Place is infested with rodents, Leasing office is an absolute joke rude with ignorant workers. This is not a non smoking facility my apartment smells like cigarettes & marijuana on a daily basis & I have horrible asthma. Management told me that contacting board of health won't get nothing done because it isn't affecting my health? Are you joking me? have you heard of leptospirosis!! Everyone stay away from this place.

DO NOT MOVE HERE. I lived her for a year and the neighbors are horrible they are so noisy and unrespectful of others. They say natural wear and tear with little stains on the carpet is fine when you move out due to they will steam clean the carpet. And an inspector came in on the last day my lease was up and barely looked around and said after 30 seconds of being there that the WHOLE carpet had to be ripped up in all the rooms and is charging $1500 for a two bedroom apartment. They are a corporate business and do not care about you. Move here if you want to throw money your money out the window and overpay for everything

ZERO STARS ZERO STARS ZERO STARS!!!! Be homeless before you live in Waterford. 1) this place smells so bad, outside and inside. Hallways reek of trash and dog pee, often times you'll open your apartment door to actual dog poop in your hallway! 2) the front office will NEVER answer the phone, and they almost never return your calls either. 3) my toilet has over flowed 3 times in one month, when I asked maintenance why they think this keeps happening they're best guess was that I'm flushing makeup or tampons down my toilet?? Really?? What sense does that make?? 4) they just updated to electric door knobs, which is nice until you have a problem with them and they don't know how to fix it. I called the front office for 20 minutes, as mentioned previously I got no answer. So after showing up in the office, the women told me "the batteries don't die, it's all electric" so she reset my code, and wouldn't you know MY BATTERY IS STILL DEAD. I'm supposed to be getting ready for work right now but instead I'm locked out in the apartment's smelly fucking hallway waiting for someone to figure out how to let me in the apartment that I pay WAY TOO MUCH MONEY FOR.

We were not impressed with Waterford Village at all. We loved our apartment when we first moved in. We did notice that there seemed to be a lot of turnover in the building, however- people were constantly moving out and then new people would move in. We wondered why, but then when our lease was up we discovered it was probably because of how high the rent gets jacked up. One of our new neighbors that moved in was a BSU student. He threw wild parties that were extremely loud and lasted all hours of the night. We let it go for the first couple of months, hoping he would get it out of his system and then settle down. No such luck. We e-mailed Jaeson, the community manager, about the situation and never heard back. A few weeks after that we went into the office to talk to Jaeson, because the parties were happening every Thursday, Friday and Saturday night, with occasional Wednesday night parties as well. We told Jaeson that we had talked to our neighbor and asked him to keep the noise down, but he continued to throw loud parties. Jaeson said he would talk to our neighbor and take care of the issue. Whether he talked to our neighbor or not, I don't know, but the noise never stopped. Some of our other neighbors called the cops on the party apartment multiple times, and still nothing changed. It was completely ridiculous. I assume Waterford won't renew that particular tenants lease when it is up, but the fact that nothing was ever done to stop the parties is absurd. As if that wasn't bad enough, when it was time to renew our lease, they jacked the rent up more than $100/month, and rent was already higher than what the apartment was worth. Completely ridiculous. We were basically living in a frat house and they wanted to charge us over $1500/month for a one bedroom. We called Aimco to see if it would be possible to renew our lease at the rate we were currently paying (which honestly, the original rate was still too high for what the apartment was) , especially given all the unresolved noise issues in the building. They would not budge. We then asked if it would be possible to do a month-to-month lease until the summer since I am a teacher, and moving would be a lot easier for my fiance and I in the summer. They said they would let us do month to month for an additional THREE HUNDRED AND SIXTY dollars a month. That put us right around $1800/month for a one bedroom in a crazy loud building. We were next to a party Bridgewater State University kid, and couldn't even sleep with our windows open because of how loud all the college kids were walking in front of our building on the way into the complex. There was no way we were paying that kind of money for that kind of living experience. We moved in February. We now have a beautiful 2 bedroom apartment in a quiet neighborhood overlooking a lake- and we're paying less than what we would have paid if we stayed at Waterford in our one bedroom. SAVE YOUR MONEY. For the outrageous amount Waterford charges, you can find a much nicer apartment. As if all of these issues weren't bad enough, when it was time to move out we were told that if we didn't want to lose our security deposit, we would have to pay to have the apartment professionally cleaned. When we moved in, the office told us that they covered the professional cleaning. I assumed that meant that Aimco paid for it. Nope, they charge their tenants to have the apartment cleaned upon move out- it comes out of your security deposit, so you don't get the whole thing back even if you have no damage to the apartment and leave it clean. Overall, Waterford is a terrible place to live. They clearly do not care about their tenants, all they care about is money. We have a friend who is having the same issues with Waterford. She plans on leaving when her lease is up this summer. We're in our 20's, so we always seem to have one friend or another moving for a new job/to move in with a significant other etc. We've told all of our friends to never consider an Aimco property because of how bad our experience was.

I'm happy to say I'm leaving Waterford village After living in a place that you can't walk on the grass because it's full of dog crap Finally my lease is up . I called to get my drain on my sink fixed it took over a month to get someone out to my apartment to take a look at it even then it wasn't fixed . I was told that I couldn't live here with a comercial vehicle by a property manager when I signed my lease I told them I had a comercial vehicle and it wasn't a problem . I parked in front of my apartment witch I was never told I couldn't when I signed my lease and was also threatened to have my vehicle towed . When there is plenty of cars that park out front thru out the apartment building and they have never been told anything I wish I had rent the reviews before leasing here I wouldn't recommend anyone to move to move in to this place

Please be careful when applying for a rental apartment at Waterford Village. The leasing agent is very shady and persistent. Any intelligent person would want to see the apartment first before making any commitment by signing a lease agreement. I was approved to move in, but he was very persistent for me to sign a lease agreement first, before scheduling a tour of the apartment. Who does business like this. I never spoke to him in person. We only corresponded by emails. Really? After numerous emails back and fourth, he finally agreed to schedule an appointment for a viewing. Because I didn't respond back the next morning, he denied my application because I brought my family member to the emergency room. I should had read the reviews first. Tenants are complaining of roaches and other creepy crawlers. Don't send your personal information to him before seeing the apartment first. - Anonymous

Worst place to live everyone smokes cigarettes and weed. In a none smoking building the main reason we moved in. It comes in your apartment and the leasen office will not help you. They also blow smoke up your a** just to get their rent. They tell you over and over they will find out who smoking and they smoke right in front of everyone. All day everyday. Good place to live if you don't have kids and want drunk people going up and down the stairs all night.

The worst apt I have have ever lived at. Way over priced for the quality. Crapy paint job on the walls. Been here less then a year and the edges of the carpet have already started to peel up. when out dishwasher broke two months went by while they were waiting for a part to come in. When I called to ask about it I find out that the part was never ordered, when I asked why nothing was ordered he claimed to not remember coming to look at our dishwasher. This place place is awful, I wouldn't ever tell anyone to rent here. The amount of bugs (spiders,ants,flys) that I have had in my short time here is gross. And they have a huge stray cat issuse. And with all this they want to up my rent for this crappy 2-bedroom to over 1,500 dollars plus up the renters insurence (that they force you to get to move in) if your reading this don't ever move here. You will regret it.

If I could give negative stars i would. Just finished paying off a $3000 move out fee. Don't be tricked they will get you on move out. $1000 for a 12 inch coffee stain on carpet that they were replacing anyway. Non negotiable on a lease problem that was completely their fault. Ridiculous cleaning fees on top of the cleaning fee. There was Never any parking even though you pay for it. Dumpsters always overflowing. Dirty smelly hallways. Laundry Machines always broken or full of Clothes people just leave there. Blasting music and TVs all times of day or night. Stolen packages from hallway/mailbox area. Dog poop everywhere. I was tricked into moving in and scammed even more on moving out. They are relentless bulldogs out to make money anyway they can. Do not live here...I promise you will regret it.

What a horrible move out experience! Our second year into our lease and we broke it. We understand the penalties associated. Penalty went from two months rent to three! Unjust enrichment! On top of outrageous rent to begin with, now we have to pay $4900 to move out! Insult to injury, my private mailing address was released to my ex who I have diligently kept my new address from. I asked Dan from AIMCO who danced around my questions in regards to the refund of my security deposit. Today is 1/28/19 and our moveout date was 1/8/19. I asked him if it was correct that by law the security deposit must be refunded within 30 days of moveout date. He answered my question with, "we've sent out your statement paperwork on 1/18/19 so the refund check takes up to 3 weeks from that date." First of all, that's not what I asked you! In which he kept repeating the same answer to me. Bad business with a smile these crooks! Grab your ankles and get ready for a ride moving into Waterford Village!

I am completely disgusted with this place. We have lived here for about two years and it has been nothing but frustration. The shared washer and dryer for 16 units is insane and half the time they do not work. They will not hear your complaint about it since it is through a different company but when that company comes to "fix" it, it's still broken. People smoke inside the apartments even though the community is supposed to be smoke free and the noise is unbelievable. We have made several complaints regarding the noise and they have all gone unheard. After we felt we had no other choice other than to move they have the nerve to charge us over $600 since we didn't give them a 60 day notice. We have reached out multiple times to them without a response and even though we are moving in a month they are still charging us. It's ridiculous. I would never recommend anyone live here if they want to keep their sanity.

DO NOT MOVE HERE!!!! I have lived at Waterford for about a year now with my two children and my fiancee. We have not had a good experience here at all. The management team at the clubhouse is extremely rude if you can even get a hold of them at all seeing as they never answer their phones. Also we were sent an email recently about our lease being up and needing to renew. However after reviewing their new lease options we are appalled at how much they think they can charge for a crappy 2 bedroom apartment. The prices ranged from 1525 a month to 1725 a month. Very outrageous. Also I have lived in multiple apartments for a while now and I have never had a landlord decide to up my rent by almost 200 dollars a month after just a year. Absolutely ridiculous. Also my oldest daughter is disabled and because of it has a wheelchair as well as our neighbor is disabled and all winter not once did we see anyone from the complex come to shovel us out of the snow. Instead my fiancee was shoveling all day long to keep a clear path in case of an emergency. When the snow removal company finally did show up at about 7pm at night, when it had been snowing all day, they were extremely rude to my fiancee. Also service requests go unanswered for months. And the washers in our building are constantly broken or not rinsing out properly. Also I have never been treated so rudely when asking a management member about the process of moving out. Instead of being helpful they were rude and told us because we did not like their prices we have to be out at the end of June(it's may now). Management also refuses completely to even tell another complex that we are tenants there to get a new apartment. Quite literally Waterford is the reason my family is about to be homeless. They not only are taking us to court to evict us for one months rent being late, but when I did sent them a check for the rent they refused to take it! They are not interested in their tenants being happy they are only interested in making money and lots of it. They do not keep up with any of the regular maintenance of the building or anything. I am completely appalled by this place and they should be ashamed of themselves for how they treat their tenants. Never ever move here unless you want to be poor and unhappy.

Totally mislead when I spoke to the leasing office. I asked it was a quite place and was told it was. I can hear the train from 4:45 am until 11 pm. Hassle to get into the community because of the traffic. I had multiple service calls to my apartment in my first month. The buildings are not well maintained. The gym equipment is old and dirty. The treadmills should have been replaced years ago but they are sinking in the middle of the belt. There is also an odor in the gym. I would advise everyone to not move in.

DO NOT MOVE HERE. I repeat, DO NOT MOVE HERE. My boyfriend and I moved out in February 2018 when our lease ended in March 2018. It's so bad at Waterford that we decided we'd rather pay 2 rents for 1 month instead of stay there any longer. The only competent person at the leasing office is Anita, she truly knows how to treat people with decency and respect. The rest are all terribly foul. When my partner and I were living there we received a very aggressive phone call from Rachel stating that marijuana smoke was wafting from our apartment into other units. This is kind of hilarious because WE DON'T EVEN SMOKE. We were threatened with a 250 dollar fine if it didn't stop. Low and behold it was coming from the unit above and across the hall from us. So not only do they treat you like garbage, but they threaten you with fines with absolutely no evidence. Also, while the dog owners are very nice, no one picks up after their dogs. You'd figure that it's the right thing to do, but nope. I took my dogs to the park on many occasions and had to pick up other dogs fecal matter because people didn't pick up responsibly. Maintenance never arrives on time, not once did they come within the time frame specified when we were given notice. They never placed covers over our a/c unit, which caused water damage to the walls. They charged us for the carpets on move out when they out right said they were just going to tear it up and replace it with nicer laminate. They made the leasing office look nice and modern, but only ever touched the apartments on move out so you wouldn't see the benefit if you lived there previously. They never care for the roads resulting in gigantic potholes that will damage your car. And if your car is damaged there, you're SOL because the leasing office will be of no help. The community is always loud and dirty thanks to the parties that the BSU kids throw. Not to mention it always smells like sewage at night. If you want a place that is going to charge you up the butt, treat you like human garbage, and force you to live in subpar conditions then Waterford is the perfect place for you. Otherwise, stay away at all costs.

It feels like I'm living in a place owned by a stingy corporation: making you pay through the nose for every.single.thing., and giving back as little as possible. Extending a lease month-by-month costs an extra $300/month, if you need to end the lease, it's 2 month's rent (because you have to stay for 1 more month and pay another month's rent). I walk around the rotary everyday, and it always smells bad. Also I've had so many problems with noisy neighbors it's unbelievable. At least some of the staff was really great.

Awful place, with sewage problems beyond your worst nightmare. They do not clean the area around the buildings, the water backs up from a nearby run off area, and you are living in a septic nightmare. I had pneumonia twice in one year there, and even with a doctor's note, they would not let me out of a lease,even after I gave them 60 days notice. Buyer beware here, people!!

They have fake reviews put up to make it seem like they are great but it is a lie to make it look like they are a great place to live. Issues with cockroaches that they never take care of. Refuse to do scheduled maintenance. When i finally terminated my lease 1 MONTH shy of the end of my lease, they charged me $3,000 for a "early termination fee". I have screen shots for anyone that wants to see. Dont believe fake reviews youve been warned.

The many wonderful amenities at Waterford Village are greatly overshadowed by the truly awful leasing agents. Leasing agents are petty and vindictive, choosing to harass tenants who have lodged reasonable complaints instead of helping them. We were hit with a $250 fine for smoking and told it was our final warning due to numerous complaints around our building. We do not even smoke! When asked about the appeal process and any evidence to the claim, we were told that there is none. It was our word against that of the leasing agent who claims to have caught us. The same leasing agent who toured the apartment with us at move in and rudely dismissed our concerns about the extensive damage through out the unit. The construction team they hired to do cosmetic renovations (painting the exteriors of the buildings, instead of fixing the mulititude of enormous potholes and broken speed bumps) are constantly in the parking lot outside of my building smoking cigarettes, even though this is a supposed "non smoking" community, according to the unwarranted fine we received. My air conditioning unit has not been serviced since 1999, and is covered in black mold. The base boards in the unit are falling off and the kitchen cabinets have been chewed by the previous tenants pets, the shelves are all sagging, of which we were told that the previous tenant's security deposit was taken to fix these problems but never were. All of these complaints have been brought to the attention of the maintenance staff and leasing team, and completely ignored even laughed off with the words "Good Luck with that" spoken by the leasing agent who claims to have caught us smoking. The only memeber of the leasing team who deserves to have a job is Anita. Everyone else is in the business of stealing tenant money, and making it miserable to live here. The leasing staff is running this place into the ground. We will not be renewing our lease, nor will we ever recommend Waterford Village or any other Aimco property to friends.

UPDATE: So no one contacted me obviously!! And I just got out of my cold shower that happens at least once a week!!!! PLEASE DONT MOVE HE Like so many other reviewers, if I could give zero stars I would. I go to school at BSU but I'm a quiet person who was looking for a more convenient commute to school. I was offered a 7 month lease at the lowest price of 1380 but don't worry, they jack up the prices with everything imaginable!! It was made to seem like such a nice place but once I moved in, I never received the needed maintenance done in my apartment. Speaking of maintenance, if you expect any please don't move here. I recently popped a tire and crack my rim because of the huge potholes that are in the roadways in the complex.. was promised a call back from the manager and never received one obviously. The noise is a huge problem here, my neighbor constantly blasts music and is screaming at his TV all hours of the night and people are constantly running around yelling in the parking lots. Also, the whole upstairs (I live on the 3rd floor) smells like weed thanks to the previously mentioned neighbor. People constantly smoke around the building and I like to have my windows open but now I can't. Overall I'm severely disappointed in this complex as a whole and I'm counting down the days until my lease ends because I don't want to pay the fees to break my lease early.

Its not that day to day life was so bad at Waterford-its what you would expect. The complex is dated with a half hearted attempt to fix pot holes, paint over dirt etc. I suppose at a lower price point it would be tolerable. Neighbors were nice and enjoyable. On the other hand our car was vandalized along with 3 others by visitors to the complex. The one star is for the aimco policies and the absurd way they are enforced. You will meet plenty of people who like their neighbors at Waterford but you will never meet someone who likes or respects aimco.

Decent place to live but not for the price. The raise in rent was insane with no updates or upgrades, no new amenities, and only heat and hot water included. Not to mention having to pay for parking and a ridiculous monthly fee for pet rent. Not worth the money to live here. My roommate and I lived here for a year and were looking for a new place to live within a month. The place has bug infestations, washers and dryers that are broken half the time, many smokers even though the community is supposed to be smoke free, and office staff that will take forever to answer if they even do.

If I could rate no stars I would. From the day we started looking at this place we had issues and my biggest mistake wasn't walking away from the beginning. We were moving all the way from Florida and did our entire move through the phone. Jason the manager refused to to allow us to speak to the employees who work in the office instead wanted the income from us being a new resident. He was horrible to work with. Has always been rude and seems to use things against people to keep himself out of trouble. If we had been infromed of the horrible smell that is so strong that it's sickening. My daughter is constantly gagging over it. Then the infestation of stink bugs in all the apartments never mind the awful ventilation in the bathrooms causing black mold all over the ceiling. The hallways have heat but we can't turn it on in our apartments and it's just a few days away from November. Our neighbors are rude and constantly finding anything to complain about. Today I brought my large dog out and had two small dogs from the building next door to the right of us run at my dog jumping and trying to bite his neck. I had to scream his dogs off, trying to pull mine away. I confronted the owner and he told me to screw off and that he didn't care if our dogs got into a fight that's why we stood there doing nothing about the situation. As a very short and small woman, he is lucky I had the strength to hold my dog back from protecting himself. We all know that my large dog would've been the one to blame and that's just wrong of him to put me in that unfair situation. I'd also like to mention that every resident pays different rates here. For example, we pay for water, heat and sewage. I know resident who don't. I know people that had to pay to renew their lease and I know people that didnt. They try to take money from anyone they can and want. You have to even pay them to pay your rent!!! They have a fee when paying your rent...like I don't spend enough. For the disgustingly overpriced rent that we do have to pay this place needs to get its shit together. I feel bad for anyone that signs a lease here. Completely explains why I'm constantly seeing moving trucks in this hell hole.

I lived here in my early 20's when Flatley owned it. Impeccable!!!! Now I am here until my house is ready. The smell of dog feces and urine is overwhelming. I want to open my windows for fresh air and can't. The hallway carpets were supposed to be replaced a year ago (per the notice). Nothing was done. The place smells like a sleazy motel. The washers and dryers have cat feces stuck in the filter. Absolutely disgusting. If you want to sleep on the weekend forget about it. You have heroine addicts outside your bedroom window

Lived here as a student going to BSU. They treat students poorly, charge us to much, and make us lease through the summer. Staff is very unprofessional and demeaning (except Rachel), care very little about the people who live there, and dont take complaints or concerns seriously. Broken window in bedroom that was mentioned when I moved in never got fixed. Broken window in front entry way allows for anyone to access building causing a safety concern, and the place always smells like garbage.

Avoid this place at all cost! Run, don't walk! Once you're in it is impossible to get anything resolved without hiring an attorney! It's too bad this place has fallen so far! Years past it used to be a good place to hang your hat! FYI, any rent issues you are dealing with Denver, CO..... buyers beware!

It feels like I'm living in a place owned by a stingy corporation: making you pay through the nose for every.single.thing., and giving back as little as possible. Extending a lease month-by-month costs an extra $300/month, if you need to end the lease, it's 2 month's rent (because you have to stay for 1 more month and pay another month's rent). At least some of the staff was really great.

This place is a dump, They say "Luxury Apartments" but there is nothing luxurious about this place. My building has mice, They raise the rent between 100 and 150 every year and you get nothing for it. The interior hallways are 70's carpeting and wallpaper. There is so much build up of paint on the doors and walls its all bubbling. Water stains on the ceiling, they appliances are so old, they just keep swapping them out from empty apartments. They rent to college students so the place turns into a campus, trash everywhere. The staff are rude and basically do nothing for you. You have to pay for parking, there is no security. Don't waste your time with this place.

Building 39 had a mice problem during the 2018 winter period. Took them about 4 months to take care of the problem. I think because the weather got nice out. During that time we caught about 15 mice. We finally moved out this past month, because we dont want a repeat in the 2019 winter. Highly recommend not to live here.

Not worth living here. Sure its great because it's right next to BSU but the people aren't. Day time here is quiet for the most part but as soon as its dark its like the creatures come out. Drama, house fights, yelling, stomping all through the night and the police come frequently. Not to mention arguments outside. This place is not full of good tenants. People move in and out so quick. Management doesn't even bother to help you if there is an issue. Youre on your own. Highly suggest you seek living elsewhere where you can have peace of mind and put your money to good use.

I was also mislead by the leasing office. I went to rent an apartment and was told was all set just needed a deposit. They wouldn't take a check so I had to go get money orders. Then the woman came and told me there was a problem receiving my credit score. I needed to call equifax and see why they wouldn't release my score. I called equifax and then called Waterford village the following morning and was told it was based on my lack of credit not that they didn't get score. Now the thieves are telling me 10 business days to return my money when it isn't a day later.

I am beyond thrilled I'm leaving this place in my past. There is a severe lack of communication in this entire community. There will be "emergencies" where water or electricity will be completely shut off and you are never given notice. When this happened I was informed I needed to leave my home and go up to the club house and shower in the gyms public shower. If you live on the first floor, I feel sorry for you. The problems with pests in the summer is almost unbearable. You will hear your neighbors stomping around and yelling at their children at all times of day and night. I was promised a "non smoking community" and I had to be evacuated multiple times in the beginning of my lease due to the fire alarms going off from people smoking in their homes. On top of my own apartment needing an inspection for cigarette/marijuana smoke when I was one of the people to submit a complaint about the smell. I have even received calls and complaints about my own unit smelling like smoke without any type of Inspection taking place and being threatened with a 250 dollar fine. I am a younger person living in a building of older people and families and I personally feel like I have been targeted due to my age. Keep in mind, any "random inspection" or "fire alarm inspection" was done with almost less than 24 hours notice. So if you wanted to be there while strangers were in your home they made it almost impossible. My car was damaged in my premier parking spot, and I was given no solution other than "we will have maintenance patrol your parking lot." Let it be known I never saw that happen once. The streets and parking lots are probably some of the most poorly maintained things I have ever seen. There are speed bumps that have been taken out by snow plows over a year ago, and giant potholes everywhere. The cost of laundry was raised with very short notice. Which when we signed the lease they gave us no information about those costs potentially rising. They shouldn't have risen considering the lack of cleanliness. I had to give the leasing office my license as collateral once to get a key for another building to bring my laundry somewhere else to clean it. I had my bathroom vanity damaged due to water leaking over 6 months ago with the promise of a new one that was never replaced by the end of my lease. My air conditioners were never covered for the winter and there is now water damage on the interior of the apartment, as well as a severe draft at all times. You don't get to see the filth and beer cans that college residents leave wherever they please. The management of this establishment do a good job at hiding how awful of a place this is to live. The other dog owners of this community leave their pets filth without picking it up, and the dog park is no exception. People allow their animals to walk off leash outside of the park. I have even had residents tell me their dogs have been attacked by off leash animals that don't meet the breed restrictions of the community. Then when you tell the leasing office about said animal they say "well we don't have proof that animal belongs to one of our residents." When you see them almost every night. People abandon their cats when they move so their are stray cats everywhere. The moving process is unnecessary. There is an exit inspection that takes place before you leave, which is understandable. However, there is then an additional exit inspection that needs to take place when you have vacated the unit. Where the maintenance office was a half hour late for, leaving my partner almost late for work. EveryI would have even possibly considered renewing my lease I have worked with Britney and Rachel, who are both constantly in a foul mood whenever you have a question or a concern. If you don't like residents coming to you to fix the problems they are having with their living situation you should either fix the problem, or look for a new line of work. The one person I did work with through the move in process who really does deserve an honorable mention is Anita. She was the only person in the leasing office who was kind, and always greeted you with a smile. At the end of it all, steer clear of Waterford. It's not worth your money. If you want to live in the ghetto, spend half the money and move to Brockton. UPDATE: my partner was contacted by a member of the leasing office. I was not contacted at all. The email realistically only addressed one issue, and then said they wished we had addressed these issues when we lived there. When I in fact addressed several issues regarding my car being damaged, the pot holes, and the smoking with Britney, and my damaged vanity with maintenance. Just goes to show you when you actually complain about something in this community, they don't keep track of it.

I'm going to start positively by saying that the staff has been nothing but nice to me. Great people in the community as well, all my neighbors are lovely. That being said, I live here currently and will definitely not be renewing my lease!! They advertise as "luxory" apartments (and the rent is definitely that of a luxory apt), but the place smell (and frankly looks) like an old dive hotel. I usually am not a complainer, but for the amount paid monthly, the place should be kept in MINT condition. Roads are a mess to start, the buildings are terribly dirty and I can tell they've not been updated in years, peeling paint all over my apartment... I have done the math and they make MILLIONS a year, yet can't maintain the apartments? Please, do yourself a favor and if you want to live in luxory, look elsewhere.

They advertise as a non-smoking residence. I have lived here for months and all I smells is smoke everyday. Dispite my many complaints to the managment little has been done to stop residence from smoking. I am furious because I moved here for the non-smoking living. I am highly allergic and have cancer in my family.

this place sucks. Ok i was backed up by 3 days on rent and now they dont want to take the rest of the money. So they keep sending me 14 day notice to quit. Like for real take my money and move on for real. I just want to throw the money at their faces. And also they are so rude. You can ask any question and they basically have a smart ass answer to everything.

It's a really shame how poorly considering they are with our issues been complaining fir months now about very noisy upstairs neighbors we have it's been really hard when you have an infant baby at home disgust's me to see how they have no respect for our issues how they don't make any effort to solve the problem I even gave them a solution of us moving to another unit but thei rather make things hard and complicated even though we've been living here for the last 6 years they just have no regards with their tenants what a shame .

After writing my first review, i am now almost questioning my decision on living here. At least a service request every two weeks goes out to community management. Pest control (bed bugs, and roaches...a lot of them) are the main reasons for my requests. Me and neighbors have had "treatments" so I'm not the only one. Washers and dryers in my buildings are constantly non-functional, trash is never always thrown in the dumpster but on the sides instead. "Doggy-bags" for dog poop are left by entrances, sidewalks, and in the grass. This place accepts pets, but its hard to get much focusing and work done when you come home to barking dogs downstairs, and or, in the apartments beside you. University kids park here as the parking tickets mean nothing but another $20 per car for rent. Having to only cover electricity is great. Everything else you have to deal with here is not worth the monthly rent for convenience. I don't feel that my building is as well maintained as the buildings in the front of the complex.

Waterford Village is the quintessential "first apartment" complex that provides those wonderful memories and stories you can tell your grand kids by the fireplace some day, except that the memories made you want to bash your head against a wall and ask, "What was I thinking?" I cannot begin to express my mild disdain for this place. Firstly, in response to the previous reviewer, unless their policies had changed, BSU students were all over the place. I lived with my girlfriend at Waterford and she was a student at BSU. We had neighbors living below us who must have been students also because they would blast Rihanna and Katy Perry loudly late every Wednesday night (what happened to thirsty Thursday?) while hosting what were definitely college parties. The "security guard" was a person who sat inside his SUV by the entrance to the complex every night and let it be known we have noticed him watching videos on a tablet computer on more than one occasion. There was no security guard during the day, ever. The interior hallway/stairways of the building itself was awful 70s décor. The wallpaper was peeling off, there was a broken window in the stairwell that wasn't repaired for over two months (during the winter), the carpet was emerald green right out of the land of Wizard of Oz. The apartment space itself was not bad, I must say. For the price we paid (we paid a 15 month reduced rate) we had a decent amount of living space. Too bad that can't take away from the fact that we had bugs in our kitchen cabinets since day one of moving in. The bathroom was in tough shape when we moved in as well. You know your neighbor's shower schedule as the waterworks sounded like something out of a Water Country ride. The most annoying thing of all - the paint layers on every door made it near impossible to close each door without having to press extremely hard. The kitchen closet/pantry door was impressively closed almost permanently because of the layers of paint smudged on the door and door frame. Upon leaving Waterford, the cleaning and damage charges were ludicrous as everything was scrubbed clean. They even offered to have the carpet cleaned with "their professional connections" at a "reduced rate" with a carpet cleaner. Let's put it this way, you are better off getting them cleaned professionally yourself and providing a receipt to Waterford than getting charged by them. Another point to reference the previous reviewer, I ended up not even using the laundry machines as they SUCKED. I used the Laundromat down the street by Walgreens. It is way too much of an inconvenience to have to go to the leasing office to refill a laundry card that doesn't even work properly on the machines themselves. It is also an inconvenience to have to pick up every single package we receive from Amazon or wherever else UPS or Fedex delivers for. The pool and gym are nice, the leasing office staff are great, as well as the overall location (close to BSU and commuter rail), but honestly that won't even get this place two stars for all the headaches and anxiety this place has caused. I would most definitely recommend looking elsewhere to live as I would not be caught dead wanting to live here again. As for the grandkids, I'm sure they will enjoy my tales of misery as a young professional living in my "first apartment."

I wish -1 reviews were possible. This complex is nothing but a gilded turd. You may see amenities galore, but they don't live up to expectations. The complex is also located next to a sewage treatment plant, so half of the area smells like sewage. You're better off spending your $1600 a month anywhere else. The cherry on the top, is the rodents that infest the attic (I live on the third floor,) recently died and I now get to smell their purifying corpses.

I am one of the many members of the recent exodus from this hellhole sty, to wish I could give it minus zero stars Where do I begin? I will start with the fact that we moved into this falsely billed smoke free community , so as my elderly mother who suffers from Copd and heart disease, could breathe freely as well walk as prescribed by her cardiologist We quickly learned that not only are cigarettes daily/nightly smoked, but skunk weed as well And it wafted into the apartment which only further compromised my mother's health Then there are the parking lot drug deals (please see other escapees ' comments about that) which made her fear going out alone to walk the grounds. People waiting by the locked entries to gain access to the building, whenever anybody who lived there opened the door We informed the leasing office of our move Our lawyer wrote them a note My mother's cardiologist did as well The latter even supplied her own cell number for these 'lovely folks' to call But they did not Now they are trying to squeeze $4,900 out of us because we left for the sake and love of our mother We also noticed others fleeing the same day as we did Without surprise Beware this place! Especially if you have a beloved family member whose health is compromised

I have here for over a year. I never have hot water. My entire building suffers from this same issue and not a single member of this company cares. The general manager, the regional manager, and the director of operations for this million dollar company refuse to spend any money to fix my issues. I don't care about what my roof looks like. I want a hot shower! They raised my rent by over $80, for what!? Just to take my hot water? If you guys want some help retaining tenants and running a good business, along with providing excellent customer service, give me a call. I will be happy to help. I wish I never renewed my lease. I will be reaching out to everyone that will listen about how awful my experience has been. DO NOT MOVE HERE

If you need to know how safer it is ...wait for the College Students to come back!Police everywhere! My insurance coverage went up and people smoke in their appartments and the parking lot is full of cigarettes buds.My neighbor is handicap and on top of all he is a Black man.I have called and payed them a visit twice at the office so that they can move his Handicap sign to a closer spot .After two months i had to give up because they don't care.No One should be paying their rent and get humiliated!I hope my post won't be deleted like last year!

Pros: -Lots of amenities available (pool, gym, dog park, community gardens, etc) -Maintenance and office staff are very friendly Cons: -Staff members entered my home OFTEN without my permission or any notice -There is a STRONG sewage smell that occurs in the peak hours (5-9AM and from 6-10PM) -Upkeep is not actually done, but instead they do half-baked cheap and lazy fixes only when you call maintenance -Scheduled appointments with maintenance are often no-shows and instead they show up when you are not home and without permission or notice -Constant issues with shared necessities, like laundry machines being out of service or disgusting (full of actual human poop, leftover bits of used diapers or feminine hygiene products) -Constant cigarette and pot smell from folks smoking in apartments or just outside windows, despite a non-smoking policy -Weekly issues with LOUD parties in parking lot or resident apartments well after 10PM, continuing to 3AM -Weekly issues with piles of garbage outside peoples apartments for days at a time -Issues with mold. When reported it, it was wiped and painted over instead of properly addressing. Came back multiple times -Issues with disgusting, undrinkable water that ruined my humidifier and made my pets sick

Would not recommend anyone to live here. I already ended my lease and am moving out. It just keeps getting worse here. It's not worth the money and the aggravation. If you want to take my advice rent somewhere else; you'll save in the long run.

When my wife and I first moved in we loved the amenities and the feel of nature around you. However that changed when the fees started to add up. $20 per month to park per car. When there are numerous cars that park with out the sticker for weeks and nothing happens. 65$ per month per pet is extreme. But the part that did it in for my wife and I was the fact that after a one year lease our rent jumped $320 which is astronomical in order to renew. When if we look on the website numerous apartments exactly as ours as still less money. This makes no sense. The insane fees and plus a massive rent increase in order to renew. Makes no sense

Rent is kind of expensive... Appliances such as dishwashers do not work very well and barely clean dishes. Maintenance is slow responding to requests. People park on streets next to buildings when they aren't supposed to which is annoying.. Close to BSU + safe however.

Completely DIGUSTED with Waterford Village Apartments ! I just moved out yesterday and I SCRUBBED the place for 2 days and when I have my final walk through I was told that I may get charged for the rug ( $950 ) because there was a darker area where there is a high traffic area coming in the door and where people had their feet when sitting on the couch for almost 2 years. The man gave me another chance to scrub it. My neighbor and I scrubbed (after I cried ) and took pics . I got witnesses to look at it and took pics and today I am told they are keeping my security deposit and I am getting a bill for $200. Here is the kicker. They are pulled the rug up today anyway (which was planned anyway ) to put new floors in because they are no longer doing rugs!! I told the guy at the walk through I knew they are pulling the rugs up anyway so why am I being charged ??? He said it doesn't matter . Really?? Today we got them on video taking my rug out and putting in a van and going to dump it ! The day after I scrubbed it !! I also have dealt with SMOKING in their NON SMOKING apartments. I have asthma and had to use inhalers and was not able to sleep in MY bedroom in MY apartment that I paid almost $1900 for because a the lady under me and another neighbor smoked and I got it im my apartment. (Especially in the winter time when windows are closed. ) Other neighbors had same complaints on my side of the building and the other side . We would talk about it in the laundy room . Which brings me to the washer and dryers ALWAYS breaking . There are 2 washers and 3 dryers . My ac wasnt working right . It was freezing up and icing in July (hot days ) and I put in a request and I am told they dont have any in stock right now so just let it thaw for a couple hours and turn it back on. REALLY ?? In the heat ?? They couldn't get one from an empty apartment?? Issues with riff raff /drugs ,my cars were broken into . Fights breaking out with drunk people . Was talking to manager about it last year because I told him I was afraid someone would get hurt. I said maybe you should see if the police will drive through at night and keep an eye on things. I was so scared someone would be beat up bad. Nothing happened. Found used condoms laying around walking my dogs . Some people dont pick up their dogs poop. Snack machine in main building smashed and someone stole the money. $1900 a month and this is what we dealt with. Now they want to charge me for a rug they just through away ! Does this look like $950 in damage where you come in the door ??

Haven't lived here a month and already regretting our decision. From the day we started the process all the way from the state of Florida, it was a hassle. Jason decided to take on our application though I was told that's not his job as he is the manager. When I would call and ask for Brittney or Jacinta, he would not allow me to speak to them. I would have to wait weeks to hear back from him and with moving 1600 miles, it made it very stressful on our family. On top of it he was completely out of hand with his questions and rudeness when I explained to him I had a PTSD dog!! Unbelievable. Fast forward a couple weeks of us living here and we had to put in at least 6 maintenance requests but we requested in each one that we are to be contacted ahead of time...which we were not.They didn't contact us at all. Some apartments pay for water and some don't? Everything at this apartment is WAY overpriced for what it's really worth. So before you move here make sure you rethink it.

I really liked the atmosphere in the cul de sac in the day time, it was quite for the most part. That being said I would never live there again and try to steer away all those I know who are considering them as a community. The maintenance was a hassle, one time I had to call the emergency maintenance line to have them fix a hot water problem because my service requests went ignored for a week. Yes a week of luke warm showers. Then a silver plated panel came half way off my dishwasher, naturally I removed it fully so no one was injured when they walked by (including my 9yo), I was told 2 days later when they came to fix it if I "took matters into my own hands again I'll be charges." Charged? Um... For what? Your service? The office personnel were very cold, not rude not nice but indifferent to you. One night the college kids below us had people over, no big deal Idc about loud music on weekends, until a beer bottle got thrown through my window at 1am. I worked a late shift and arrived home at 2:30am on weekdays, the security guard was never once in the booth to ask who I was. Upon move out I was charged $900 for the mattress and 2 TVs I left behind in addition to some other ridiculous charges. When trying to fight it I demanded proof of charges from the companies they went through because prices were pulled out of thin air, I was told that it was not their duty to do so. I of coarse said I'm not paying a blind balance and if needed will peruse legal action, at which time i was advised it was their policy that upon me making those statements I forfeit my 30day window to pay off the balance and it goes straight into collections. Not the first resident to deal with this unfortunately. Definitely renter beware.

The place is very good, I love living here, but recently we were robbed and my car's tire was punctured and we called the police and the condominium. The police did their part and the condominium said they cannot resolve anything for us nor promise us the safety of our property.

Its a place to live but nothing special. The appliances are good except the air condtioners are from 2000 and are not energy efficient. The interior paint job looks like a child did it. Same goes for the plastering especially around the a/c. Also it costs 50 dollars to just have to recieving your own pacjages.

Rent goes up after each lease, the apartments are over priced and not updated or kept up very well. Shutters and broken stairs throughout the community. Washers and dryers are often out of service and do not get clothes clean. Trash and dog poop are littered throughout the community. This community does NOT recycle. there is an awful smell in the sumer time. they advertise smoke free living but all the buildings smell like smoke. When BSU starts up be prepared for noisy parties and awful traffic. The amenities are the only selling point, honestly. Also they will try to screw you over at move out as I have heard from several other previous residence which we also experienced with bogus charges like $950.00+ because of a 1 small snag in the corner of an old carpet and a dirty spot on the carpet because they decided to enter the apartment prior to the final scheduled inspection. When my husband arrived 2 hours before the keys were do back and the inspection was scheduled for, so he could clean the carpets (which I did twice a month so you know they weren't bad at all.) They already had painters in and the doors locked! My advice is find someplace else rent! We will be taking them to court of the bogus charges but it's a lot of hassle for a poorly kept property.

I've lived here for two years, and I like it. The rent goes up every year, but that is to be expected. It's the cost of doing business. Today I got notice that my one year lease is going up by $479 a month. This is for a 700 square foot, one bedroom apartment. Under normal circumstances I would not say a bad word about Waterford, but this rent increase is beyond reason. The staff here at Waterford is wonderful. The office is responsive, and easy to work with. The maintenance team is above, and beyond any service you would expect. I have no complaints about the people that work here. The parent company is where all problems start. I received the renewal email at 10:00 am, and I'm starting to pack at 6:00 pm. I gave three stars because of the rent insanity. And, keep in mind, the rent goes up every year

After 6 month of living downgrading my review to 3 stars. In overall it's ok living, nice property, amenities etc. but you have noisy neighbors, it's not smoke free community as it's looks from the beginning, laundry it tough (pet hair in the washers, tenants do not really clean up after themselfs). I can keep going with long list, but it doesn't worth it. Maintenance is good though.

Having lived in the same 2-bedroom apartment at Waterford Village for 36 years, we can add some perspective to these reviews. Obviously, if Waterford were as bad as some of these reviewers imply, there's no way we would have stayed all these years. We're sorry that these folks have not been happy here, but we can also say that we have not always been happy with some of our neighbors. (Fortunately, that's not at all the case with our current neighbors.) We like the layout of our apartment, the grassy spaces and nature trail, and the fitness center. The Maintenance Department is very quick to respond to problems, and we have been very happy with the quality of their interior work. On the other hand, there are certainly negatives, some of which have further declined in recent years under the AIMCO management. There are too many speed bumps and road damage needing repair. There is no longer a security service, and where they once actually helped residents clear snow from their cars, two winters ago we were unable for days to get out of the unplowed or poorly plowed parking lots. Some buildings (including ours) have external damage to roofs, doors, stairs, lamps, and walkways - some of which are safety hazards - that have needed repair for many months. Buildings are not handicap-accessible. Though the pool and clubhouse are in good shape, the tennis courts are practically unplayable. Under AIMCO, the system for rent collection and other communications with management has become increasingly computer-based and depersonalized. We and many of our neighbors find this insulting. In our case, for example, we have had the humiliating experience of receiving multiple eviction notices left on our door due to "non-payment of rent" when the problem was with the faulty automated rent collection system and not our negligence at all. While a simple phone (or even email) conversation would have resolved the issue, AIMCO's response was to nuke us and ask questions later. And this actually happened two years in a row, and would have happened again had we not taken "pre-emptive measures." The most recent insult to residents was management's letter informing us, "in an effort to provide you with the best customer service experience," they are no longer accepting USPS, UPS, Fedex or other packages, which had been one of the few real conveniences that they had provided. Now we're wondering what will be the next measure to "improve customer service," closing the pool to protect us from drowning? Cancelling snow plowing in an effort to keep us from getting lazy and out of shape? So while we continue to pay more each year for less in return, we continue to sign lease after lease. Maybe this is just a commentary on life in the USA. Certainly if you can find a better place to live in this area at a better price, go for it. Though we continue to shop around casually, we keep signing these leases. Whether that says more about Waterford or us, we don't know, but three stars still isn't bad.

Not a bad place to live. Depending on which Building you're placed in will dictate how your experience will be. I live near the leasing office and it's very convenient. It's within walking distance. If not, you will have to drive there, which is also where the pool and gym is located. They do a really great job with the upkeep of the landscape. The apartments have been renovated but you can still see where they cut corners. The bathroom is dated but the kitchen has been updated with stainless steel appliances. They removed the rugs which is really ideal if you have pets. Overall a decent place to live, but brace yourself when college is in session, as there will be more traffic due to the students.

Ohhhh Waterford...Waterford, Waterford, Waterford. Where do I begin. My first apartment, nestled on the back hill of the complex, it was the best of times and the worst of times. Small but cozy apartments, great appliances and a 70s-ish theme in the hallways, Waterford was my little castle, hidden from the world. BSU students at the university literally across the street from the complex are not allowed to live there, so the main demographic was families with children and young adults, very quiet and unobtrusive. VERY quiet. I don't think I ever laid eyes on the neighbor in the apartment directly opposite mine. Laundry is a pain in the arse, necessitating a walk up to the club house to top up my charlie card-like laundry card. Also, living on the top floor, it gets H-O-T up in thurr. The maintenance man advised me that the buildings are super insulated, so it stays toasty warm in winter, AND in summer. I don't think I was ever once cold, even when we lost power during a blizzard. All in all, Waterford is a wonderful choice for a first apartment, or for the single 20-something. Quiet, quiant, and close to everything worth going to in Bridgewater. Knocking off a star though for the militant 'security guard' at the front gate who insists on knowing your FULL name, the name of the person you are visiting at Waterford, and their apartment building and number. I found it very intrusive.

I really like living here. The staff is friendly and easy going. I love going to the pool on the weekends and like having a gym close by. I HATE paying for parking because there is an abundance of parking and it is unnecessary. Every service request i put in is always answered quickly. My building is very quiet and set away. Some buildings can hear football games from the field but it doesn't bother me. During the blizzard they did the best they could to remove snow in a timely manner. Rent increases every year otherwise i would make this my forever home.
