and hazardous mold, constant harassment from property staff, additional nonsense charges will be added, paper thin walls where you will hear dogs barking and everything your neighbors do 24/7, harassment from scam management company. Krissy is quite possibly the most inept property manager in the area. She has turned this place into an uninhabitable frat/dog slum. The following are experienced by ALL residents in every single building: 1. You will never get sleep here. Between dogs barking all night, loud cars in the parking lot, car alarms, neighbors slamming doors, loud speakers/TV's, and parties. It sounds like you live in downtown NYC here. 2. Bugs, ants, and mold are in every single unit on this property. Management knows about it and does nothing. You will either become sick or infested by one or multiple bugs while living here. Your air filters turn black within two weeks from the hazardous mold. 3. You will be harassed by staff constantly. Either through aggressive weekly emails or directly from Krissy's completely rude, disrespectful, and unprofessional demeanor. 4. You will be charged illegal fees for any little thing they can come up with. Forced package lockers - monthly charge. Outdoor parking spots - monthly charge. Random line items on your rent they cannot explain - monthly charge. You will be paying more than when you signed your lease after moving in, guaranteed. There will be multiple fees charged to you each month that are not in your lease and cannot be explained by management/corporate. This sounds illegal doesn't it? It is. 5. All of the walls and floors are paper thin sheet rock with nothing between them. You will hear EVERYTHING around you 24/7. Every building has dozens of dogs barking all day and night and management will do nothing about it. Tenants slam doors and scream at each other at 2 a.m. nightly, management will ignore you. The property staff won't do anything, ever, for any reason. They even go out of their way to make the place worse. For example, taking away 2/3 of the chairs at the pool for no reason. Now there are far too few chairs and it feels like a hotel where you need to be there early in the morning to get one of them otherwise they will be unavailable. Completely ridiculous and moronic decisions like this happen over and over here. 6. AIR communities is a scam company who turns their properties into expensive slums by stripping amenities and charging for every little thing they can. All you have to do is read the lease and you will quickly realize how much of a scam they are. Everything is vague for tenants and worded exclusively in their favor. Nothing is specific so they can skew everything in their favor (and they do for all residents now and will for anyone unfortunate enough to move into this dump). This place is WAY overpriced for what is provided and the experience you are forced to endure. If you have ever taken another person's experience into account when making a decision in life, take the above combined and joint experience of all of the residents who have lived here and left. Avoid this apartment and you will be much happier in every aspect of your life.

Been living here for almost a year now. Cant wait for my move out date. Very rude management, neighbors are horrible. Should basically be an apartment complex for senior citizens. Elderly people that live here have nothing better to do so they complain just for fun. If you are under 30 years old management wont listen to you (proven, the small group of us under 30 never get a response EVER). I got harassed twice by neighbors here and management didn't even respond to the email. There are no cameras anywhere. Just move elsewhere TRUST ME. Also, I can hear everything going on...from my next door neighbor snoring to the apartment in front making smoothies every morning at 7:30 AM. If you have a medium-big dog they will do whatever it takes to kick it out of the apartment. Rarely any amenities for the price that you pay. just bad overall.

I will start my review with the positive on the 2 bed 2 bath I lived in for 16 months. It is close to Coconut Point Mall and the apartments have keyless entry which is nice, as you don't need to carry a key or FOB. The negative, the pool is next to the road and is therefore loud. The blinds on the sliding glass doors are see through at night so there is no privacy - most of the apartments face the parking lot so a lot of people can see in. The stairwells are always dirty and sometimes smell. You can hear the stairwell doors slam at all hours. You are charged $50 per car per month for the privilege of parking your car at the complex, no assigned spot. The charge to park under cover is $200 per month (for comparison, I moved to another complex in Estero and pay $175 for a private garage with storage and an opener) The kitchen does not have enough space for even a small table, and I did not have an actual laundry room, just a stackable with no place to store laundry detergent. The refrigerator is hard to open, you have to use a cutout on the top. Look at other places in Estero, you will get much more. I moved to the Springs and have an actual laundry room, dog and car wash, quieter pool, and much more space. It is more like a condo than an apartment.

Wasn't a fan of this complex. They will raise your rent by over 25% due to "market rate". When I first signed my lease the front office was so nice to work with and user friendly. They company is now run by a bunch of bozzos.

Management of this building changed in May and frankly things have kind of gone down hill. We used to have community events on Tuesday's and Thursdays including food trucks and little block parties which were so fun, but those have since stopped. There also used to be a self serve coffee/drink bar that had also been removed. This might seem like whining, but when you pay thousands of dollars a month for a "luxury apartment" you expect to have more amenities than a gym and pool. On top of that, communication with tenants and management is severely lacking. They changed the locks on the gym and leasing office before letting residents know. We received an email at 4 PM after the fact. Furthermore, I've lived here since April with, as far as I know, no complaints from any residents about my dogs barking. My boyfriend and I are on opposite schedules so one of us is almost always home, except the last two days because we had guests. Supposedly our dogs were barking while we were out and people complained. The manager called us yesterday morning to let us know and we went out and got bark collars that day to resolve the issue, but the manager basically told us if anyone complains again that we can have legal action taken against us via company lawyer. A little tasteless for a first offense, in my opinion. It's hard to call yourself a pet friendly apartment when dogs bark for a day and you're threatening legal action against your tenants. However, the building itself is beautiful, well taken care of, and most of the residents are great people so that's a plus I guess.

Not really sure where to begin. My husband and I moved in when this complex was brand new.. around January 2022. The company that used to own it was great. Super friendly front desk, easy to get ahold of someone (it's very difficult if not impossible to get ahold of someone in the office there via phone or in person now..). Then it got bought out by the current company that owns it: AIR Communities. Rough transition. There was no management there through the hurricane. When Category 5 Hurricane Ian hit, we were unable to pay our rent. We had no power for days, our work couldn't pay us, so we were a few days late on rent. AIR communities waived our late fee. Fast forward to next year March 2023, my husband and I had just gotten married. We were out of the country on our honeymoon and were a couple days late on rent. They were unable to waive the late fee for us because we had already used our one time late fee waiver during the literal natural disaster that destroyed Lee County. My husband and I both contacted several people about this and ultimately we were not able to waive the late fee. We were shocked they even counted that late fee during the Hurricane.. There should have been no late fees to begin with when there is a CAT 5 HURRICANE and the complex didn't have power for DAYS. They absolutely refused to budge on this. We recently closed on our house which is a very exciting time in our lives. We gave 2 weeks notice we were leaving. We weren't sure when we were moving out because house buying is a chaotic process... we had no idea when we would be moving out of the apartment and into our new home. We ultimately ended up doing a "quick close" which left us with little time to give the complex notice. We were under the impression we just had to pay 2 months of rent and we were out of the contract, so we didn't think short notice would be a problem at all. We did not know you have to give 60 days notice.. Once again, even after explaining our situation they wanted to charge us over $8k to leave and absolutely refused to budge except to offer us a payment plan. I hired a lawyer who sent them a letter, and they recently contacted us to settle for the original amount (2 months rent). They never said anything about our lawyer.. so I'm assuming they got the letter? The whole thing put us through an INSANE amount of stress and anxiety wondering how we would come up with thousands of dollars after just purchasing a new home. AIR communities CEO is a Catholic man who talks about ethics and serving their neighborhoods on their company website. Unfortunately when I've dealt with AIR communities about various issues they have been anything but ethical and absolutely are not understanding.. It just goes to show these CEOs make these big statements but don't actually embody them through their operations. Really disappointing. The apartment itself, I loved minus the lack of storage space. There's literally no where to store your suitcases, vacuum and mop except your bedroom closet. There are dogs here (pit bulls, Doberman, Rottweiler etc) that are stated on the apartment website as not allowed.. people wait until night to walk them so that management doesn't see. The pool area and walking path and the facility itself are very nice with great proximity to Coconut Point.

I am saddened to leave this review but I think RENTERS SHOULD BEWARE. I was one of the first renters in this complex and survived two previous managers before Krissy. When Justin was the manager we were left to fend for ourselves during hurricane Ian (no emergency lighting in hallways or stairwells), no information or emails...residents truly became a community then as we bonded to figure it out for ourselves. I have dealt with barking dogs, smelling various substances (non smoking community), loud parties and pet feces. After a year and a half (paying over $3,000) a month for the last 6 months as I had to go month to month as the home I was building wasn't finished (I was cut no slack for being a good tenant). Everything is by the book, read your contract carefully! I lost my $350 deposit and owed them money when I moved out so they could repaint on me. I paid a security deposit...not a let's fix up for the next renter. I left my 2 bedroom apartment with no damages and I still lost my deposit and owe them money. I was told this is how it's done now. Hard to believe...so what exactly does this complex pay for. You pay for trash, water and sewer to come into your apartment plus usage, pest control, all parking, etc. anything that they have a charge for you pay. It's a lovely complex minus the dog poop...but not worth the money I left there.
