Total ripoff. This building nickel and dimes for everything and the apartments are way overpriced for the amenities, location and facilities. The walls are paper thin; I cannot count the nights where I was could not sleep because my neighbors were either partying all night or were playing videogames. It is not a premier building. It's an overpriced dorm for spoiled students. This place is perfect for someone who has someone else to pay their rent and utilities. If you're a grown up or someone who doesn't like being ripped off, look elsewhere
We moved out of this rental property in August 2023, and it is now January 2024 - over 5 months later - and we still have not received our security deposit refund. This company is quick to charge tenants late fees if rent is just 1 day late, yet they take over half a year to process security deposit refunds owed to tenants. Based on current interest rates, they likely owe us at least 10% more than our original security deposit amount. But instead they have kept our money for free and left us waiting month after month. I would caution any future tenants to think twice before renting from a company that does not honor its basic legal and ethical duty to promptly refund security deposits. Save yourself the time and frustration we've experienced. There are plenty of professional property management companies out there that handle security deposits fairly and quickly. Don't get stuck renting from one that brazenly holds onto your money long after you move out.
The night time concierge/front desk is rarely ever at the desk unless his friends are there and then they're distracting him from doing his job. It's been reported numerous times and nothing changes

Issues: - AC is regularly broken and unrepaired. - AC unit is very loud and inside of the bedroom. - Nickle and dimed for things that should be included. Do you want to be able to recieve packages, thats $100, were you late a couple days to pick up a package that's $30, $10 a month billed extra for a "smart" thermostat, which does nothing because the AC is broken anywayss - Walls are thin and you can hear adjacent apartments.
The rooms are big for what you pay but the massive headache of dealing with management here offsets that benefit.
After living here for a year, we had a very disappointing departure from the Riverloft Apartments. When it came time to get our security deposit back, they refused to release a huge portion of it for "paint." When we questioned this they told us there were "scuffs and scratches throughout the apartment, which was a complete exaggeration. There were some scuff marks in a few spots that could have easily been wiped off with a wet paper towel or at most touched up, but they charged us as if the whole apartment needed to be repainted. Despite arguing back and forth for a short time, they basically said "too bad we already painted." You can see the photos of how we left the apartment - since we knew we were only going to be in city for a year, we literally didn't even hang a single picture, so there wasn't a single nail hole that wasn't there when we got there. I considered giving a slightly higher rating because the apartments are in a good spot and are fairly updated and comfortable, living-wise. But looking back there was a constant battle for every dime they could get out of us; for example in the middle of the year they changed their whole payment system and cancelled our auto-pay, and a few days later tried to charge us an exorbitant late-fee. After complaining they did refund the fee, but it's insane that it even came up when the reason my payment didn't go through was because THEY cancelled it. Again, photos of how we left the apartment before them charging us for paint - honestly it's illegal for them to have done this as there is clearly no more than normal wear-and-tear and PA laws stipulate that they can't charge us for that.
This building is a mess. The management staff is terrible. The elevators are often inoperable, there are little or no safety protocols in place, there has been repeated water damage to the building. Read all of the reviews very carefully of Riverlofts - it will be a terrible experience.
Do NOT live here - I regrettably signed a two-year lease and had an absolutely miserable experience for two years! I wish I had taken the reviews more seriously... - Property managers were abhorrently unresponsive (although the concierge team was great). They usually took a week to respond to emails and other requests - and only after they were prompted by a follow-up. No wonder we had 3 property managers in my 2 years there! - Overall, customer service was just unacceptable. One dreadful debacle sums it up. When water from an apartment a few floors above mine flooded my closet (and many others' units), the building did repairs for a month - drilling, running industrial fans 24/7, painting, etc. It was unbearably disruptive. I had to move my clothes into suitcases in my living room, and the debris from the construction gave me a cough for weeks. The building did nothing to alleviate the situation and even charged full rent - likely against city landlord-tenant ordinances! - Maintenance staff were great people, but it often took forever to get things fixed - presumably due to poor management. There are too many examples to list, but 3 stand out: (1) Elevators are periodically out of service for months at a time - probably adding up to 6 of the 24 months I lived there (2) It took over 3 months to fix my blinds when they broke - I couldn't sleep past sunrise because of the sunlight and the glare was debilitating while working from home during the pandemic (3) My fire alarm, which is ~20 feet high (one downside of high ceilings), ran out of batteries and gave an irritating, high-pitched chirp every 10 minutes for an entire weekend before they fixed it - apparently there is no emergency maintenance staffing over weekends - Lastly, management will nickel-and-dime you on your security deposit, offering no proof for the cleaning and repairs that were supposedly necessary
Live anywhere else but here unless you want to experience aggressive dogs, apartment fires, extreme heat, horrible management that lies and ignores all requests. I am just waiting on my deposit to get stolen as others have and will report back with the rest of the details.
The spaces are nice and the location is good if you are a student. However, the furnishings are VERY cheap and the floors are fake wood mark up and scratch extremely quickly. When I first moved in, the outlets didn't work and there were small ants in the drawers. I felt the cleanliness was below move in standards. Additionally there are a TON of fees. Fees for package collection (why pay for a doorman then?), fees for trash, sewage, basically everything and very steep penalties for late payments. For the money, I think there are better options.
I have lived here for more than 3 years with my husband. The only reason we are still here is because this is the only location we can both walk to work and not drive in the city. If you are considering living here you might find my experience very useful. The management team in the building has a high turn over rate. They are not very prompt or helpful. During my residence here I have had multiple issues where it got very frustrating to deal with getting attention and have the issue addressed and the cases where I got response the problem happened many more times. There has been problems with having hot water during winter time where they addressed it in a relatively timely manner but during the last 3 winters it kept happening several times. Then there was the problem of the air conditioning not working which has happened a few times but was not fixed promptly. There is supposed to be an emergency phone number which is funny to call it that because we never got a fast enough response from them. I am 7 months pregnant and sweating like crazy in general, with AC not working just today and being on the 7th floor it is impossible to get sleep in the apartment and there is no response since this morning when the problem started. My husband and I have reached out to everyone we could multiple times. I am literally just sitting on the couch with a small fan close to my face. I am not able to do anything else because I feel I might get over heated. When we found out we were pregnant we asked to be shown a bigger unit when it gets available, when the time came to look at it we found out the leasing office was closed and we were told they will open at 2 even though our appointment was supposed to be at 12 o'clock. So we left our phone number with the front desk and asked them to call us at 2 when someone gets there. No one ever showed up or called us. Lastly but not the least problem, I found a half dead mouse in the living room and i called and talked to multiple people to have an exterminator come in and take care of the problem. For weeks I was told their exterminator only comes in on Mondays and every single week I reminded them and they missed us every single week for 6 weeks until I gave up. We have decided to stick it out another 6-9 months until baby is big enough to move. Right now is very difficult to move being close to my delivery and with my heavy work schedule.
No hot water!!! The apt can run out of hot water at anytime, be well prepared! Management team knows it and did nothing useful to change this situation!
The apartments are very spacious, but everything is made very cheaply and management is terrible. They ignore your calls/emails and you are left dealing with simple issues for weeks. Nickle and dime you on your security deposit upon move out (e.g. $350 for scuffs on the cheap white paint after living for 3 years and not getting repainted). Lived there for 3 years and they still would not budge on rent negotiation which is partly why we moved out.
Pros: Nice location, spacious apartments, friendly doorstaff Cons: Maintenance staff was very slow over repeat visits to fix issues, maintenance would lie in their reports about existing issues to make them seem like they were solved, management errs on the side of charging you whenever possible instead of caring about the quality of your stay, lax enforcement on neighbors smoking in their apartments
Was extremely excited to move into this building. I believe management changed in the middle of my lease, not sure if it makes a huge difference. Power outages were not reported for at least several hours after the outage occurred. Parking spots are a good price compared to other buildings, but a good price doesn't matter when you come home from work and there is another car parked in the spot you pay good money for, and that happened a number of times. Our heat didn't come out of one of our vents until Derek came onboard and fixed it. That request was open for at least a month. Ralph and Karen are incredible, and the best communicators the building has. Fast forward to move out, which has been a disaster. We had our move-out scheduled for two months, and about three days before our scheduled day, the loading dock is under massive construction. There was no communication from management regarding that project, and I had to frantically email. Seems like that is a good thing to communicate with residents. We signed a contract via docusign that we accepted a cleaning charge of 90 dollars to guarantee no issues at move-out, even though our apartment was immaculate. Now we are being charged more for no apparent reason. My previous apartment may not have been as aesthetically pleasing, but the communication was excellent. Beautiful apartments, great space, not worth the aggravation.
I'm downgrading my earlier review (original review is at the bottom). While I was initially impressed with the building, it seems management quality has significant declined over the past year. Over the last year there has been, at various times, issues with the hot water, fire alarms going off randomly, and two construction projects lasting many months that create incessant distracting noise, block and dirty my windows and apartment, and lead to construction workers standing outside my windows or my doors for much of the day. These issues are very annoying, but are particularly bothersome because the building management has failed to address them in meaningful ways. My emails often go unanswered. Many of my questions remain unanswered. Any responses I get are terse and dismissively say such issues are "part of apartment living." I disagree. I've lived in many apartments, I've never felt similar treatment. It is unacceptable. Considering the many other building in the area -- especially many new buildings that have opened in the last few years with similar amenities -- I can't continue to give this building a 5-star review. For a future lease, I recommend looking elsewhere. You can certainly get apartments with similar quality, location, and price with much better management. Original review (from 2 years ago): I've only been here a little while but so far it's far exceeding my expectations. From the front desk people to the maintenance staff, everyone is friendly, prompt, and helpful. Beyond that, the apartments are very comfortable and modern (at least mine feels that way). Very happy I chose this place to live.
The apartments are beautiful and the concierge staff are friendly. However, the management company (Aimco / Air Communities) is downright terrible. TLDR: Management did not give me the apt I signed for and withheld $300 from my deposit after I moved out based on made-up fees. First, I signed a lease for a specific apartment last year during the pandemic because of its unique layout (I was interested in no other apartment in the building). I get a casual email 15 days before the move-in date with NO apologies, saying the current resident has decided to renew the apartment you signed, here are some other units we have available. Management /leasing office did not even have the courage or courtesy to call me about completely violating my lease intentionally and I only read the email 9 days before my scheduled move. As a result I was forced to accept another unit in the building so I wouldn't be homeless in a pandemic. After much negotiation, the most they offered me was the same deal I had for the previous unit I signed for, with no extra concessions for their intentional breach of my lease. Then, when my lease was close to ending and I gave my notice to move out, I was informed that my apt has been leased out to a new tenant. However, a few days later I get an offer from management to renew my lease for the same apt. I was shocked that despite them already leasing out the apt, they still wanted to see if I (as a current tenant) wanted to renew my lease, and if they got a better deal from me, they intend to breach the lease with the new tenant, just like they did to me initially. This is fraud -- intentionally offering something you don't actually have and are not at liberty to sell. Second, the move out charges are ABSURD. They charged me $275 for paint and $25 for damage to keys even though I didn't damage the apartment or the keys. All round, the management's money-grabbing policies screws over tenants. Edit: Management also entered my apartment BEFORE I moved out without asking for my permission. Management have not reached out to me about this review, despite what they claim here.
Riverloft offers a great option for large apartments at a decent price. Although the overall price may be higher than in some other areas of town (but it is comparable to rittenhouse), you won't get the amount of space in other apartments in the area that you do in Riverloft. We love our apartment. That said, the management has been virtually impossible to deal with. Management is slow at responding to texts, calls, or emails. Simple fixes throughout the building can take months -- e.g. the cable in the gym was out for 5+ months and was not fixed despite 3-4 reminders each month from myself (and I am sure from many others). In addition, our electrical was out in our living room for 3+ months and management was unresponsive in our requests for them to send an engineer to our apartment (note: this was not a maintenance issue). Also, after upgrading our kitchen, there were several marks and scratches on our walls and bathroom tile from the workers -- it took management over 1 month and a half to send a painter to fix these issues. The maintenance guy - Ralph - is great and will respond quickly to specific requests in your apartment. Unfortunately, Ralph can only work with what he's provided, and management is slow on ordering new parts etc. Overall, we like the space for the size and location, but admit that management has been extremely frustrating in our 1+ year living here. We would recommend for those who are willing to deal with the bullsh*t and value your own individual apartment more than the "management experience."
I took a couple stars away from my original 5-star review, because lately I have not been very impressed with living at Riverloft. One of the biggest reasons I chose this apartment building was because we have these beautiful, enormous windows. Unfortunately, I have not been able to appreciate them the last several months because of an ongoing facade project. There are construction workers working outside our window by the time I get up in the morning and they are there all day while my husband (a student) studies at home. It is very disruptive for him as the work is very loud. This is the second construction project Riverloft has taken on in my 2.5 years living here. In addition, while we've lived here Riverloft has experienced issues with the fire alarm (going off at all hours of the day/night) and hot water. Several times we had no hot water when getting ready for bed/work and there was no communication from Riverloft about the issue until much later (if there was communication at all). Both issues do seem to be fixed, however the longevity of and the response regarding the hot water issue left me pretty unsatisfied. With that said, the apartments are very beautiful. The appliances are cheap, but Ralph (maintenance) is incredibly responsive and competent. It's also a convenient location if you work in the city or go to Penn.
I lived here for a year. For the most part, I had no issues, but some things were not handled well. Location is great, and the concierge staff were always extremely kind and helpful. Upon move-in, my air conditioning didn't work. And it never consistently worked the entire time I lived there. While maintenance was helpful, it seems higher ups kept sending them to do temporary fixes rather than spend the time money and effort to solve the real issue. I also didn't appreciate the fact that to come check on it, I wouldn't get a heads up so I would get loud knocks on my door at 9am on saturdays at times and I work from home so when they came during the day it was disruptive as well. They came a few weeks before moving out and said they were there to finally fix it, but left without telling me anything after 20 minutes of looking at it and it still didn't work. It's fine if they decided to wait to fix it once I had moved out, but communication would have been nice. Not to sound dramatic but it was frustrating and a little stressful not knowing if and when they would show up again, haha. Eventually, they brought me a portable unit which was alright, but for the amount you pay in rent one tiny unit for a whole apartment was not amazing. My electricity bill also become astronomical for one person (150+, FOR ONE PERSON!!!), and there was no compensation or anything offered even though AC had never worked from day 1 and this was a continual issue. Aside from that, was an okay place to live. Hallways really echo and you can hear people slamming doors, but otherwise was quiet. If you tour definitely make sure the unit you are renting was properly cleaned and everything works when you move in. ESPECIALLY the ac.
