I have lived in the Villas for a couple years and I had to (and without an end date) vacate my residence due to a construction project that the villas decided to activate this month. Due to it being a full construction zone, my apartment was deemed medically unsuitable to live in. I received notice of the actual construction date on a Friday (and was out of town), that construction would begin the Monday following. As in 72 hours later. I had to take the day off of work to pack up my stuff in garbage bags and duffle bags, had to move all my furniture in my bedroom and living room to one side of my room so everything could be completely covered in plastic, at my request, (so that I wouldn't be allergic to all the dust and particles floating around) when and if I moved back in. The problem isn't with the actual construction. It is entirely with how the villas handled all of it. They have offered no concessions and gave us hardly any proper notice of this construction. I'm not even able to live in my own apartment right now because it would be medically unsafe for me to inhale that much construction particles and yet I'm paying full rent. Considering I've lived at the villas for so long, there is no loyalty of respect shown and as such I strongly recommend finding an alternate place to live. This treatment is unacceptable and seems illegal. Contact for questions. There has been mold found and multiple gas leaks. For a luxury complex, it's a hostile living environment that is causing illness due to construction, gas and mold. Do not live here!!

Christi the property manager took a 6k deposit from me and never gave it back and 2 years after i left the building the property sent me another bill for 3K. i had a new born in the apartment and they put a construction dump next to the baby's window for a month, not only that she placed us next to a high voltage meter while I was pregnant and we had many other issues such as water damage no air conditioning in August. be careful with them and make sure you keep all their notifications in writing as Christi tends to lie about everything. I do not recommend dealing with this property . it was a huge mistake moving there

If you are pregnant, DO NOT live here. If you have a baby, NEVER live here. I have lived at The Villas at Park La Brea since February 2016. In the past, this place WAS a decent place to live. The staff WAS friendly and the environment WAS clean. BUT, now everything has turned around for the worse. The STAFF ARE CARELESS and Management has a reckless disregard for the residents. The whole ENVIRONMENT is POLLUTED by DUST(fine particles) from construction. 1) Harmful environment: full of toxic dust(Particular Matter, PM) The Villas forced all residents to have a washer and dryer installed in each unit. They informed the tenants that it was safe to live in the unit during construction as they will be cleaning up the debris every day. But because I was skeptical, I measured the air quality in my unit with an air detector prior to construction and during and compared the figures. The results were horrific: PM2.5 post-construction had increased from 4 to 11 and PM1.0 and PM10 had more than doubled from 4 to 10, and 7 to 16 respectively than pre-construction. Despite ventilating and cleaning (vacuuming and mopping) every single day, PM2.5 levels exceeded the WHO guideline of 10mg/m^3 and PM10 was close to the guideline of 20mg/m^3. I want to emphasize that these figures were not obtained while construction was being done, but 'after construction and through cleaning'. Toxic dust such as PM2.5 penetrates into the cells of lungs, directly causing various respiratory diseases and deteriorating the immune function of the human body. My baby, now three months old, has been exposed to this environment for the past week. Despite the fact that two air purifiers are working 24 hours to clean the air, my baby got rashes on his face and has frequent bouts of coughing. The Villas, however, insisted that our home environment was safe and refused to provide any alternatives. 2) Unreliable staff : did not properly notify of schedule changes Cherokii, resident relocations manager, is the worst staff I've ever met. She is responsible for overseeing resident relationship, but is not interested in communicating with the resident. Not only has she constantly switched the construction schedule but neglected to notify me of the actual date it was to begin. I had a three week vacation plan with my baby in April. She informed me by email of the date the construction of my unit was confirmed to begin on April 11th and I booked the hotel accordingly. Since my vacation would be over on May 7th, I requested the construction be completed by then, but all I got from her was a feeble reply of "I'll try." Furthermore she forced me to pack all the stuff in the guest room and move the furniture before I left for vacation which resulted in me spending 3 whole days to pack all my stuff into boxes. To my disbelief and utter horror after I returned from my trip, I discovered that construction had not even started!!! I had to unpack my stuff yet again. In addition, The Villas posted a note (not an email) on my door notifying me that the construction would start on May 10th! I could not believe they were beginning the construction just 3 days after my return home. I was in disbelief and shock! Had they given me ample notice, I would have delayed my return for the sake of my newborn. In a nutshell, she promised me that she would let me know the final schedule by e-mail, but she did not keep her word and as a result, my family and I had to live in an unsafe environment. Because of her carelessness, my baby could not avoid the chaos caused by construction. Even now, my baby is trapped in a small room, being exposed to harmful pollutants. What is even more infuriating is that Cherokii even ignores my requests to have my messages delivered to the cleaning and construction crew. I don't think anyone deserves to be put through this hell! My experiences will undoubtedly shed light on what you can expect if you choose to live here. Beware of unprofessional, incompetent and unfriendly staff who will just give you the runaround all for nothing.

Here to give you an HONEST review of this place. Stay away from building 3, unless a dorm room mentality is your style. The fire alarm constantly gets pulled to the point that no one evacuates the building anymore. Drunk girls are shouting at all hours of the night in the hallways, which I should mentioned are paper thin. There is zero insulation between the walls and ceilings, so your upstairs neighbors are bound to walk like elephants. Neighbors constantly let their doors slam as well. Dogs pee and poop inside the building and maintenance is slow to cleaning up their mess. Also worth mentioning this complex bribes their tenants with gift cards to write good reviews, so I felt it was important to give you an honest opinion. They tried to raise my rent $300 after one year of living. I can't wait to move out of this complex. Security is a joke as well, the guard gate is hardly a deterrent for strangers. Good luck to you if you decide to move in here. This place is a joke run by crooks.

Still horrible. Children running wild and screaming in the pool at all hours. Gardeners blowing leaves all day long. If you like considerate people, you won't find them here. Management completely ignores your requests.

As a relatively new resident living here for over two months now, I am very disappointed to find out AIMCO's lack in RESPECT and CONSIDERATION for the residents in the wake of the recent construction: 1) Inconsiderate and disrespectful construction schedule -The pool renovation and the washer/dryer construction inside the units started nearly at the same time. I am not sure whether AMICO is even aware how inconsiderate this is esp. for some family members. I am a professional working 9-5, but how about staying moms with babies at home? If there was at least a pool opened, they could go and rest at the pool area but the pool won't be ready until the Memorial Day. So inconsiderate! -Personally, I also had to tell my family who originally planned a visit in May not to visit for a while b/c of this undergoing construction at the last minute's notice. 2) Mandatory construction w/o just compensation - The residents received only one week's advance notice before the pool renovation started. I believe I would have been much more annoyed if I had found out this after my family came to visit esp. flying from a foreign country! Please understand that people need some time to schedule and coordinate in advance, Aimco! - As a frequent whirlpool user after work, I am very dissatisfied and I strongly believe that residents deserve some reasonable compensation for this. Pool is a big part of amenities for which the residents pay. Don't try to fool me by saying, "oh you can go to the Palazzo pool instead..." You know it's not equal, please. - Regarding the washer/dryer, I don't want them if it involves following construction esp. inside my bedroom! But, alas...it's mandatory even if you opt out new washer/dryer. For whatever reasons if that's the only way that can be done, DO IT RIGHT. There are many days that I don't see any progress at all but they just knock your door by 8:30 in the morning anyway. I don't know why they need to come in everyday if they are doing nothing! Inspection? How many days do you need for the inspection seriously?? Complete lack of management skill. 3) No shoe cover: I don't know how many times I explicitly stated that I don't want people to come inside my unit with their shoes on esp. inside the bedroom. Every time when I raised this issue (I did at least 4 times whenever I witnessed firsthand), Cherokii (The Resident Relations Manager) assured me that she would make it sure staffs wear shoe protector booties. Guess what? An inspection staff came inside wearing his shoes this morning even when I was at home, which makes me wonder what would happen when I'm not at home. If you don't care about people coming inside your house with dusty shoes, I will respect that. But, you also need to respect the fact that I DO CARE ABOUT IT AND I DON'T LIKE PEOPLE COMING INSIDE WEARING SHOES!! 4) No follow-up: Since Cherokii told me that the construction time for my unit should be def. shorten due to the already built-in new closet for the new washer/dryer, I asked her for the rough timeline and I even e-mailed her specifically explaining that I needed it to coordinate visits from foreign countries. She e-mailed me (after many frustrating correspondents) saying that she would be happily walk in my unit the next day and give me the answer, which was one week ago and never followed-up even after my reminder e-mail. 5) Potential health issue: I start feeling a constriction in my chest this morning when I woke up. I've been sleeping inside the bedroom where all the action is going on. There were big holes on the wall for the first week (Disha at least put some tapes upon them after I asked for it) and the dust and debris right around my bed. It's been very stressful that I had to clean up home twice and sometimes three times the first thing as soon as I came home from work every day. I finally moved the bed outside in the living room this morning with the aid from one of the staff. The reason why I didn't move it earlier is b/c I didn't expect the work would go on more than 2 weeks for my unit and I could not lift the bed by myself. I seriously don't understand why I need to pay while sleeping in the construction site. *I understand that construction/renovation is necessary sometimes, but if you are gonna do it, you'd better DO IT RIGHT!!! Treat the residents as human being not as your moneymaker. (*The star is only for the friendly leasing office staff and EXCELLENT on-site maintenance team.)

This is not true, nobody asked me my name! I told them if I rent a one-bedroom and in the middle of the lease want to transfer to two bedroom how is the procedure!! Her answer was ridiculous! She said you have to pay 500$ transfer fee + you are still responsible for the remainder of the 1bedroom apartment !!! And then hung up !!!! Your employees are so rude they are not even trying to fool people to rent their units and then show them their real attitude !! If I want to be responsible for the remainder of the lease why I have to pay 500$ transfer fee?!!!!!!!!!!!

Hoping this will finally get someone's attention. I've lived here for 4years and have loved everything about it. Attempting to renew my lease for an additional 2 years that was offered. Unfortunately if you are attempting to do this, you don't ever actually get to talk to a real person instead you get emailed repeatedly and unfortunately despite answering emails stating that leasing documents are incorrect they never reach out to you. This is frustrating because the management of the apartment complex has significantly worsened post Covid. I am understanding of the fact that working from home is convenient but I never see a living person in the leasing office to come and bring this to anyone's attention so instead, I continue to call every day, unanswered messages, and receive emails for an incorrect leasing document. If this is how you are treating your long-term tenants, it's not surprising more and more people will choose to leave this complex. Previously would've given 10 stars actually recommended to multiple people to choose this apartment now I would give zero stars. Very frustrated tenant.

UPDATE: Dear George, The building did not handle the gas or mold in a safe manner. Residents were told to not call SoCal gas because "it was being handled internally." Anyone reading this, what George is saying below is misleading and incorrect. The mold that was found was indeed toxic and causing illness. I repeat, do not live here. George, whoever you are, I am happy for you to contact me directly. However, the treatment offered by Aimco has been appalling and future residents have the right to know regardless of whatever explanations you seem to respond to these posts. ---- I have lived in the Villas for going on 5 years. I'm a former residence of this community. I lived there for three years, and the management ripped off my security deposit for no reason. They charge me carpet cleaning and many other unnecessary items. I put $1500 deposit and got only $400 back. Later on, I found out that the unit did not even have a carpet on the floor. It is not too bad while you live here, but, when you decide to leave, they will rip you off. Be prepared!!!

I've lived in the Villas for two years now and i will be happily moving out when my lease is up. The first 1.5 years were okay, the neighbors tend to be noisier then anywhere else I've experienced in LA. The last couple months have been absolutely terrible. When older tenants are moving out they are ripping up all carpet in bedrooms and replacing with hardwood floors. There is no space between the neighbors floors above you and your ceiling. I can hear every single thing/movement in the apartment above me, amplified. The neighbors are disrespectful and very loud at all hours of the night. I'm a professional who wakes up early for work, the past couple months I've been exhausted on a daily basis from being constantly woken up by music and banging noises above my head. The staff is great and they try to help but there is really nothing they can do. Take my advice - if you're going to spend the money to live in a nice apartment do it elsewhere.

We met with Adam Schultz from Aimco to "resolve" the construction/DOUBLE GAS LEAK/NIGHTMARE on Wednesday. He was the most RUDE, ARROGANT, AND CONDESCENDING human being I have ever had the DISPLEASURE sitting across from. He did not offer ONE solution to the list of 30 problems we had during this construction fiasco except: "I'm SORRY YOU FELT THAT WAY". As if THAT was not infuriating enough, we were then met with a letter on our door stating we were VERBALLY ABUSIVE AND THREATENING IN OUR MEETING with him and Christy. I am APPALLED at this ENTIRE OPERATION, let alone THIS?!?!?!?? We have been given the run around for WEEKS. We FINALLY thought we were going to get some kind of help or relief, and this is what we got. Its DISGUSTING! I HAVE LIVED HERE EIGHT WHOLE YEARS. spent over one hundred thousand myself living here over the years and this is the LOYALTY WE GET???? I AM BESIDE MYSELF RIGHT NOW. They also REFUSED to correct the FALSIFIED maintenance report about our TWO GAS LEAKS. OH, our water pressure is STILL after 2.5 weeks close to non existent. All we get from the office is: "We're working on it" So we are expected to pay $100 extra that was ADDED MID LEASE for THIS?!!!! This place is a JOKE.

Living here became a NIGHTMARE!!! Everyone is stress out and angry and sad here. We all experiencing a serious offensive act here. The Villas at Park La Brea decided to install washer and dryer in apartment in my only linen closet here. Oh by the way this "convenient remodeling" will cost us extra $100 a month on the top of our bill plus increased water bill ( clever way to make us pay their expense of this project) . Then they asked us to move our only bedroom to a living room, because they need the space for people to work, gave us a date of installation. I said ok, and moved everything.. The day before they suppose to start, I emailed them if we on the schedule, they replied , its going to be next month. As you can imagine, I already crammed everything in one room (they said project would take 2 weeks) . So finally when they stared the project ( that is absolutely ILLEGAL by the way and wasn't included in the lease agreement) Bunch of guys just open the door and walked into my place, don't mind me having breakfast in my living room/dining room/ bedroom now. We couldn't use our bathroom, closet... Not to mention , noise, dust everywhere (my daughter suffers from huge allergies), chunks of walls and ceiling are on the floor, nails sticking out from walls... all that while we living here... Villas at Park La Brea did not provide us with a place to live due that construction, never offered us reimbursement for that nuisance. We have pets here, babies... everyone is in such a horrible position . Its been so stressful to live here, I personally work partially from home and can't stay here and work due to this offensive act. My daughter and I have to stay in friends places when we can. On the top of that if I ask them to give me a little bit of privacy while in my apartment, I hear remarks like: What is she doing there??? We need to work here. I LIVE HERE!!! Paying 3K and experiencing this intrusion is not what we signed for. And taking showers and going to a bathroom is a basic human right. Im a woman and don't feel comfortable with a bunch of male workers being here while taking showers or going to the bathroom. I wrote several letters that was simply ignored. If I knew this would be happening I would never sign a lease here. These people don't care about the stress we going trough . I also found out that there is a lawsuit happening from 55+ tenants at Villas at park La Brea. If they not going to reimburse us the awful time of living here for these 3 weeks in construction nightmare I will join the other people living here in the court.

6 years at the villas and it's definitely time to go. There are so many problems, it's getting out of hand...the biggest problem is the management, lead by the worst manager out of all the years I've been here, Brandie. Nothing is taken care of- I don't know where to begin...1st she is a phony and sneaky and all the residents complain about how rude she is; she treats the residents like garbage and writes up fake reports against the residents she personally does not like because they complain and have every right to. What are we paying all this money for??? Here's the remedy ...She needs to be fired. Computers ...missing/stolen, never replaced. Wifi...never works, Elevators in building 3, 2 always break down, fire alarms in building 2 always go off at least 2 to 3 times a week at 3, 4 am, water leaks in the garage...never fixed , RATS absolutely everywhere...never taken care of, security is horrible. The list goes on. It's as though she, Brandie, has never had training as a manager- who would place her in that position, she needs to be trained some place else, not at the villas - maybe park Labrea. It's as though they leave all the palazzo leftovers at the villas and the residents all suffer because they probably don't even want to be there and on top of it all, she is incompetent. They don't even make it a fun place to live ...they had a few events that were lame and you can tell they barely tried, why don't they put money to get security cameras or for social events or I don't know ...how about fixing the god damn elevator that always breaks down. Despite all this, I must say, the maintenance staff is very kind and accommodating but Brandie is the worst manager I have ever seen. Can not wait to leave this place and I definitely don't encourage anyone to live here. Aimco needs to start hiring new staff and start caring about their residents or else I know they will loose a lot more people. This place will go down the tubes if all they care about is raiding prices and getting new people in. I know a ton of people moving out and the word will spread my friends , the way aimco treats the residents. I suggest changing fast before getting worse quickly ....au revoir

I lived here for a year and was mainly satisfied with the place. Sure the wall are paper thin so you can hear everything. The building I lived in didn't really have any parties or anything like that just some people that were a bit too loud when returning from clubs in the middle of night. The reason I moved out was that they increased my rent by $300 which made this over priced place beyond what I would ever pay of a tiny apartment. The reason I'm giving this place a bad rating is my move out experience. Like many other I was stuck with following charges: $70 carpet cleaning, $150 painting and $30 for misc cleaning. In addition to that they claim I never paid my $400 pet deposit because it's not on their computer even though I paid it as money order on my move-in day. Well in my case the carpet was really clean with no stains or anything and the walls were pristine with no holes and scuff marks. I spent quite considerable time cleaning the apartment to the same level as it was when I received it but still I got stuck with those charges. I complaint about that to the manager via email and fax and tried several times to get a hold of her but she never responded to me. It's been quite a while since I moved out but I'm not giving up on getting my money back so I filed a complaint against Aimco on Better Business Bureau and quickly received a response confirming that it's their policy to professionally clean the carpet and if there's any scuffs they will repaint the walls. So I just wanted to warn everyone that they will take at least part of your deposit in any case so be prepared for that or better yet don't even move in. I will still continue to fight to get my money back and I encourage everyone else who has been stiffed to complain to BBB and if that doesn't help then the next place will LA housing department and I'm not going to rule out small claims court as a last resort. I hear there's a new manager and the one that never responded to me has been replaced.

The dust and particles from the construction have permeated my apartment, causing significant health issues. The air quality has deteriorated so I'm genuinely concerned about my well-being. Breathing in this environment is hazardous, and it's taking a toll on my health. Every surface of my apartment, the halls, and the elevator is coated in thick dust, making it a constant battle to maintain cleanliness. I have contacted the management many times regarding these issues, but my concerns seem to fall on deaf ears. Management's lack of response and action is disappointing and exacerbates an already frustrating situation. It's abundantly clear they have little regard for our well-being or the tranquility I was promised when I signed my lease. As if the construction noise wasn't enough, the constant ringing of fire alarms has become a daily ordeal. Management's inability to resolve this issue and provide residents with a peaceful and safe living environment is unacceptable. It's as if our well-being and comfort are of no concern to them. The relentless challenges posed by my living circumstances have extended beyond my apartment's walls, impacting my work, relationships, and overall quality of life. The never-ending noise disruptions have severely hindered my ability to concentrate and be productive, leading to professional setbacks and heightened stress levels. My relationships with friends and family have suffered due to my constant state of anxiety and irritability brought about by my living conditions. The toll on my personal and professional life has been undeniable. The combination of relentless construction noise, hazardous dust, and malfunctioning fire alarms has turned this once-promising complex into an unsafe, uncomfortable, and anxiety-inducing environment. I no longer feel secure in my home, and its toll on my physical and mental well-being is immeasurable. In conclusion, I urge anyone considering Villas at Park Labrea to stay far away until they can competently manage the construction noise, address the dust and particle issue, and improve their overall management. My experience here has been a disaster of epic proportions, and I wouldn't wish it upon anyone.

Worst complex ever! Worst security ever! I've been living in this complex over 4 years and I've been robed 5 times! Someone stole my jewelry 2 years ago - my computer from my door . A month ago my $4K bike was stolen and just realized that my news bikes are stolen too! Management just said SORRY! They didn't even want to call the police. I have to wait my lease end so I will move immediately!

DO NOT MOVE HERE! I lived here with an abusive ex, who kicked me out of my home in trash bags. Begged the leasing office and corporate to change the lease and not include my name as I haven't lived there in 6 months since being humiliating kicked out. They have no empathy, they transfer you to nonsense to nonsense. They showed no compassion with what's happening to me and took the side of my abusive ex. They will charge you for everything they're money hungry roaches. Have to now wait till May to get my name off the lease. F you. Karma is real and trust me things are being done in the backgrounds about this. You are awful people and awful management under the "leadership" of d*mb*as Andy Tanner who should never ever be in a management position.

CONSTRUCTION IS A NIGHTMARE. We were completely lied to regarding what would take place. 1. Zip walls to ensure dust doesn't spread? Didn't happen. 2. Professional Cleaners everyday to clean? NOPE 3. Safe environment to be in? If you call breathing in chemicals, dust and being around dangerous machinery safe, then fine?? Seriously, my throat burned for 3 days. Also- its unbelievable they are taking over our homes for 3 weeks (thats 3/4 of the month WE pay rent) making the units unlivable all day WITH NO TYPE OF COMPENSATION AND THEYVE DEMOLISHED OUR POOL! For those of us who have roomates, the 2nd bedroom is now CONSIDERABLY smaller . Who wants to pay this price for that?!?!? DO NOT MOVE HERE!! This company could care less about its residents happiness and well being. I CANNOT WAIT TO MOVE. Oh wait..they changed breaking the lease from 1 month rent to 3 making it IMPOSSIBLE to afford to leave this hellhole. Christy and Krissy have nothing to do with this. This is all AIMCO being complete ASSHOLES.

What a scam. Lived here for a year fabulously with Christy who has now moved on to another complex and she was lovely. This place has such potential but so sad that the move out experience completely wiped it away. We got screwed completely by Andy the new community manager. We were overcharged and swindled out of our deposit. There were pictures and videos of our walls yet for their records yet we were blindsided by a painting bill that is 4x the normal amount in LA. Vanessa from Air Communities was also a gaslighter. UPDATE: Have emailed their help: they gaslighted my roommate and I into oblivion even with our full photo drive of all the walls. A ridiculous and sad way to end a lease. (They are now trying to cover their tracks in their comments + asking me to remove my Yelp Review.) DO NOT LIVE HERE.

1star for the real conditions. It's an apartment, SOME NOISE is expected and ok but the acoustic insulation is terrible. 3 months living here the worst place I've ever lived, our upstairs neighbors were excessively noisy at all times the day or night to the point where we were losing sleep,being constantly awake in the middle of the night and during business hours, due to the level of noise coming from the upstairs unit. They walked every day a super noisy shoe impossible sleep after the hours of silence,and beat things constantly, allowed and threw things before the 5a.m. to 12:00p.m. (noise in quiet hours is a lease violation ).When the wine on the first floor puts super loud music every day and morning,and when you complain at the office, they just say the sound is not so loud..terrible acoustic insolation,you think about living here look for another place, I'm sure there is something much better,there is the parking lot the condominium to carry cars that is a mess, there is always a car without a charger parked,very good location but the apartment is terrible. Sometime I had to sleep in my car because it's more quiet than in my apartment.

In a nutshell: the apartments are beautiful but watch out for the property's rude assistant manager Tatiana and some questionable sales tactics. The long story is: I called Villas at Park La Brea on a Thursday to set up a Saturday appointment to see the facility and view available apartments. I was called back almost immediately by a salesperson there asking me if I could come in Friday instead of Saturday -- David said he had an offer that was expiring that day (the 23rd, of all days... what kind of offer expires on such a random day mid-month?). He sounded desperate. I asked if I would have to come in during business hours and he said yes -- I told him it couldn't happen because I work, so I'd see him Saturday. That flimsy hard-sell technique should have been my first clue. I went to the complex on Saturday morning _ it is a beautiful facility. The apartments are small for the price, but the residents seem friendly and cute, the pool was sparkling just so and there was a guy making waffles for residents in the WiFi equipped clubhouse. I thought I'd died and gone to apartment-hunting heaven. A very sweet young man who worked there showed me a couple of the 1-bedroom models "The Arrezzo" _ but I found them depressing. They'd obviously been vacant for a time, and I could see why. The small bedroom's windows face another bedroom window in an echo-y internal courtyard (baby's screams bounced through one such area) and the living area was oddly shaped and not very big. Then he showed me the Brindisi model -- a bigger, better laid out 1 bedroom with a very pretty bay window, all the amenities i wanted and more storage. I was sold. David, the salesman, appeared and talked to me about availabilities. He was charming and polite, and we sat down in his office to talk about numbers and move-in dates. Suddenly, the month's free rent offer was back on the table, and that would make my move affordable and ideal. I was hooked. I told him that I wanted to bring my parents to look at the place the next day, Sunday -- they like to be involved in these types of decisions, and they're smart so I like to get their input. He said it wouldn't be a problem but he wouldn't be there, his colleague Tatiana would be there. I said I looked forward to becoming a new resident When I came back the next day with my parents as promised, it was a whole different deal. Polite David was gone and instead we were dealing with a rough-mannered woman named Tatiana. After someone else to showed us the property, we went back to the clubhouse to meet with her. Instead of coming out to meet her eager new customers, Tatiana kept sending her employee out to tell us various negative things -- our move in date wouldn't work despite David's promise it would. We sent Tatiana's messenger back with questions. He came out again. We sent him back with more questions before Tatiana finally appeared. She completely reneged on the deal David had sold me on, and told us the only way we would get a month free is if we moved in that very same day. Let's pause for a moment. I'm not a hobo. I don't keep my worldly belongings in a satchel on the end of a stick. How on earth could I or anyone move in on the same day?! I looked at my mom and dad. We all smelled a rat. I went back and forth on it with her a little -- well as much as one can have a back and forth with a pissed-off rock. The whole time she had this angry look on her face -- she came off like she was ready to throw punches. My father and mother who were sitting there watching our exchange were stunned to silence -- we'd had such a great day up until that moment! Even when I laughingly followed up on the same-day move in discount and asked her if many people show up with suitcases ready to move in when they're touring the facility, she said nothing and just gave me an icy stare. Total silence, scary stare. Then she proceeded to tack on pet rent -- which I'd asked the two previous Villas employees about and both had said it was deposit only. When I told her what the others said, she seemed pleased about her power trip of tacking on a new charge and she alluded to other charges for parking. This was all on top of the fact that she'd taken away the deal that David had offered -- and not because it expired or anything, but because, apparently, the luxury apartment complex is catering to a well-heeled hobo community. As we were leaving, my dad said he couldn't imagine seeing that woman's sourpuss every day -- and neither could I. It's a shame, the facility seems nicer than that sort of low-class behavior. Steer cleer. I didn't get taken, but it was pretty clear that these people are not above board.

This place sucks. House staff let people in our apartment WITHOUT OUR PERMISSION, leading to theft and damages to our property! Aimco does nothing but ignore any problems that require response on their behalf. Unwanted construction, noise, chemicals throughout the property, etc. Aimco is only interested in making a profit. This complex was a huge disappointment to my wife and I !

Absolutely the worst building i have ever lived in. If i could give no stars i would. I lived in constant fear of being written up for any little thing. My 2 year old ran into the hall naked while i was changing him, i of course ran after him... written up. Left laundry in dryer by mistake, written up. While things like this are annoying i can imagine, it is not worth living in fear of eviction. I suffered constant panic attacks that Christy would write me up if my children cried. I have two young kids and it was traumatic for all of us. Christy eventually gave us a move out notice... said it was served to me. I received nothing and was basically told by her 2 weeks before her stated need to move date. I was given 2 weeks to find my kids and i a place to live. Worst situation of my life!

Lived here for two years, I had the best time moving in and really thought that I found a gem in LA where I could feel safe and thrive in the city! I promise that there are so many other management companies and complexes with competitive rates, this management was super welcoming for the first year that I lived here, but since then it's gone SO downhill! However, living here has presented a few problems - utilities are EXPENSIVE! It adds another 100-200 dollars every month (and I really thought this was the norm, silly me!) but living elsewhere has shown me it's not the norm at all - there have been issues of getting overcharged where management needs to send out an email to credit everyone for their mistake. The walls are incredibly thin, I had my TV volume at a level of 14 (out of 100) and had the patrol office let me know that I had to lower my volume due to a noise complaint. In addition to that, the elevators are broken around once a month - so if you're trying to get from your unit to your car, be ready to walk the entire complex and underground garage to get there! Moving out of my unit... There's a standard cleaning fee, which is fine, but be ready for the fun battle of getting your deposit back because they're going to charge standard painting fees even if you have dust marks from your furniture - even if you're paying for their full cleaning services - best get a magic eraser to clean your walls otherwise you'll be paying 500 dollars! Something that I wish we knew!

It just never ends at the Villas. I've lived here long enough for them to put up with their high pressure to recently sign my 3rd year lease. Yet, after showing a concern of the dog park urine smell to management this afternoon actually turned into a manager arguing w me about it. What's to argue? Get off your ass and go smell what I'm talking about if you don't believe me. Just another fly by night manger like the parking staff & I'd bet money she doesn't make it to August. (She wouldn't if I had anything to do with it) I don't even care to ask for her name it's so pointless. But when you rent a 2 bedroom by yourself and spend $3500 a month you'd think management would fit the class of the clientele. (Not the case) but they sure remind you a thousand times, months before your lease is up, they need another year out of you or we'll bug the shit out of your for the next 3 months until you do sign. Looks like priorities are more focused on the money and not the the residents after they get you in. So... For those of you looking to put up with Fire Alarms being pulled at all times of the night for complete unit evacuation and dog piss smelling up the whole court yard, while paying $3500 a month of your hard earned money, is worth a look huh? If so, welcome!! Lol I'm not one to normally leave reviews on companies and I may have done this 3 or 4 times in my life but today dealing w an attitude for just letting the so called manager know was complete BS. Oh, and to listen to, " oh, we smell the air every time we show a unit and it doesn't smell like you're saying' what the f am I imagining this? I'd love to see the big executives of AIMCO walk thru the center court yard and have to lift their shirt above their face just to tolerate walking thru and see their reactions and see if miss Manager would argue back w them. Lol When I come out side and smell piss to the point it would be embarrassing if I had a guest over must be my imagination and I should really get ahold of myself. Lol Instead, she (manager) could use an extra day of training. Especially, w clients who live in the building because I'm sure based on her salary it definitely couldn't be a fit for her to live in the complex. Hence the reason Minimum wage doesn't make sense anymore. People like this should be paid based on their performance but shit, she'd probably be living under a bridge if that was the case. It's sure refreshing to know how much they give a sh*t. Maybe AIMCO doesn't hear from their residents enough and maybe I need to let someone collecting my rent check understand English and get a GD hose out and spray the dog park. But I'd probably have to pull their heads out of their $&@#% first. I'm sure if it's this way in the front office now, its just a reflection of what the people who hired her are like. A two min conversation showed me she has NO BUSINESS managing this complex. Where'd Betty go? She handled this place and never let me down as a resident. I get it though, owning a business and finding good help today is almost impossible! I must of inconvenienced her so much by letting her know this, that picking up the Walkie and letting one of the onsite help know it's hot out and the dog park could use an extra spray down is far too much to go out of her way to do. Well, one day hopefully she gets off her A** and shows a unit and maybe she'll get a full face full like the residents here do when walking out their building front door. Sorry AIMCO but you made your bed! Now you can read the problem since you want to hire people to treat your residents like this. Maybe pay a little more and stop hoarding all that high rent and get some qualified staff. Until then, I'll continue to let people know of my experience here as it's unacceptable and shouldn't be tolerated. Thanks AIMCO for making me feel paying for every water leak to pest control for the building & asking management for some assistance put your team out. You guys sure have a lot to learn....

I've lived in this apartment for almost a year, and my experience has been frustrating. It all began with stolen packages, and recently, my electric scooter was taken. Just two days later, my tools for my car disappeared too. Reaching out to management is nearly impossible since there's no one on-site except security, and all communication must be done through email. When I requested camera footage, I was told there are only two cameras in the elevators and one in the package room. This makes it feel quite unsafe. If you're considering moving in, I strongly recommend changing the lock; the building uses entry codes, meaning anyone who knows the code can get in, and without proper surveillance, any issues will fall on you. We also had a water leak a few weeks ago, leaving us with large holes in the living room and bathroom. We have no idea when repairs will be made, and again, we can only rely on emails to get updates. Additionally, the walls are thin, so you can hear your neighbors all the time. This place has potential, but it honestly feels like management doesn't care about the residents.

Past 3 days, I started having serious cough and sore throat which has required me to go to ER and I was diagnosed with Acute bronchitis and chemical exposure due to the environment. Previous Post on April 25, 2018 My family (two children, their pets, my husband and myself) has been living at The Villas (Amico Property) since April 2017. I am currently very disappointed with our apartment home, our living experience, & the management. Here they have started major construction for a washer and dryer room in every single apartment home where the construction has not been occurring in the way & time frame for which the Management had initially presented. During this construction period, we are now in our 3rd week (w/ other apartments completed prior to ours averaging 14 business days over a course of 4 weeks). My family and I are extremely unhappy for the following reasons: 1). Currently Displacement from our home due to construction 2). Unsafe & Unhealthy living environment due to bi-products of construction 3). Having paid full rent for the month of construction where clearly our home & lives do not allow our normal use, livability, & occupancy. 4) Managements unwillingness to provide reasonable accommodations

THE BIGGEST MISTAKE THAT I MADE RECENTLY!!!! I can't believe that's how easily I was tricked to move to this place couple of months ago! I moved from my furnished apartment with all of the utilities included in downtown into Villas of Park Labrea in mid July because I had a cancer related surgery coming up, and I wanted to be closer to the hospital, and I was looking for a peaceful and friendly place to live. Margaret tricked me in to renting this place, promising that I will be able to rest in my quiet and comfortable apartment with my rent being fixed for 2 years. The quiet and peaceful didn't even last for two days and right away they started the construction in the unit next to me, and right after that they started making storage rooms in each floor that is taking forever. If you want to work from home, or study, or rest, you need to forget about it, they start the work early in the morning, loudly to the point that you can't even hear yourself.! Your rent amount is always a big surprise, since they charge for WATER, SEWER, TRASH, PARKING, INSURANCE, SMARTHOME, and many many other things that MARGARET never mentioned! My rent became $230 more than what it was promised and it's going higher and higher every month! This place charges, arms and legs for every single thing that is free in other places! By the way, Margaret left a few weeks after I moved in and left this place management to Andy and Shenny who don't care about the tenants at all and make you feel like a secondhand citizen when you talk to them about your problems with VILLAS OF PARK LABREA!! I can't wait to get out of this shit hole!!!!

Ok, I'll be honest: 1. If you have problems with your sleep, never live here!!! Fcking dog owners let their dogs barking in the morning, and they don't care. 2. I have no idea why the stupid gardeners have to work EVERY SUNDAY MORNING !!!! Be careful, it's Sunday morning start around 9! Using the big noisy machine to bother you. 3. Kids screaming, running, crying. 4. No one in the leasing office, there is only 1 person in the management team and she never show up. Don't call the leasing office phone because no one gonna pick it up. 5. I can hear my neighbors taking and TV. When you have a fat upstairs.

I lived there for 16 months with the most noisy people living above me. From about 5pm-12am their child would run back and forth above us and scream. Atleast one night a week the child would wake up at 3am scream crying for over an hour. No matter how many times I emailed villas at park la brea NOTHING WAS DONE. After about 4 months, over a dozen emails and phone calls, I finally just went upstairs and very politely addressed this to my neighbors, even blaming the thin walls of the building. Immediately the next day received an email from villas at park la brea stating that I was not to make contact with my neighbors about this issue, which doesn't really seem that outrageous. And that they would finally handle it. GUESS WHAT, they didn't. This went on for the full 16 months of my lease. If that couldn't be bad enough I had my move out inspection (I filled in any of the small holes and cleaned the place), the guy told me my repairs shouldn't be more than $400, guess what they pretty much took my entire security deposit. I know I should have got it in writing that part was my own fault, but nothing but lazy greedy people who operate this place. By the way don't move into apartment 3211.

I've never seen fucking terrible apartment like this!! This apartment is like gang. Nobody want construction. But they did it. Even they inform before just 3days or 7days. And they changed the construction date as their likes. Residents have to follow like employee. We can't get a time to avoid construction. They installed garbage in front of my window. But they didn't want to leave it. They want to close the window. They construct every unit and swimming pool at same time. So many units can't open the door. When i go inside my house, i can't breath and heart beating because of construction dust. Even i god a nosebleed. But they told me we clean your house everyday so sleep in your house for 2 weeks. I hope they sleep my house just a day. They informed this construction will be for 10 working days. But some units is still constructing for 4 weeks. They always lie. A few month ago, i heard that there was robbed several unit. So some people asked them cctv. But it is ignored. After few days, i heard that there was robber again in unit. So my friends who live here told me be careful. This apartment is so rude, liar and ignore residence.

There was no notice saying they were painting my apartment hallway floor. I came back with bags of groceries and was told I need to wait 30 minutes to be able to access my apartment. NO NOTICE. There was a major renovation that was unbearable- I was woken up everyday for 3 weeks to construction workers in my unit, literally everything blocked off. I could not use my kitchen, the living room, my other rooms and felt uncomfortable, sleep deprived, and stressed for a full 3 weeks. The head person in charge told me that a lot of people have gone on vacation--- and that it's during business hours. How crazy, this place really does not care about it's tenants. Also the courtyard smells like a real dog park in the mornings, I can smell it from my balcony. And work orders have been put in and they don't fix anything. I do not recommend this place. They are not the company you want to rent. Another thing that is very bothersome is that they really sold their amenities and call themselves a oasis in LA, but the pool and jacuzzi has been under construction for 2 months with no rent reduction. Instead they offer us to WALK to the Palazzo with a wrist band and "pool pass" and then we have to wait to be let into the gate and the pool gate and can't leave the pool without trying to find someone to let us back into the pool. ITS LAME AND NOT RIGHT. Another thing ,they definitely showed me a staged apartment with a washer and dryer and when I signed on there actually wasn't a washer and dryer in unit? So I was shown a staged unit-- and then oddly enough they didn't know there'd be a renovation-- on the renovation paper I signed, it said they didn't know of an upcoming renovation... which I don't buy at all.

I once thought this was an incredible place to live, but I have officially changed my mind. I do not find it ok for staff to rudely say to a present tenant that they are violating their lease just because a friend is briefly staying with them. This kind of unfriendly, cold, nasty attitude is unacceptable to present to anyone, let alone a current resident of the community. I am about to move out of The Villas at Park La Brea, and I am counting the days until I am gone. Look elsewhere!

DO NOT MOVE HERE! When you move out they tried to charge me $200.40 for painting the apartment and $85 for every hole in the wall. I did not paint the apartment another color this is just standard. The maintenance guy Julio says they charge you $200.40 for every year you live there (normal wear and tear for the paint and $95 for every hole you put in the wall even if it's for a picture frame) they also provided the tv mounting company to install my tv but still charge you for the holes. They took this amount out of my deposit and labeled it as a damage, which is beyond unfair and ridiculous. In the lease it states that's the full deposit will be refunded unless damages need to be charged OTHER than normal wear and Tear. Hanging a TV (a service provided by them) and a few smudges on the wall shouldn't be charged $200.40 It also is not stated in the lease so I had to report them to the fair housing committee and get a tenant lawyer. They also charged me for cleaning even though I provided them a receipt to show I had the place clean and they stated it was because the tub and stove weren't cleaned enough. If you want things cleaned a certain way then don't give tenants the option of buying their own cleaners. So not only did I pay for cleaners but they charged me in my deposit. And they had no pictures of the stove or tub to back this up either. Andy and Margaret are never on site and they don't respond to emails for weeks! Margarete accused me of having a fake disability letter for my service animal and I had to go to Andy to get it approved and they had to pro rate me the amount of pet rent because they accused my letter of not being real. Margaret and Christy threatened to call my doctor and get information about how many times I see my doctor to approve the letter which is absolutely illegal. Yet nothing a was done about Margaret. The only true people running this property is Cesar and Enrique they are the gate attendants but they only work during the day so good luck at night. I have over 9 months of emails for noise complaints with my upstairs neighbor that they did nothing about. They told me to buy noise canceling headphones. That was their response. Nothing was ever done. I paid almost $4000 dollars a month to live there but couldn't sleep. All prices are high. Keep in mind the rent listed on the website is the base. Parking is at least $95 a month and all trash and utility prices went up this year and like I said they will charge you damages for just living in your apartment so you will barely get your deposit back. They have over 22 vacancies on their website and can't seem to re rent my apartment that I have been gone for for a few months so you do the math...there is a reason why people don't want to live there. Also the lint from your dryer will go through a vent I. Your balcony so my balcony was unusable. Management is awful. Don't do it. They also respond to Yelp reviews just to look good on this page but they don't help at all. I still have yet to receive my whole $1000 deposit back. Melissa- you are just automatically responding to this Yelp review: you didn't look into anything and you haven't responded to any emails.

As a relatively new resident living here for over two months now, I am very disappointed to find out AIMCO's lack in RESPECT and CONSIDERATION for the residents in the wake of the recent construction: 1) Inconsiderate and disrespectful construction schedule -The pool renovation and the washer/dryer construction inside the units started nearly at the same time. I am not sure whether AIMCO is even aware how inconsiderate this is esp. for some family members. I am a professional working 9-5, but how about staying moms with babies at home? If there was at least a pool opened, they could go and rest at the pool area but the pool won't be ready until the Memorial Day. 2) Mandatory construction w/o just compensation - The residents received only one week's advance notice before the pool renovation started. I believe I would have been much more annoyed if I had found out this after my family came to visit esp. flying from a foreign country! - As a frequent whirlpool user after work, I am very dissatisfied and I strongly believe that residents deserve some reasonable compensation for this. Pool is a part of big amenities for which the residents pay. Don't try to fool me by saying, "oh you can go to the Palazzo pool instead..." You know it's not equal, please. - Regarding the washer/dryer, I don't want them if it involves following construction esp. inside my bedroom! But, alas...it's mandatory even if you opt out new washer/dryer. For whatever reasons if that's the only way that can be done, do it in a way that's the least harmful way to the residents. 3) No Shoe Cover: I don't know how many times I explicitly stated that I don't want people to come inside my unit with their shoes on esp. inside the bedroom. Every time when I raised this issue (I did at least 4 times whenever I witnessed firsthand), Cherokii (The Resident Relations Manager) assured me that she would make it sure staffs wear shoe protector booties. Guess what? An inspection staff came inside wearing his shoes this morning even when I was at home, which makes me wonder what would happen when I'm not at home. If you don't care about people coming inside your house with dusty shoes, I will respect that. But, you also need to respect the fact that I DO CARE ABOUT IT AND I DON'T LIKE PEOPLE COMING INSIDE WEARING SHOES!! 4) No follow-up: Since Cherokii told me that the construction time for my unit should be def. shorten due to the already built-in new closet for the new washer/dryer, I asked her for the rough timeline and I even e-mailed her I needed it to coordinate visits from foreign countries. She e-mailed me (after many frustrating correspondents) saying that she would be happily walk in my unit the next day and give me the answer, which was one week ago and never followed-up even after my reminder e-mail. 5) Potential health issue: I start feeling a constriction in my chest this morning when I woke up. I've been sleeping inside the bedroom where all the action is going on. There were big holes on the wall for the first week (Disha at least put some tapes upon them after I asked for it) and the dust and debris right right around my bed. It's been very stressful that I had to clean up home twice and sometimes three times the first thing as soon as I came home from work every day. I finally moved the bed outside in the living room this morning with the aid from one of the staff. The reason why I didn't move it earlier is b/c I didn't expect the work will go on more than 2 weeks for my unit and I could not lift the bed by myself. *I understand that construction/renovation is necessary sometimes, but if you are gonna do it, you'd better DO IT RIGHT!!! Treat the residents as human being not as your moneymaker. (*The star is only for the friendly leasing office staff and excellent on-site maintenance team.)

Worst place I have ever lived. Horrible building management. Unresponsive and unhelpful. Also lots of hidden charges that they don't tell you about. Security is not very good and people sneak in through the back wall from off the street often.

Of all of the terrible experiences I have had at the complex this one takes the cake. I've lived hear for nearly a decade and to say that the customer service here has deteriorated year-over-year is an understatement. I just came back from the Clubhouse where customer service (hard to believe she could even be called that) representative Jennifer Molina initiated an altercation with me!! Although I have often found the management generally subpar this exceeds even my worst expectations of their attitude and competence. Her behavior was so unprofessional and out of line that her co-worker came out of the office and looked on in stunned speechless disbelief. To set the stage - I filed a report of vandalism to my apartment door and the hallway outside (mud intentionally smeared all over carpet, mat, etc.) yesterday evening with Villas security at around 9pm. Guard told me that I should expect to hear something from the office in the am regarding the incident. Hours went by with no callback. Finally, I wrote an email specifying the details of the event and other security matters of concern that have plagued the complex over the last few years (random fire drills in the middle of the night, burglaries, stolen mail, homeless people routinely sleeping on the property - the list goes on). Still heard nothing. Finally, I went over the office to pick up a package in the hope that I would be able to speak with the Villas manager - Andrea Salerno. Jennifer (who I didn't recognize by face having only seen her name in emails) seemed to have a surly and curt attitude from jump. I couldn't figure it out - after all, I was only picking up a package - why the 'tude? I asked Andrea's whereabouts - Jennifer told me she had "seen my email" and that Andrea wouldn't be back until Monday !?! I'd think that a sensible person in her position, upon seeing the email, would get off her duff and inspect the situation. After all, they are showing apartments and - call me crazy - but I'd think that you wouldn't want to walk prospective residents through a mud and dog poop smeared hallway to entice them to rent. I went back and told her that the area had not been cleaned (in spite of nearly 24 hours passing). The (normal) response I expected was something like "I'm sorry about that, I'll go take a look and see what can be done." I got even more attitude and downright rudeness - "we don't know who's going to clean that - or even if it will be cleaned - Andrea will have to tell you when she gets back. You'll just have to wait - that will be on Monday." Huh?!? When I expressed concern that the hallway would be left in that state for two more days, I asked why the housekeeping staff (which I regularly see on the premises on Saturdays and Sundays) hadn't been - or couldn't be - called to address the situation. Long story short - among the gems hurled at me in response were that she couldn't "call an imaginary person to clean" and that if I had a problem with it I could just "clean it myself". Mind you, I am paying over $3K a month for this apartment and am a long-standing resident (the longest of all currently occupying the building) - I do not expect to be asked to live in filth or treated with disrespect when I report a matter that should be of obvious concern and requires immediate attention. I certainly don't expect to be demeaned, talked down to and talked over like a child for reporting something that makes VILLAS MANAGEMENT look bad. When I told her it made management and the complex look like crap to be walking potential residents through this kind of mess she said - and I quote - "you'd better watch who you talk to like that." Excuse me? Am I in a luxury apartment building or a ghetto freakin' streetfight?!? This interaction was uncalled for and inappropriate on so many levels. I just wish I'd had the sense to have my camera or audio rolling when it all went down so that I could post it with the disgusting photos. In any event - this is par for the course - but MUCH worse!! I also reported a party with over 50 guests that went on in my building spilling into the common areas with extreme noise until after 2am. When I called the security guard on duty (Joe) he told me that he was "only one person" and "too afraid" to talk to the offending residents. After two calls like this with no abatement of the noise, I called the police ( who also rather astoundedly said "why are you calling us - don't they have security onsite?"). My sentiments exactly, LAPD. Not to mention the fact that it took our friend Ms. Molina over a month to process a lease renewal request and that, two months following repeated requests, she still hadn't gotten around to letting me know when a vacant storage until would be available - I finally just gave up. After all, why should I give this ridiculous complex any more of my money? $3K+ rent is a high price for an almost criminal level of aggression and subpar service! BUYER BEWARE!

I've lived here for about 1.75 years and just confirming what others have said. This place has really gone downhill. It's loud, dirty, constant and the rent renewal increase I just received is LAUGHABLE given how truly shitty living here is. In particular, the property manager Andy Tanner is a nightmare, extremely rude and neglectful of the residents at the villas. He's also basically impossible to get a hold of. There have been several incident of fights, vandalized properties or unsafe behavior on the property. Once a guy kept harassing women in one of the interior courtyards and I happened to run into Andy who hadn't responded to any emails about this. When I asked him to speak to this resident (who I had a video of) he said essentially that the Villas couldn't guarantee our safety and wouldn't give me the name of anyone at corporate I could escalate the issue to. Air Communities (the property owners) need to replace him ASAP, get the security of this place under control, and chill with the rent increase if they want to retain anyone for more than a year.

I am utterly horrified at the customer service of this property. I toured a unit and was pressured into submitting an application and a $1000 holding deposit. I was approved and then sent a lease that was littered with inaccuracies, different costs than discussed, and other egregious errors. I reached out to the property manager to see if we could discuss before signing, and lo and behold she is out of office until the day before the lease agreement is set to start. No one else in the leasing office returned my calls or emails. This is incredibly unprofessional (not to mentioned designed to cheat someone out of their deposit if they don't withdraw interest in time). I immediately declined to sign and have reached out to my attorney just Incase they give me grief about refunding the holding deposit. This is not a good company and we all deserve honesty and transparency when looking for new homes. Pass.

Below Amico responded that these renovations have been a "temporary inconvenience." I couldn't live in my own apartment for an entire month (of which I paid full rent). There have been gas leaks in the building, things falling on the cars in the parking lot due to messy construction, screws all over the floor, trashed hallways, illness due to construction and mold in apartments. On top of all this, the rent is raising $300 a month. Considering this is a luxury apartment company lex, I'm not sure what we are all paying this premiere service for? Mold, gas leaks, short notice of construction that completely distrupts your life? Do NOT live here. Aimco, you should be ashamed of yourselves. Feel free to contact me.

Update to my previous review. I moved my family member out of the Villas and even after a change in staff at the front office little has changed. The cost of repainting the unit was deducted from deposit (although we had not painted or really hung much of anything), frustration with staff to get autopay stopped and a general corporate feel of...we don't need to put our best foot forward as there are plenty of people in L.A. If you are considering moving here consider checking out AIMCO's management reviews by doing a broad search on the web for AIMCO and complaints/ reviews (they manage many complexes across the country). AIMCO is the management company and ultimately the climate of service is dictated by them and will continue to be similar if their training and priorities about residents remains unchanged. The good news is with so many new developments opening along Wilshire and in the area of the Grove the availability for choice is there, but some things you cannot appreciate until you are settled.

There was no notice saying they were painting my apartment hallway floor. I came back with bags of groceries and was told I need to wait 30 minutes to be able to access my apartment. NO NOTICE. There was a major renovation that was unbearable- I was woken up everyday for 3 weeks to construction workers in my unit, literally everything blocked off. I could not use my kitchen, the living room, my other rooms and felt uncomfortable, sleep deprived, and stressed for a full 3 weeks. The head person in charge told me that a lot of people have gone on vacation--- and that it's during business hours. How crazy, this place really does not care about it's tenants. Also the courtyard smells like a real dog park in the mornings, I can smell it from my balcony. And work orders have been put in and they don't fix anything. I do not recommend this place. They are not the company you want to rent from.

The worst place ever! Every time I come to the office for something, the doors are closed. But You literally can hear Christie (manager) on the phone talking negatively about her staff. No pool and summer is coming up. No consideration for residents at all. If you're not giving them a check, they want nothing to do with you or your concerns. AIMCO's number one goal is and have always been revenue, not customer service! Stay away!

I am a current tenant, unfortunately. Disgusting conditions in buildings AND rude, may be corrupt security service, they towed 3 times my vehicle from parking lot but the last one from my assigned and payed lot. When you guys leave your vehicle more than 5 days they are calling the towing comp. bcuz i think they might be awarded with bonus percentage for every tow. Off course you can make a complaint without getting result. And majority of young profile tenants everyone partying after midnight, so not a quite place.

It's terrible apartment I never seen before. This apartment is under the construction for installing the laundry and dryer machine in the house. My wife is pregnant, so I cannot accept this construction. It should be make bad effect on my wife and unborn baby. However, they said it should be done at a time. They said building 2 is first and building is 3 second, building 1 is last. I am living in building 1. I have a plan to go trip to escape the construction, so I requested the date of construction of my house. However, they suddenly changed the plan. After building 2, they started construction for building 1. Moreover, they let me know just a week before starting construction. The construction manager told to me they will clean fully, so it does not make an effect on my family health. However, after finishing first two days construction, we are suffered from construction dust. My nose is running so much. And everyday when my wife enter the house after construction, she has stomach and feel heart beating faster. So, I cleaned my house by cleaning service on my expense... They were surprised.... how people living in this apartment.. Also, when I told to them my wife is pregnant, they were shoked.... Also, construction worker asked me how you live in this apartment.. In this situation, apartment manager only says everything is fine and construction teams do their best....

I am a relatively new resident to the Villas at Park La Brea. After weeks of construction and disrespect from the staff, I am at least relieved to have found a place (Google Reviews) where other residents are expressing their concerns and opinions on this disastrous situation. Clearly, this construction is not something "everyone wants", as we have been told on countless occasions when we complain. We were told this place had amazing amenities, and as two young women who work from home the apartment seemed like a perfect set up. Over the last month the pool has been closed due to construction. Not only is the pool closed, but the surrounding tables and chairs, which means besides a small common room and one or two office spaces there is no communal room - the amenities of the property make our rent higher, so to lose these for half a month, should be accommodated. And then came the apartment unit construction. With maybe just a few days notice, our apartment became a full construction zone, and all for something that would absolutely NOT benefit us in the slightest. I see another review below where the owners commented saying they were "offering washer and dryer installation". This is FALSE. It was mandatory for every single apartment unit to receive a set up, because it was clearly cheaper and easier for management to do it all at once. When myself and my roommate expressed our concerns and anger, we were told not to worry, as the apartment would still be livable during the day while the workers were there. As you can see in the picture below, our entire living room is completely covered, not to mention all of our furniture (which we usually use to work from home between the hours of 8-5) is moved and covered. I cannot even believe that management thinks it's okay to not compensate at LEAST half the rent for the month, seeing as this project is going on for 12 business days, meaning our furniture needs to be moved and out of the way for their construction well over half the month. But the most concerning thing of all, was that after my roommate came home one day after construction had taken place from 8-5, she found our porch door wide open, unlocked. While we are on the second floor, someone could easily get to our porch and come into our apartment. In fact, while we were touring the unit we were told to make sure the porch "always stays locked". As two young women, this is not only terrifying but so disrespectful of our property. I am beyond disappointed with the last month, and I've never felt so taken advantage of by a rental company.

Thank you for the community for reaching out - to be fair, I attempted communications in a variety of ways, I left messages specifically with the community, I sent and online request through the resident portal for someone to reach out to me via phone and called the air communities general number in order to obtain assistance. And it wasn't until I spoke with a fabulous employee named Bailey - that was easily able to address the issue in less than 5 minutes, why - did it take over a week of trying to address this to get a resolution. It's also unreasonable to expect that your tenants will know that someone is in the office every Wednesday 1) if they work and are never at the community during the day to see them present, 2) there is no sign in the resident lobby stating the available in- person hours and 3) if no notice was sent to the communities regarding available hours. Given the time frame in which I had to give notice, 30 days - and the fact that I had always been very happy living at this community, I had not prepared to even look for new places to rent - so I was then "stuck" signing a lease with the property. That being said - very rarely do I require assistance from the management team, and what I can say is the maintanence and grounds staff do an exceptional job and have always been speedy and helpful in addressing issues. In conclusion - it appears that the management of this property has severely declined since the previous manager left (Christy) who was fabulous, informative and really had the tenants best interest/comfort in mind.

I'm very mad about the package system. I received a package today and i went there at 5:10 pm and there was one of your front disc women and she refused to give me my package because its already close at 5:00 pm. So i have to wait to Monday to be able to get it !!! She was there but her excuse that its already close . If they will not be abele to give it to me why they don't leave it at the front disk !!!! WHY i have to wait to Monday !!! If you can't handle with packages then don't receive any of it !!!!! This is not the first time i faced a problem with my package, i highly recommend to do something with package system, really this is not acceptable from a company like you..

Nice location and overall nice apartment but it smells strong of dog pee in the courtyards, it's impossible to get ahold of management, and their are super loud neighbors in the middle of the night that they will do nothing about. Our baby couldn't sleep. Workout room is good

Living here has some good things but also since management changed, this Andy Tanner has been none-existent and that is unacceptable. His email is posted downstairs in the community mail room. When I email him regarding concerns, he does not respond and I'm not 3rd email. When Christy was here, it was ran smooth and efficiently. The only thing Andy likes to do is send mailers about none sense and not respond to questions or concerns. What good is Andy?? I will make sure let you know what I think if we ever cross paths.

I've lived in this apartment complex for 2 years now and although I loved it my first year and recommended it to friends, management and amenities have changed greatly over this time period. They increase the rent each year, and add new fees for parking and at the same time take away amenities so that you're paying more rent and receiving less bang for your buck. On top of that, you have noisy neighbors that have resulted in the police coming to break-up parties at 5 AM on a consistent basis without any repercussions. And the straw that broke the camel's back is the repeated fire alarms that tenants or other friends pull that wake you up at 630 AM on a Friday and continue to go off every 10-30 minutes for the rest of the day. So overall, save your money and go to an apartment that actually is worth the investment.

My boyfriend lives here so I find myself at the Villas quite often. It's kind of funny that I'm writing a review but here are some observations from a part time resident: - quiet building - walls are thin, but can't hear neighbors, only traffic in the hallways - dog friendly - nice staff - ample visitor parking - fun neighbors! The one minus is that they jack up your rent anywhere from 10-20% a year, so if you know anything about the wonders of compound interest, you can guess that you'll be priced out of the market in 12-24 months. Given the prices here, you'd expect marble floors, but if you can get over being completely robbed blind, it's a nice place to live.

Lived here for two years, and like other reviews here, I had a terrible experience trying to renew so I am moving on. The complex is decent, quiet and close to restaurants and markets. I could do without the smell of dog urine though, especially in the summer. After two years, the rent went up significantly so I tried to move to a smaller unit. You are pretty much on your own. You are essentially trying to rent like a new tenant. Very poor communication. *Since my original review something else happened that just underscored management's lack of communication. There was a resident who was clearly having a mental episode. For two days, he was roaming around the complex, yelling belligerently at no one in particular, banging pots and pans at 5 am. It was clear that he was agitated, yelling obscenities and fighting with an imaginary person. ABSOLUTELY NO COMMUNICATION FROM MANAGEMENT. I emailed and called management, finally they responded. Long story short, this is a direct quote from Andy Tanner, the manager who btw manages two large complexes so they don't even have a full time manager for this location, "we do not provide safety to any resident." I wasn't asking for protection, I was asking them to communicate with residents about the potentially dangerous situation. Anyway moving on. I hope you find the review helpful. *re: response from management to this post. No one is asking you to violate privacy, but there was a disturbed individual walking around the complex, holding a water toy guy and banging pots and pans at 5 am. You can't let residents know that. you are handling it??? And you can say all you want that there is AM on site. Walk by the office on any given day, I guarantee you the office is empty.

The place is nice (many services) and the staff friendly but there are works in the pool for almost 2 months and we are in may, a bit a shame they didn't do it earlier. They are doing works to set the laundry in each appartment. So every morning, every day for 2 weeks they are workers coming, they are pretty loud... cut off the water on this day without warn us! I guess it's not the right time to live here!

Unless you can snatch a top floor unit your living experience can easily turn into a nightmare. I've lived here for 3 years and just after renewing my lease for the first time a new neighbor moved on top of us, it's been a living hell since then and we've been stuck in our unit for over a year and a half without any solution. The building is ran by a huge corporation that doesn't really care about their tenants, they frequently change the management team and will systematically raise your rent by 10% (maximum legal) each time you want to renew your lease. Only a few units in the building are actually good in my opinion so I wouldn't recommend gambling your peace and mental health here. I'm just looking forward to moving out of this place to finally be able to sleep and work from home properly when I need to. Update from November: If you complain about your neighbors being disrespectful and extremely loud for over a year and a half, nothing will change but if you are 1 day late on paying your rent you will have a written notice on your door telling you to forfeit your lease. This will happen within 24h and regardless of how long you've lived in the building, even if it's the first time being late. I think this illustrates the Villas' priorities very well. As for the automatic reply to this review, you can bet it is just for show and nothing will happen from it.

I lived here for 15 months from March 2023 to May 2024. Overall the living conditions were okay. The maintenance staff is great and is the only bright spot. It is impossible to reach the office for any reason. The unit did not have working internet when we moved in and I spent 4 days having AT&T reinstall fibre optics in the unit. After we moved out, they actually charged us for the damages that were caused due to their incompetence in the first place. It is very difficult to recommend this to anyone looking for a new place to live, knowing that management is so difficult to work with and impossible to reach.

There was a MAJOR water break from the 4th floor down in building 3. Twenty Four apartments badly affected. I alerted Julio the maintenance manager immediately , who really should be the GM IMO. This was the Thursday before Labor day weekend. The disruption to our homes I can't even explain. Walls and floors ripped down. Massive 747 plane sized de-humidifiers in our units for days. My floor is still ripped out 3 weeks later. Maintenance and the crew working to fix disaster have been great. Unfortunately the so called management have been lees than stellar. The only communication to us effected was an email to please leave the drying equipment alone. No letter asking for patience and understanding while we repair the extensive damage to our units. I think Andy and Christy are the so-called "managers"? To add insult to injury, I thought I had scheduled my rent payment for September to come out of my account but in all the chaos of the flood I didn't. I noticed it wasn't coming out so I planned on Tuesday after the Labor day I'd take care of it. Much to my chagrin, amongst the dirt, dust, plastic, heavy equipment, power tools, plaster and sheet rock was a nasty letter on my door ordering me to "pay rent or quit". And a $150 late fee. Wow! Hey Mr. Harris, sorry about the deplorable living conditions but pay up or get the hell out! That's how I took it. I've never been late nor am I a deadbeat. This place sucks. The managers, and I've heard it from tenants and staff, don't care about the people who live here after you sign a lease. Look elsewhere. I will after my lease is up. Unless they let me out early.

Like a luxury hotel? No. There is new management in place and they have their good days and their bad days. There's a new male leasing agent that is full of misinformation and I avoid him, everyone else seems pleasant but now they've stopped signing for packages and alerting us when we have a package in the office. The packages are really piling up so hopefully soon they will realize it would be smart to let the tenants know they have a package. Pros: -Great location near the Grove, LaBrea, Beverly Hills -Maintenance is very good. Maintenance staff is cordial, works quickly and answers requests pretty much immediately. -Pool is pretty and large -Gym is decent and clean -24hr gate and guards. Guards are friendly and pretty strict, but they really need to having more than one on duty (especially on Friday and Saturday nights). They need one guard at the gate and one on patrol! -Kitchen appliances are very good and well maintained -Close to CVS, Ralphs, Whole Foods, the Farmers Market, Trader Joes, LaBrea Bakery, 3rd Street Restaurants (Izakaya, Little Door, Toast, Olio) -Vegetation around the property is plentiful, pretty and well maintained Cons: -Traffic on 3rd Street/Fairfax District (Whole Foods parking lot...yipes!) -Clubhouse couches are disgusting and old -Hallways (at least mine) have not been cleaned or painted in a long time (since new management). Also, someone steals the light fixtures in the hallways. I don't know why since they are plastic and full of dead bugs. They are disgusting and line all the hallways. As for the stealing... it's probably immature vandalism. -In a nutshell...many of the residents still think they are in a college dorm, if you miss dorm-life, this is the place for you. -My car has been keyed, dented and people have left gum (chewed up balls) on my hood (again, there is a serious lack of maturity in this place) -P2 parking level gets flooded every time it rains -People from neighboring complexes sneak in (with coolers) to use the pool -Rent is high for the square footage you get and closets are small -No washer/dryers in units, lugging laundry and paying 1.50 per washer load and 1.00 per dryer load adds up. Take that into consideration if you are thinking about other apartments. It's about $50/month for me to do laundry in this building. -Windows are never cleaned and neither are the garages. -More immaturity...the fire alarms are pulled frequently. It's highly annoying. Pro/Con -Getting an apartment that faces the courtyards is much quieter (and prettier!) than facing the street but you will have to deal with drunk wanna-be actors coming home at 3am and screaming in the courtyard and then slamming the entrance doors. Additionally, everyone that has a dog uses the courtyard like a DOG PARK. MUCH MORE OFTEN THAN NOT... they take their dogs off leashes and leave the poop behind. There are three buildings at this property, why don't they make one of their buildings pet friendly and leave the others to people that don't have pets. -They are replacing all the carpeting with "wood" floors. Nice, but now you hear EVERYTHING from the apartments above you and below you. -There is a business office and conference room but the computers are really old and the printers hardly ever work. All in all, I think the management tries but they really need to be more selective with who they rent to.

I think I would have enjoyed living here if the staff wasn't absolutely horrible. From the day I moved in up until the move out process I have had nothing but issues with the staff. They are useless and scam you into paying extra fees for their mistakes. The maintenance crew is friendly and great at their duties, just numerous issues with the ladies in the leasing office. They should be more concerned about providing their tenants with a feel good stay rather than scamming them into more expensive apartments and longer than requested lease terms. They "play dumb" often, even when you inform them your apartment has been broken into and robbed they still have no care in the world. Other than that it's a beautiful complex and apartment. So if you're ok with spending unexpected extra money and dealing with dummies than you will love it here! 🙂

Five stars for the walkability, APPEARANCE of the community, and ease of commuting. My wife and I moved out recently after 2.5 years in a second floor courtyard unit. 2.5 stars for the actual conditions. -its an apartment, SOME noise is expected and ok; but the soundproofing is terrible. -For over a year, our upstairs neighbors were excessively loud at all times of day or night to the point we were losing sleep, being constantly woken up in the middle of the night and during business hours, we were unable to work from home due to the level of noise coming from the upstairs unit. They would vacuum past quiet hours, stomp and slam things constantly, they allowed their 4 or 5yo child to scream, run, and throw things before 6am to past 1130pm (noise in quiet hours is a lease violation). The kid would throw a tantrum at 945 st night while getting a bath, and we would hear every last moment. This went on even as we were moving out. -the courtyard entryways around building 3 always smell like dog pee, and pets are rarely cleaned up after, and never leashed. Dog parties constantly in the courtyard late at night 1030 on with barking, growling, and owners just standing around talking loudly. Two star for management; esp the two folks I had the misfortune of working with. -Generally took multiple days to respond to emails, I've rarely seen anyone actually on site in the office (or even an open office door) and seems to rely solely on emails to communicate -they don't enforce quiet hours, dogs on leash, smoking, speeding in the deck, trash cans or shoe racks in hallways, etc. I was told 3 months into a noise issue "it's an apartment, you have noise, get over it". I complained multiple times a week about noise but it was never resolved; we were not offered to relocate units, nor were there any effective changes to the upstairs. -The management I interacted with for our issues was apathetic, unsympathetic and uncaring. They communicated solely via email and made no effort to be out in the community. They never came by to listen to our noise issue while it was ongoing, never reached out to see if things were improving, never offered to let us change apartments (even if it was a downgrade, even just offering would have at least been something).

PROS: - The complex is beautiful, fancy and modern - Very central location, walkable (25 min max to Downtown) - Maintenance Team is very efficient - Management team is doing their best despite the poor company policies (AIMCO) - Friendly community CONS: - Pool crowded - Move out inspection is a con job, its fake, and you will get charged 180$ Cleaning fee + 200$ Paint "touch ups" no matter what - We had a pretty bad construction experience (3 weeks were our apartment was basically an open door business, and 0 compensation) - Always rent a top floor.... our first year was Ruined because we were 2nd floor, and upstair neighbor was sub-renting as AirBnB (new people every month). Lived there for 2 years, moved because the rents were getting a but too high for the apartments (you can get way bigger around Glendale / Pasadena) Answer to George: well it's a tight too late since I moved out but thanks. Having rules is one thing. Enforcing them is another.

The place is okay but front desk is never there when you need them, there not even a single soul available at the front desk for last couple weeks of December. There are not enough table for people to use in the conference room. The park by the fountain is smells like dog poop and the jacuzzi smell like urine sometimes during the night. I hope the management will do a better job than just standing there pretend to answer a phone call. Plus there is a creepy lady that like to walk around the lobby and the conference room
