Entering this "luxury building" at 11:30 p.m. with the main door consistently left unlocked, a glaring security lapse. The complete lack of security measures is downright unacceptable, especially given the exorbitant rent we're forking over to reside here. It's a luxury building in name only.

I booked virtual tour amd never got it, no one text me or called me about after waiting a week for it! When trying to call them the phone call redirected to different messages department and no one call me back! This experience definitely change my Mind about renting apartment at This place!

I'm so glad we spoke with a realtor & ended up not going to this place after reading all of the reviews. Watermarc -- How are you a "luxury building" and discriminatory about what a persons credit score can be to live here, yet, you don't even have 24/7 security and you have homeless people roaming your hallways? Sad.

Avoid this building at all costs! Where do I begin with how awful my experience has been with this building? When I applied to move into this building, it was owned by a different property manager and right before signing my lease the building was purchased by Air Communities and re-named the Watermarc. The property manager is more concerned with getting new tenants in the building than servicing the existing tenants. The walls are paper thin so if you have a noisy neighbor be prepared to lose sleep. Maintenance does not clean enough for the number of dogs in the building so don't be surprised if there's dog urine on the floors or an awful dog smell throughout the building. If you have to get a package delivered directly to the building instead of to the third party package servicer (Fetch), which is an additional monthly fee - GOOD LUCK! - 9/10 your package will mysteriously disappear. Or worse, property management will accept your package lock it in an inaccessible storage room and NEVER notify you that you had a package delivered. I received a package in October that a friend sent as a surprise and that was delivered in June after inquiring about a completely different package. Fire alarms go off all the time and there's always an issue with the elevators. Guests must pay for parking and there are third party parking attendants on standby that hand out $50+ parking violation tickets as soon as a guest's parking time expires. They even give tickets to tenants who pay for parking. The fees and rent that this building charges for the complete lack of service you receive is truly a crime. So many people are moving out of the building with this new property manager and I can see why. I will definitely be following suit and can't wait until my lease is up.

Just received an email stating from the manager stating that there was an "unclassified death" on the property, and that the person who passed away was not a resident and not associated with anyone who is a current resident? Maybe tighten the security, if residents like myself are already paying an extraneous amount for security in the first place.

The leasing lady on duty May 28 morning was disrespectful I booked an online self guided tour for 11:00-1200 and drove from Boca Raton Got there and the lady was upset when I showed her my email saying " booked confirmed" she said there was not such a thing and she was busy I said "here there email" and she ignored said this does not exist, an appointment had to be booked with her as guided tour and she could not do anything for me I was there, from a different city, booked all confirmed and she ignored and had a awful attitude

Pretty solid building and amenities (really just the pool area, the gym is extremely small and doesn't have a worthwhile selection unless you only like to use ellipticals) but very poorly managed. It's an everyday thing of either construction noises, broken elevators or new additional fees to your rent. Coming from someone in commercial real estate they take 'shared utilities' to an entire new level. For the overall price and lack of experience/ managerial capabilities I'd recommend many other buildings especially since the pristine water view will soon become fully obstructed with the development of a new property right in front of the building.

I am very disappointed with my experience to say the least. I moved here two months ago and we have been woken up in the middle of the night 6 times from false fire alarms going off. We have contacted management several times to resolve the issue and still nothing happens. It is very evident that they do not care, their only concern is signing more tenants. There is also a MAJOR elevator issue. There has not been one day since I moved here all three elevators worked properly. The lack of communication is unacceptable. It is not normal to wait 15-20 minutes every time you leave your apartment for the elevator. When it does come there are so many people stuffed in that it is a major safety concern and again, management simply does not care. This is one of the only "higher-end" buildings in the area that does not 24/7 security. The lack of safety is very alarming. If you have an emergency or issue outside of office hours, there is simply no one to contact. They tell you to text a bot which pretty much does not understand anything, so it is useless. The garage doors are almost always broken also which results in another security issue. They are almost always open which has resulted in car thefts and people roaming the hallways that are not tenants. Again, another security issue that they do not care about. This is a massive dog building which is an issue because the walls and doors are paper thin. Be prepared to hear your neighbors all the time. The building also does not keep up with the cleanliness and with having so many dogs live here, expect pee in the elevators and all over the sidewalks. There are also all these added fees to your monthly rent which no other building I have lived in charges for. They are simply here to nickel and dime you. The amount of money we pay in rent does not equate to the service we are receiving. We are very disappointed that we signed an 18 month lease here. I highly recommend not living here.

1) The elevators work about 30% of the time. It's not unusual to wait 15-20 mins to get to the garage from your floor, with everyone squeezing in on the only elevator that may be working. They often malfunction in a scary way (e.g randomly stops and shakes violently). 2) Management only provides a notification that something happened and ETA for issues to be fixed 25% of the time. 3) The garage door is often broken and at times is left broken for weeks, leaving it open for anyone to access the garage and therefore all apartments. 4) There has been car theft from the "secured" garage. 5) There have been homeless people found to be living in the building due to how easy it is to access it. Residents had to call the police to remove them. The police was surprised that there is an entrance that is completely open to anyone from the street. 6) The building is not secure, despite what management will claim. A resident's security code will work to access every single floor. Why? 7) There is no security staff. 8) They have a lot of supposed rules, but no staff to enforce them. Crazy loud parties at the pool over the weekend, non-stop smoking wafting into your apartment (despite them calling themselves a non smoking building). 9) Concerns brought to the attention of management are ignored. I've filed complaints (including issues related to safety) and have never gotten any type of response. 10) There is no staff to deal with emergencies outside of the leasing office business hours. They direct you to a text bot that will file a ticket for you. 11) Some of the positive reviews on here are from Air Communities staffers (the property management company).

I recently moved into this building 2 months ago and I have had the poorest experience living here than in any other building yet. -there are only 3 elevators for 28 floors and at any given point, there are constantly 2 down leaving 1 elevator to service 300 units. I have brought this issue to management multiple times and it's always the same runaround with "we are working with the senior level of the elevator company" or "there was a move-in scheduled." No solution has once been offered. Not to mention, the elevator certificates are out-dated, which is highly illegal. -there is zero security present in the lobby. This is the only luxury building in the area that does not have security, which is a huge threat to the residents safety. I have seen homeless people in the garage and even inside of the gated parking area for residents, as the closed gate is ALWAYS broken. -my smoke detector has gone off 6 times in the past 2 months during the middle of the night (2am). The first time this happened is when I first moved in so I had to call 911 since I had no clue if this was a real fire threat or not. There is no one to contact at the building after hours, which is a HUGE issue. Once they leave around 5pm, you are on your own. -the are endless added fees on my monthly rent. The common utilities fees are outrageous. They also always try charging me for 2 parking spots, when I only have one. If I didn't check this diligently each month, it would have gone through. The management is seriously overworked and I assume this is why no issues ever get resolved. If you are looking for a luxury building, this is NOT it. There are many other buildings in the area that are CHEAPER, while offering more to their residents. The property management company simply does not care about it's residents and I cannot wait for my 16 months lease to be over so I can move out.

I am extremely upset with the treatment I received. Not sure, why the person at the front desk was being rude to me and referred to me as a racial slur. I will be contacting the higher ups at Air communities to figure out the name of this worker. ***UPDATE: THE EMPLOYEES NAME IS CIARA, I contacted Air Communities and they have responded back to me swiftly, they apologized for their employees bad behavior, and asked me to take down the 1-star review, I assured them the review will be updated after I receive an apology from Ciara herself.

These people are all about taking your money. If you decide not to go thru with the application they steal your money and don't refund the fee. You have to pay $775 to apply and they don't answer the phone, respond to emails or return messages. Beware because you won't get your money back. I now have to go to court and file a small claims to get my money back

My review Last week I stopped by Modera Biscayne bay to gather information on a rental. It was for my sister and I who are moving from NYC. As I was sitting in lobby with an agent going over pricing and information on the property, we got rudely and aggressively interrupted by the assistant manager. She was demanding we wear masks. We are moving from NYC to Florida to get peace from the covid madness. This manager had horrible unprofessional behavior. I also felt sorry for the employee who was with me in that moment since I myself have managed a team of 10 employees. I would never speak to my employees in this manner and definitely not with a client. After this unpleasant experience at Modera Biscayne, I am choosing to go somewhere else! looks like it's going to be a hostile environment to live here and that's not what we are looking for to call home.

I'm giving this residential building a two-star rating primarily due to significant security concerns and lack of effective management. Despite paying a hefty $4,000 monthly rent for what is touted as a high-end living experience, the reality falls short, especially in terms of safety and peace. Firstly, the absence of a robust security system is glaring. There's no active security presence to address issues, making it challenging to find help, especially during late hours. For instance, it's 2:30 AM as I write this, struggling to put my baby to sleep while neighbors blatantly play loud music. Repeated attempts to contact the building's "Security service" have been fruitless--they're virtually unreachable by phone. The lack of a proper entry system further exacerbates the situation. The pool area, supposedly a premium amenity, feels more like a public facility. Non-residents easily access the building using a simple code rather than secure fobs, leading to frequent and unregulated outsider usage. It's not uncommon to see groups heading straight to the pool in their swimsuits, having parked just downstairs. Additionally, the building's enforcement of its own policies is weak. There's a clear issue with neighbors subletting their apartments on Airbnb, a practice that goes against building policies. The absence of a front desk or effective security makes it easy for such rules to be bypassed. On a positive note, the maintenance staff deserves recognition which is my only reason for a 2 stars review. They are the silver lining in this experience, being consistently friendly and helpful. However, their commendable service isn't enough to offset the overarching issues of security and management negligence. Overall, it's disheartening to pay a premium for a living space that fails to provide the basic sense of security and tranquility one would expect. The building management needs to urgently address these concerns to justify the high rent and restore the confidence of its residents.

Elevators at this brand new building are constantly out of service. Currently, elevator 1 has been down for two weeks. Then elevator 2 is reserved for move ins which leaves only one elevator for 26 floors. So frustrating.

I have lived here for 18 months and was one of the first tenants to move in. When I moved in, I absolutely loved it. since the change in management companies, unfortunately, the building has gone downhill. my rent has been raised by $850, and additional fees such as parking and storage have doubled. They added a community electricity fee of $60. all this on top of already expensive rent. one of the 3 elevators and garage doors are constantly not working. when I first moved in, there was a security guard in the lobby. now there is no security guard or front desk attendant. so you are paying a premium but not getting the security of other high-end buildings. There have been reports of homeless people roaming the floors at night and peeing in the stairwells. Very Scary! Another con is that the balconies have a cut-out wiring (instead of the Miami standard glass) which is a very scary dangerous hazard for children or pets. The amenities are limited - no children's playroom, sauna/steam room/hot tub as other buildings in the area have. They charge residents $2500 to reserve the common area room for a private party. The views are great, but unfortunately, some high rises are going up next door that will significantly obstruct the view as well as create a lot of construction noise (windows are not soundproof). The pros are incredible views, great walkable neighborhood, beautiful pool & gym, great common area room you can work from. convenient bbq area by the pool. Free wifi throughout the building. Ciara, the manager, is very friendly and helpful. However, her power is limited, and her hands are tied about the issues I mentioned. keyless entry via code is also great. Parking and storage are expensive but convenient. I love the neighborhood and hope the issues I mentioned will be fixed so we can continue to enjoy living here.

It's a nice place but has a lot of issues. We already had to get a section of flooring replaced in our unit. Cracks in our ceiling. Office staff is nice enough but not always super helpful - some are better than others. Maintenance staff is good. New lobby remodel is absolutely hideous. Gym is small. Building doesn't monitor pool activity well and people smoke and drink up there constantly.
