Detailed Information for Verdant
Exercise extreme caution when considering properties listed by the horrible company “AIR Communities” on rental platforms. While their promotional visuals might appear enticing, prospective tenants should be forewarned of a multitude of hidden fees. Beyond the baseline rent, there are significant charges for amenities such as parking, water, and mail services, which often require an additional subscription. The following are crucial observations derived from reviews by past tenants across multiple platforms. It is imperative that you review these insights meticulously to avoid potential regrettable experiences.

Our website exposes the deceptive practices of AIR Communities. We link to external reviews on Google Reviews, Yelp, etc. but caution against trusting 5-star ratings. Many are the result of incentives for positive feedback, not genuine tenant experiences. We advise focusing on reviews of 3 stars or below for a real picture of these properties. Beware of manipulated ratings and seek the truth in the more critical, honest feedback
Reviews for Verdant
Very decriminalizing environment. The treatment by the staff Nicole was very dismissive and belittling !
I don't really blame the management so much as the ownership. Both management companies were actually pretty friendly (most of the time), but they seemed to be perpetually understaffed and underfunded. The type of "corporate lease" which (illegally) requires a 60-day move-out notice on a 9-month lease is fine by me, as long as they deliver the luxuries they promise. When I moved in and decided to commit to $1450 a month for a 1-bedroom in a fairly remote location in Boulder, I expected the hot tub to be working within a couple of weeks, because, well, the leasing office told me the hot tub would be working within a couple weeks. 18 months later, the hot tub was still not working. Of course they have a million excuses, as if they couldn't have built a hot tub from scratch during that time, given enough funding. If any one of the endless chain of Canterwood leasing companies were ever caught telling the residents the truth: that the maintenance and amenities might not be up to par because the owner demands that they do everything as cheaply as possible, well, then the conveniently-anonymous owner would just fire them and hire another faceless corporation to do his or her bidding. There were a couple things I liked - the gas fireplace was nice and cozy in the winter, and they didn't charge me an excessive amount when I moved out. Still one star instead of two, however, because my girlfriend and I both got severe ear infections from swimming in the filthy pool. Of course, we should have known better than to swim in the pool... what were we thinking? This is Canterwood! They can't afford to hire enough staff to keep the pool clean.
negative score instead!!! the property management has changed since this July. VERY irresponsible!!! BAD SERVICE!!! if you want to live for a better life, don't live here. DISAPPOINTED
Predatory parking and not Veteran friendly. Nicole Miller, the current property manager, could not resolve the issue of predatory parking as other reviews suggest. In addition to lacking the ability to help her tenants, she refused to release the contact information of her bosses when asked. It makes you think what do they have to hide? Such a predatory place to live, they lack compassion for their hard-workings tenants by allowing tow companies to fish through the open parking lot overnight! They do not give notice or warning that your car is about to be towed. Nicole Miller is extremely unprofessional and dismissive when confronted with any issue. Don't live here this place is predatory to it's own tenants.
Lived there for a year, worst management I have ever seen. My heater caught on fire one night and I woke up to an apartment full of grey, plastic burning smoke and the alarms going off due to a wiring mistake at that moment I realized that If my alarm didn't go off the entire building could've been at risk, I've contacted a lawyer. $1990 for a old ass 1 bedroom and 2 months into my lease they start unexpected construction right outside my front door, pool and hot tub got closed down in the worst possible time with no reimbursement. When I moved out and tried to get my deposit back Elenor told me that she had no information on deposits and decided to basically tell me to F off. DO NOT LET THEIR NAME CHANGE FOOL YOU.
Unfortunately it has been brought to my attention that the property owner, Jeff Apple, has come onto google to not only antagonize me, but discredit my name instead of actually reaching out to me through a simple phone call or email. Jeff Apple's response to my previous review is proof that my review struck a nerve. However, I will not be removing my review, I will not be silenced nor will I be degraded for giving a valid review. Several other review sites have similar complaints that specifically point out predatory parking. They tow tenants without notice and charge you at least $350. Jeff Apple has not denied these absurd charges thus proving the validity of my review. People deserve to know the truth. Jeff Apple showed his true colors when he went out of his way to single me out and embarrass me to discredit my review specifically and not the plethora of similar complaints on several websites. Please steer clear of the drama and move anywhere else where you are spoken to as an adult and not in a condescending manner.
Because they enter without permission for maintenance.
Why is there a community manager if she does nothing to resolve problems within the community. Don't live here, neighbors don't know how to respect others property.
Horrible interactions with the office staff and tenants. Grounds not well maintained. The plumbing, fixtures, and decor in the interior had a face lift, but still function like they were built in the 70's and have been aging ever since. Do not recommend, especially for the price.
Just two words pathetic management.
This property is "updated," but what that really means is they just slapped paint on top of everything and did a horrible job at that. They do not clean the apartment before you move in, mine was dirty and there was grime all over my bathroom. I also spent the day cleaning my apartment when I moved out, much more clean than it was when I moved in, and they kept my security deposit for it being "dirty." This company will nickel and dime you every chance you get. The management here is a whole other story. Eleanor, one of the leasing agents, told me on multiple occasions that there are certain costs I would not have to pay when I switched units. She even put this in an email to me. When I switched units, all of the costs that I "didn't have to pay" were posted on my resident portal. When I called Eleanor to figure out why I am seeing these costs, she told me I have to pay them and proceeded to hang up on me. The location of these apartments are poor, it is considered almost the outskirts of Boulder and it causes you to have to drive everywhere you need to go. Overall, since they raised the price of these apartments by several hundred dollars anyway, I think you can find a better option in Boulder.
In response to a direct question the guy will bait over the phone just to get you over there and switch once you arrive, and plays dumb.
Told us we were signing a 10 month lease for a promo, what we got was a 12 month lease, as the paperwork was switched on us right before signing. We were not allowed to see the lease when we signed and were showed a fake lease in the office. All of this is on camera! When we tried to call and fix the problem we were hung up on. The front desk staff willing chooses to not answer the phone and will hang up on you if they don't "feel" like talking. The staf has also changed policy many times and towed many residents cars even though they were paying for their spot.
Location is the only pro. Rent price is too expensive for what it is. Plus they charge you for valet trash even if you don't use the service, and a mystery sewer fee that changes every month and is never less than $50. Half of the electrical outlets push your plugs out. The dishwasher doesn't drain the water after finishing, it leaves a pool of water inside. Same with the shower if you use it for to long, drain pipes need urgent cleaning. Air conditioner works in some parts of the apartment, and vents are painted shut so you can't open or close them. This becomes more noticeable during the winter season, when it is necessary to have a decent a/c system. The gym has never had a working treadmill or any other equipment that uses a computer. Management does not care about you. They made me move to another apartment for two weeks, because they wanted to build a new set of stairs that nobody asked for, and gave me less than 24hours to move everything from one apartment to another and then move back in less than 16hours. Save your money, there are way better choices.
Updating my original review since the situation has deteriorated. Property was sold to Watertown in 2022. Current management of the property is dismal. There is no attempt at ice mitigation on the walkways through salting, trash hasn't been collected from the dumpsters in weeks, stairwells of the buildings are falling apart (management's solution to which has simply been to brace them with 4x4 posts for an undetermined amount of time), the hot tub was drained during the winter and the pool is barely heated to body temperature, one of the fireplaces in the pool area continues to be broken for years and the management office has lied to the postal workers about broken parcel delivery boxes. The resident services are just as bad. We've received legally threatening paper notices for being just 2 days late on rent, the reasoning for which is that the only payment method accepted is a cumbersome certified check. The resident portal is also only open for 2 days each month, in which that is the only time you can view and download your lease. I've lived in many apartment complexes over the years, but I've never seen one managed with such a lack of competency and disregard for its residents. Rent was raised by 10% immediately after they bought the property but I've yet to see one improvement that legitimately benefits the community or the complex.
Carpet baggers and part of the reason rents are unreasonable in Boulder. They'll nickel and dime you every chance they get. After rent, they'll charge you for parking and electricity for the entire compound. Non of the extra fees and costs are presented up front. buyer beware. I suggest staying as far away as possible.
pool is not kept clean.hot tub never used due to poor water etc.micowave power level does't work. dish washer screams when tuned on. i fight midew in the bathroom. my grandson moved in an apartment and had to buys shower rod to do so.he had drawers missing.the office is closed so much that if want to talk to them and you worknforget about the hours are very inconvenient.for monts because our mail boxes were broken we had to go to the office.because of them not fixing it i got bills and coupons late'.they sent me a order to vacate.i was never late with my rent.when i went to the office and gave them hell they figured they credited another persons with my cheek.if you want to fall don't go up a level .get on the first floor because the stairs have ice hanging from the stairs up on the next floor. the stairs are not cleaned enough to make them safe.you have to ask for service several times to get any. every other day they bother you with inspections .needless to say don' t move here.
Luxury Apartments? More like Section 8 housing. I've had a better experience renting in Aurora paying 3 times less than here. Formally Canterwood, a new company purchased the complex late 2015, Resource Residential. Before the takeover the management and staff were very likable, personable and stayed out of your hair. After the takeover the staff was never replaced luckily...but the entire vibe has changed, they have become somewhat abrasive and all about business no relationship. To foreshadow I work from home for a company that ranks #5 in the Fortune 500 list. I deal with a lot of confidential information and conduct global meetings throughout the day/night. The complex has known this prior to me signing a lease. My personal experiences: - Over the past 6 months someone has entered my apartment 1-2 times for miscellaneous things. Each time the short notice discloses that you cannot reschedule these visits and will be done whether you are at home or not. When these visits occur I have to completely halt my work and put models away. Super embarrassing when its during a virtual video session of 70+ people. This declassifies my home office and prevents me from having clearance to access certain info. I currently move out in 5 weeks and they want to come do a walkthrough and measure cabinets tomorrow for renovation. The rental office is not willing to accommodate or work with me on this issue. - Since the new takeover there have been renovations and noise everywhere. Wood, paint is being reworked. We were asked to remove all patio furniture for pressure washing, construction workers blasting music and to trump it all the gym was relocated out of its detached building and under my unit without notice. The gym under me has hardwood floors and has nothing to suppress sound. Elliptical and treadmill sounds in the living room, weights in my bed room and yoga in the other bed room. All this noise shoots up disturbing me all day not to mention the increased foot traffic to my building causing constant open/closing doors. When I brought this to the rental office their offering was to come inside my unit to observe. Seriously? Where in my lease did I agree to living above a gym? Why do I need to justify this? I personally hate conflict and have a high tolerance and understanding to most things but for $1850+ I refuse to be treated like this. All of the reasons I choose to rent from this place has changed for the worse. I work hard as hell for my money and have ensured you've received it on time for all 14 months I've been here and now I have to sit and beg for your understanding and to see things my way? GTFO. I considered renewing my lease and moving into the newly renovated units but I've completely made my mind now. If you didn't bother to read everything above. Read this. My living experience vs the other residents are unfair. With both my work and living being interrupted the way it is lately, I should receive a discount towards my rent. Those looking to rent here should scratch this place off your list.
I actually used to live here before they were updated and it was ok. Not great by any means but not horrible. In the process of looking for a new apartment and made the mistake of calling to ask for prices since they do not have them online. The reason they do this is to try and get all your information so they can keep calling you back or maybe sell your info. The salesman (exactly what he was) on the other side of the phone was pushy and kept making attempts to all my information when I told him multiple times I would prefer not to give it. I was trying to end the conversation politely but this guy just wouldn't give up and I ended up having to just hang up the phone. I am sure I will get a call at some point from them.
A word of caution to future applicants. We lost $600 applying to Verdant. The $300 refundable deposit fee is basically non-refundable. It is refundable within 24 hours. This is of course in the fine print and wasn't mentioned to us during application. We initially had a great experience with Verdant, however, when we decided days later to go with another complex (before we were even accepted as applicants) we were told we wouldn't receive our deposit back. I no longer recommend this place based on their misleading practices and greedy policies/employees.
The complex itself is mediocre but the worst part is they partner with a predatory towing company that tows even legally parked vehicles with the appropriate parking pass clearly in the window. You can't fight it, they don't care if you had the parking pass in the window.... its still going to cost you $350 or more. For that reason alone it's not safe to park at your own apartment unless you get a garage. Do not move in here, I will not be renewing my lease.
I doubt a single person ever renews their lease at Verdant and I'm also guessing 99% do not end up getting back the deposit they should, due to Verdant's very underhanded tactics in claiming deposit deductions for ridiculously petty things. Also, be aware that many of the 5 star reviews here have been left by staff, not tenants, for example the 5 star review by the office manager Stephanie Maka who's "assert my authority" personality makes her exceptionally unsuited to running an apartment complex. This kind of person is better suited to being a Stasi agent for the former east german police. It's a shame for her she missed the boat on that. And the bizarre power trips which she attempts to assert over others really make her just a downright horrible person to have to deal with. She's also just plain unethical (her own 5 star google review being just a minor case in point.) Don't let their tour of fancy facilities suck you in! It's a trap!! PS fun fact: I have never before left a bad review, but in this instance, I really feel it is a community service to warn others to stay away from this apartment complex. It takes quite something for me to feel the need to write this kind of review. It's seems I'm not the only one. You've been warned!
Don't sign a lease unless you're prepared to live here forever. Their "60 day notice" policy makes it impossible to sign a lease on a different place when you have the desire to leave due to constantly rising rents on the same apartments. At this point we're only staying because we're pretty much forced into it. They gave us the rent increase 4 days past the 60 day notice window, and then a few days to decide. So if we wanted to move, we could either take a chance of not having a place to live if we didn't find something else, or paying a huge "month to month" fine. Apartment is ok and amenities are fine, but owners are a giant corporation who don't care about residents. Ownership and management changes every couple months, so get used to dealing with new people who can only answer to the corporate owners who don't care.
When we first moved in, the apartment was given to us in non-livable conditions (filthy and smelly). A crew was sent out during that first week to clean and paint after we complained. After a few months, we had decided to move out since the rent was so high, but then the (at that time) administrative manager offered to give us a good deal on a new "updated" unit. We accepted the offer and we ended up staying for one more year. While we proceeded to move into our new "updated" apartment there was a change in management. This is when the real issues started. Everything was a problem with them. Their "updated" units where falling apart and it always took a couple of requests, emails and calls for them to have any problem fixed. Also, during that year the pool and common areas were under renovation and took way longer to open than they had first told us (approximately 6 months longer). Then we decided it was time for us to move out and ever since, the entire experience has been very unpleasant. The manager was not interested in discussing any kind of agreement (knowing that it is very hard for people to move in the middle of December in Colorado). The day we had to turn in our keys, no one there was competent enough to receive them. I say this because the only person present at the office insisted she was unable to help. We could not do our final walk through (because the office personnel at the time of key turn in, insisted she did not have the authority to do this, and there was no one else available) and now we're waiting to see if we get our deposit back (even though we obviously left this "updated" unit much CLEANER than when we moved in). Since the office lady was unable to do a final walk through with us, we ended up having to send photos of our apartment to the office manager. We asked for the office lady (who had no clue of how to do any simple procedure) to give us a receipt or print out to prove the 2 sets of keys had been returned with a date and time stamp just to make sure that they couldn't try to say we never returned them or that something was missing. Instead, the lady LITERALLY made a photocopy of the keys and wrote the date on the copy. When we said that there was not mention of any apartment number (to make sure they didn't get confused for someone else's) she continued to make a copy OF the copy she just made (now showing 4 sets of keys instead of 2) to include the apartment information. Long story short we would NEVER recommend renting in this complex.
I live nearby and work an early morning job. They place absolutely no noise restrictions on their tenants and their late night pool area parties are a constant nuisance to neighbors. Exactly what I'd expect from a cookie cutter apartment complex
The cons are steadily weighing heavier than the pros the longer I stay here. My main issue seems to be the same as many other reviewers and has been going on far longer than the current leasing company. Every two or three months the management has one reason or another to invade our privacy, often with 48 or even sometimes 24 hr notice and with a span of several days instead of giving a specific day, and even then they tend to not make the projected due date to enter the apartment thus making even more days that I need to lock our pet in a bedroom all day & night until I return home from work. This has not changed with the new management. The pool, hot tub and fitness room have been closed all spring and summer & still do not have a projected opening date even as the end of summer is almost here. Knowing that we are paying for these but not being able to use them for extended periods of time is frustrating. The multiple problems with the painting company hired to do the current paint job have been almost comical, but to be fair the staff are not the ones doing the paint job. The change to rent payments only being able to be done online is also a big deterrent to many renters, not just myself. Being forced to put sensitive financial information online to a company I'm not 100% comfortable with when that was not part of my initial rental contract is probably going to be the final straw that makes decide me not to renew my lease next year. I can hear everything my neighbors on each side do, even down to hearing their morning alarm clock. That is not even halfway decent sound insulation. I often have to shovel my own front walkway. They do not put always down ice-melt in dangerous areas or on the outside steps. update, Jan. 2017: For almost a year now they have had the pool out of service, and well over a year (2 maybe?) since the hot tub was working, after most of a year they finally opened the fitness area again recently after closing it for remodeling, there have been more than a few amenities promised that have not been available all last year. They are now increasing the rent to a price above what the value is in comparison to other properties in Boulder. With the bottom price of a 1 bedroom apartment starting at 1500 you can shop around town for a same size space in a newer building made of better materials and insulation, in both sound & temperature. Did I mention how poor the insulation to the outside is? The sliding glass doors & front door is so poorly insulated I feel the outside much more than I do at other apartments I've lived in. This is an old property with old buildings & the problems that go with old buildings, but being priced at a premium price comparable to much nicer properties in town. Do not be fooled by promises of wonderful amenities, they are consistently giving email updates as to why we can't use them yet. Perhaps one of the issues here is that the current property management purchased the property for $65 million, one of the the highest price per unit sale in Colorado & need to make up that investment asap. I am not renewing my lease because I have shopped around & in less than an hour I found other nearby properties for less in rent & nicer in quality.
These idiots decided to do an upgrade on the pool in april. There was nothing wrong with the perfectly functional pool or hot tub. It has been closed since and will not reopen till after the summer is over. Perfect timing, idiots. Also they decided to hired blind painters who they apparently let pick the new colors. Now the once lovely canterwood is the verdant public storage, orange garages and all. In addition, my AC has not worked since we moved in. Further, they told everone with a bbq that the rules had changed and they would be collecting bbqs and putting them in an empty garage. Also, they moved the gym into what feels like a rape dungeon. Nice work verdant; you blew it. Good luck charging people 1900 dollars for a 1 bedroom with your nice new name. Verdant: excellence alluded.
There are so many clearly fake reviews on here to try and drown out negative ones...
New managers couldn't care less about people. I've been living here for 3 years, and it was good before. But now I'm waiting for my lease contract to end to get out. Everything is deteriorating, nobody fixes it even after numerous requests. The pool is disgusting! It's the end of June and nobody cleaned it since last year Only few people are swimming there and everyone is shocked. They charge for amenities every month too. Not sure for what, everything is broken and can't be used anyway.
Terrible management. Terrible maintenance. Terrible waste of money.
Went from ok to the worse place I've lived in my life. Management only cares about getting new residents into the apartments and nothing else. Once you're a resident they'll sacrifice your quality of life to fill apartments at any opportunity. It's all a big show to get you into a lease then it's all down hill from there. The apartments are overpriced, maintenance and remodels are purely superficial and cosmetic, and management is unpleasant and unhelpful. Moving out has been especially unpleasant -- it feels like management has even gone out of their way to make that process even more difficult.
The staff is horrible did not have a washer for over a month. And a sever leaky faucet for 3 months when we moved it ;(.
Management is insultingly dismissive and unresponsive to complaints regarding frequent loud and late-night non-resident pool parties and about the habitually barking dogs being brought twice daily to the chronic nuisance dog area that they literally named "Bark Park".
Water pressure weak, security is non existent, tree's blocks lighting, need to do better on trash areas. Old complex, wooden staircase is in need of repair and painting. Parking lot asphalt is crumbling. Office staff is working hard, polite and professional. The issues stems from ownership not on site working staff.
We've been here for nearly seven years and up until recently everything has been fixed quickly. In 2022 it was sold to Watertown and things took a turn, the hot tub has been broken for nearly 10 months now with no work done, two out of three of the treadmills are broke, the area around the pool is not maintained with lots of broken and sagging furniture. A fitness class app is supposed to be in the gym but has not been around for nearly 5 years.
Pay more ... for less. They've recently increased their prices in order to fund mediocre improvements that I did not get to enjoy. The pool and hot tub were closed the entire year during which I lived here and there were other construction inconveniences too. On the upside the staff is kind and they are dog-friendly. I recommend this place if you have a dog, you are cool with empty promises of amenities , and you like to overpay. Oh and you have to pay all utilities including shared electricity and gas for common areas.
The real problem with Canterwood is the inept and often malicious management team. I have never lived in an apartment complex that treats residents as poorly as the staff at Canterwood. They treat every request as an inconvenience to them and attempt to fine residents as often as possible to increase revenues. I personally have been fined for losing a gym key, even though they were changing systems and the old key was worthless ($50). I've been fined for not having my dog on a leash, even though most residents seem to allow their well behaved dogs to walk off leash ($35). I had my car booted while displaying a completely valid permit but because the license plate tags had recently expired (its completely illegal for a parking company to attempt to enforce this law). They also charge to pay rent online as part of a "service charge" and often block out the e-check ($5 charge) so that you have to use a card ($40 charge) if you don't want to deal with their office staff. Maintenance is terrible. Absolutely and utterly inept, and at times confrontational. Several nagging problems with the apartment were never corrected even after 3 or 4 maintenance requests. They just show up and do the bare minimum to patch the issue and cop attitude if you question their methods. The sprinkler system has been making a loud 30 second interval chirping noise for more than six months (literally drives you insane until you learn to tone it out) and still does so despite repeated complaints. The apartments themselves are fine. They do have older appliances and cheaper remodeling. They have a nice floor plan and decent square footage. The plumbing has issues and many of the drains are slow, which maintenance (see above) does nothing to resolve. I have lived at several apartment complexes similar to this one and have never had problems like these or given negative review. I would advise anyone and everyone to find a different place live. Even if the initial visit is fairly positive the nagging problems will make you hate dealing with Canterwood.
EDIT 8/8/2016: So I want to emphasize that the staff here really is wonderful. Both Jill and Russell have done everything they can to help Luke and I whenever issues arise. However, upper management has made some seriously bad calls. The construction described in my partner's review is still going on, and the finish date for the amenities keeps getting pushed back. But the reason I'm editing my review today is because Buildings 4 and 5 are infested with hornets. I stepped outside two seconds ago and saw seven without even looking for them. It's getting to the point where I'm afraid to go out on my own patio. I've already called and let management know about this, but thus far no progress has been made. I'll update as things change. So we found this place quite by accident and decided to take a tour on a whim. Seeing the upgraded apartments really wowed us, but having apartment shopped before we asked to see the non-upgraded as well before considering (both were in great condition). The grounds were in great condition and while the buildings are definitely older (creaky in some places), they are in excellent condition. We ended up renting the Willow design (upgraded and well worth the extra cost in my opinion) on the third floor and have had no problems thus far. Also, Samantha has been an absolute hero and has answered all our questions; including when we asked about the low rating on Google. She explained that the reviews are referencing the old management and all the messes that came with switching to a new management company. And I believe it. The staff here has been absolutely wonderful. Maintenance has been quick and courteous and they all seem to genuinely care about our experience. It's really the least we can do to give this place a glowing review!
First and foremost, Verdant apartments ARE NOT LICENSED. This means that they have not passed city inspections and you should not trust that your apartment will be up to code. As with many others writing on here, the apparent quality and value of these apartments has gone down quite a bit under Waterton management. TL;DR: Overpriced and likely to price you out in a year, far worse quality than the images online would suggest, and management who are routinely late and unhelpful on important issues. Make sure you get the interest on your security deposit. The extra star is for the maintenance staff, who are incredible. Management: --------------------- The management is kind, but genuinely useless. Whenever we have anything beyond basic informational questions, they either defer to the fact that they don't have control over x.y.z or promise to get back to us (they rarely do). A large part of this issue is their turnover rate: from application to move-out (around 18 mo), there were at least 3 separate people acting as office manager. Also, I talk about this more below, but they did not give us a renewal notice until 57 days before our lease ends. Since we have to notify them 60 days before terminating our lease, they effectively gave us less than zero days to consider the renewal offer. Luckily, they provided an extra week for our decision after repeated requests. Also, they didn't pay us the interest which the City of Boulder requires for security deposits. The only real positive is the maintenance staff, who are helpful and usually quite quick. Quality: ---------- While on the surface, these apartments seem quite nice, we ran into surprise after surprise after moving in. For example, the utilities are extremely expensive, due largely to the fact that the in-unit water heater is well below federal and state efficiency standards. Further, many of the cabinets in the kitchen and in the bathrooms have extreme water damage due to poor construction materials. We found that many of the shelves in the cabinets were held in place only by paint; a disaster waiting to happen. Our sidewalk had ice all winter and was never salted. Value: --------- When we applied here, rent for a Willow unit was $2435 a month. While quite high, this was pretty standard for the area. However, when renewal season rolled around, despite most apartments in the area showing a decline in rent prices, Verdant doubled down and raised rent nearly 10%, up to $2660. Additionally, they gave notice of this rent increase several days after the 60 days required for us to give them notice that we would not be renewing our lease, in effect trying to trap us into either another year of this inflated price or an outrageous $4480 month-to-month rent as we scramble to find a new place. They ended up providing us an extra week to figure out whether we were renewing, which was nice. Further, EVERYTHING is an upcharge. You have $23 per month per car for parking, $25 a month for a trash valet service that is not optional (even when our apartment was 20ft from the dumpster), $5 a month for pest control (which I have never seen listed as a separate fee anywhere else), and a variable charge around $30 per month for "utilities" (which I have to assume are for the main office and other "amenities" being passed off to us, since we have to pay for our personal utilities too). All of that amounts to an extra $100-150 a month on top of the overpriced rent. Final Thoughts: ------------------------ I'm disappointed by my experience at Verdant. I was hoping to stay here for several years, despite the myriad problems, but their outrageous pricing practices dashed those hopes entirely. There are so many other apartments, both in Boulder and the surrounding area, which provide a far better value proposition, whether you are seeking apartments based on quality or affordability. As such, I could never recommend Verdant apartments to anyone.
Amelia is actually my partner, and her glowing review was placed here a year ago when we moved in. As other reviewers have pointed out, we're now paying more for the same, minus amenities. I get construction, and I get the need for remodeling. That being said -- it's the middle of summer, and the pool will supposedly be open by Labor Day. If that's even remotely true, half of our lease will be spent without a functioning pool, full-size fitness center, grilling space or actual leasing office. The price is still good for the space, and the staff are excellent. But corporate isn't using their thinking caps. Might want to wait on this one.
Very shortly after we moved in, the apartments were sold and a new management company came in. We liked the apartment when we moved in. Since then, they have shut down the fitness center, pool, hot tub, and grill. We haven't been able to use the amenities that we pay for. In the middle of the summer. Now it looks like our rent will be increased to pay for the construction.
Generally a nice place to live, good neighbors, nice staff who are willing to work for their tenants and who support them. Nothing to do with the local staff is this: the complex is overpriced ,as are many places these days thanks to larger holdings of out of state managers and the algorithms so many management companies are using (and for which they are being sued, but that is another issue). In this case, at Verdant, my issue right now is that not only is the place expensive, but there is construction weekly - most of it necessary repairs, not upgrades that add to the enhancement of living here. Very disappointing to hear noise so often for so long, or be asked to be out of my apartment without getting a discount or rebate, even if they allowed me to live in another apartment for 7 days while the stairs were being replaced. The environment is nice and the location is good. Some people might not care about the noise but I do.
