Only reason I've ever written a positive review for this complex before is because they offer a $500-$700 gift card to do so, but now that i don't live there, here's what i really think. 1.Constant remodeling and construction noise. For someone who works at night and sleeps during the day or has a baby that naps, don't move here. 2. The Parking situation at this establishment is no bueno. 3. If you move into building 4 keep in mind that behind the building is the delivery area for the shopping center next door so expect to be woken up early saturday and sunday and every other day during the week. 4. Don't expect to get your security deposit back. I asked if i needed to pay for the "maintenance ($199) & cleaning ($75)" fee, even though they were going to remodel, which i shouldn't pay if that was the case and they said yes, bc my unit wasn't going to be remodeled. went to the post office today, 3 weeks after I moved out, which is right behind my unit and guess what? it's being remodeled. good things about this complex is the maintenance staff, they keep the outside looking clean and the location, other than that thumbs down.
This was a recent letter I'm very concerned that I had given a key to the PROPERTY MANAGER personally and she lost the key to my home. I purchased a deadbolt and door lock kit myself for about $45 and installed it myself. The kit came with four keys made by the manufacturer, stamped with the BRINKS logo on it. Recently when I needed emergency maintenance on my unit they were unable to access my apartment because the key had been lost. Instead of calling me at work or leaving a voice mail on my cell phone, or trying to contact me in any way, the leasing agents and property manager decided not to contact me at all about the issue. I had to call several times to find out the status of this work order. I don't appreciate having to take time out of my workday to manage the staff and their tasks regarding my unit. I was under the impression that they should be able to manage their jobs themselves for as much as we tenants pay in rent. This also indicates to me that the property management must not have been able to access my unit for some time now, considering I changed my locks months ago. This means they have not been checking my fire alarm, and have not had the ability to gain access to my apartment without drilling the locks in case something very serious had occurred. This is not nearly the first time I have experienced some pretty severe irresponsibility on the management teams part. I have also been physically assaulted by a fellow resident, and they did not so much as give him a notice of intent. Najat told me the reason was his lease was up in two months and it wouldn't be worth the hassle. This is quite unacceptable!! It is the very foundation of the relationship between a property management team and it's resident to be able to access the unit promptly. Especially when it comes to routine check ups, and emergency maintenance. Further more, I've recently spoken with several of my neighbors to find out that I have been paying an unfair amount of rent. Neighbors of mine with comparable apartments are paying some $200 less than I am in some cases. Not to mention, we are constantly being taken from. Recently the management has taken our basic cable package which is included in the rent price I still continue to be required to pay. Also issues such as; several guest parking spaces are being turned into resident spots, maintenance requests are being ignored, phones are going unanswered, the office itself is very rarely staffed, and the residents being moved into this community are increasingly troublesome and quite out of character for this property. I'm sure it is because the staff here is getting desperate to fill these units, and in turn are moving in any Tom, Dick and Harry with enough for a deposit. Maribelle told me in person that she knows of several units which should be allotted one or two spots only depending on the amount of bedrooms and it turns out they have been supplied with three sometimes four spaces. She also informed me that she felt she couldn't take those spaces back for the other residents that do not have enough spaces for there unit because those spaces were part of those tenants contracts. Personally I don't think these issues should be discussed with any tenant anyway, but this goes to show the type of management team we are dealing with here at Waterways Village. I have had to leave work several times in the past couple months to deal with a plethora of problems all stemming from the management team. These problems would most likely be much easier to figure out if I could get someone to answer the phones during regular business hours in the Management office. I had to have myself and my assistant call non stop on all three lines at work in order to get someone to pick up the receiver. When I brought this particular problem to the management's attention, I was told they are showing apartments and that potential residents are the priority of the office staff. This was told to me by a leasing agent named Angel. This was very disappointing and frustrating to hear. I think when you are a resident who is paying almost $1200 a month for your one bedroom unit, management team, and maintenance, you better be getting some very quality service. I most certainly am not receiving the service and property I am paying for. I feel that the paying residents of this community and the well being of those residents units should be of the utmost importance to the management team. I recently signed a contract until November of 2011 under the promise from Maribelle that there were some major changes in the works for this community. The only changes I have witnessed thus far are for the worst. I very much feel duped and conned into signing another lease at the amount of this unit. I did so thinking I was paying the current market price to find out it was well over many other lease amounts for other one bedroom units. I will make sure this massage is seen and heard. Thank you
This is by far the most unprofessional and disorganized apartment rental company I have ever encountered. The staff is incompetent and never on the same page. You are lucky if you can even get your phone call answered in the leasing office. They ask to leave a message and you never get your call returned. The manager, Maribel is so rude and disrespectful. I honestly do not know how she has her position. The sad part is that when you first go look at the apartments, they make you feel like its best decision you ever made. They are so picky and precise in regards to their move in conditions, lease qualifications and "apartment rules" that you would think you're moving into a high end apartment. YEAH RIGHT. They kept a portion of my moms deposit claiming it was utilities, parking, and a fee for a day of rent. THIEVES & LIARS. They had already auto payed them selves the last statement with those charges out of my mom's bank account. They then claimed that the portion they were taking out of the deposit was the actual last statement because they didn't start charging us those fees till 3 months later? Please tell me how that makes any sense. The other lady Adrian had told me the fee was a cleaning fee that was on the system by mistake and they would correct it before sending out the check because I left that apartment spotless! She was also rude and unprofessional because she not only left me on hold for 10 minutes, but couldn't answer me the break down of the charges without Maribel. If it is so called "in the system" why did you have to wait?? POINT BLANK DON'T MOVE IN HERE. They will also try to claim they lost their original of the "move-in inspection" so if you don't have your copy will try and make you pay for damages that were already there. The apartment is nice but old and not well taken care of. I had several maintenance issues upon move-in back in July 2013 and they only fixed the "bigger" or "dangerous" issues. I had holes in my blinds, cracked tiles in front of my kitchen sink, cracked counter top, washer and dryer malfunction, and that's just to name a few. I WOULD NEVER RECOMMEND THIS PLACE. Let me add its overpriced and the parking is a scavenger hunt if you have more than 2 vehicles in your household because even for 2 bedroom they only assign you one numbered spot.
It disappointing to see how little they care about their tenants. I've been begging Anthony, the property manager to help me with an issue with my parking for three weeks and him, and everyone there just keep ignoring me. Jet they continue to inflate my bill with crazy charges without explanation. They simply sent an email saying there was a mistake in billing and they were charging me a little extra in my bill to compensate for it, but they never explained how much, what was the mistake or how much they were charging and simply added close to $400 to my bill. Is that even legal?
These guys are the worst, they're terribly understaffed, the office only opens 3 days per week, there is only one person working there who by the way never has time to take care of anything, there's only 2 maintenance guys who are incredibly busy all the time, and they don't even have a cleaning crew so the hallway are usually filthy. Nevertheless, they will try to charge you for as much as possible.
Stay away at all costs from Waterways Village Apartments!! If you have kids and you don't want to be scammed like me and other people in this place, please read my review and the others. The manager, Anthony Wise, is a scammer that will try to trick you into signing the lease agreement with false promises, and after the lease is signed, he will not stand by his promises. He did it for a few people in this community. Anthony also asked us to film a family that came here to escape the war from Ukraine so he can use the company lawyers to evict them. The location on the apartment is great, but it is run by scammers that want you to sign a lease. They will ask you to sign a longer lease promising you can break it with the 60-day notice with the Florida Early Release addendum, however they will try and charge you for the FULL time that you signed for even with the signed addendum. Then they illegally withhold your deposit saying the apartment hasn't been rented out BUT when I checked Zillow, the apartment was listed when we gave our 60-day notice and now it is no longer listed. This means one of 2 things - that it has either been rented so we need our full deposit back OR they are ACTIVELY NOT LISTING so they can steal all our money that we need for our kids schooling and basic necessities! The community is charging you a fee for when you want to get you items delivered to you from Amazon, Walmart or any other delivery called Luxor, and if you wish not to pay them you won't receive your order. The place is full of drugs and smells like marijuana all the time, and feel like sometimes our kids couldn't sleep from the smell of the drugs from our neighbors. Not to mention if you visit the property you will notice there is always trash everywhere and dog feces. After Anthony explained and lied to us when we signed the lease he said that in order to lease the apartment earlier we need to give 2 months' notice (60 days), after we gave the 2 month notice he said the they will charge us close to $500 to clean the unit which wasn't disclose to us when we signed the lease, on top of that they are holding our 2 month deposit that we paid and they sent us a bill of over $20,000. This type of scam happened for few other people in the community which I contacted them and we will filwe a complaint and a lawsuit against this horrible place. You can read all the other reviews on Google. The only good reviews that they get its because Anthony was begging everyone to write him a review for anything just to say a good word. It's not just Anthony, when you need a resolution from the community it is very difficult to get a hold of management. You are just put on a run-around and transferred back and forth. We left our unit very clean and had a professional cleaner come in, took phots and a walk-through video so I have no idea why we are being charged a cleaning fee. We were very respectful of the community and the maintenance workers for friendly. However, Anthony and the community itself just care about filling in the space and getting you to sign a lease. Don't be fooled! Parking prices have also increased to $80 per car, it's not a gated community so people can come and go as they please that are not part of the community. Our friend's who live behind us in the gated community was robbed (home was broken into) and then hoped over the wall from the Waterways Village community. Take your money and your family and look somewhere else.
Think twice before you decide to call Waterways Village home. This complex has gone down hill, which is why, after three-years, I finally decided to get out. Waterways is extremely overpriced for what you get. My apartment was rundown the day I moved in, but I overlooked this because I liked the area- a HUGE mistake. Upon my recent departure, management decided to keep almost all of my security deposit to repaint and replace carpets, which I assure you were NOTHING beyond three years of light wear and tear. So now I assume this unit is in much better condition, at MY EXPENSE. And speaking of the management: What a joke! The manager is incompetent and unprofessional, and is also not at all committed to resident satisfaction. You will often return home to find a notice on your door- riddled with spelling and grammatical errors- from the manager, herself, describing some sort of change they are making to the community. More times than not, this will cost you money and provide absolutely no benefit to you. For example: The community used to provide basic cable to all residents. Not anymore. They've also decided to raise the pet rent from $20 per pet/month to $40 per pet/month. Why? For this money they provide you with "doggy poo bags" (which are frequently gone and not replaced) and a few rotting garbage cans throughout the property. I'm not even sure why they provide the bags at all, because it seems that most residents can't be bothered to clean up after their pets anyway. Oh, and you'll pay $5.00 a vehicle per month for a parking permit to park in the complex's own parking lot, which no one monitors, regardless of what they might tell you. What this greedy company does with this money, I can't imagine. If you have more than one car, forget the parking lot altogether- you'll end up parking at the plaza next door, because guest parking is minimal and is often taken up by motorcycles. It is also worth mentioning that the entire complex is very poorly lit at night. I know it's Aventura and all, but this complex has had its brushes with crime, so proper lighting would definitely be a safety feature. The only outstanding characteristic this community boasts is the marina, if you're able to land yourself a waterfront unit, like I did, but even though the marina itself is beautiful, it's very noisy. This is a spot where unattended kids hang out late into the night, screaming and roughhousing. Not so idyllic after all. Please heed my warning and look elsewhere. If you find a positive review of this place, you might consider that someone who works for the company wrote it.

Stay away, all the negative reviews about them are true. When we approached Anthony and asked if we could move out before the contract ended and if we would get our deposit back, he said that we could only give 60 days notice, so we did so and warned us by writing message and email to him. Everything was going well until we left, they promised for a long time to return the deposit by sending a check to our new address, but then they issued an invoice for 12,300, despite the fact that they would take our deposit of 5,000 and also that we would pay 7,300. We called and We write to Anthony, he does not answer, we wrote to the community asking to return to the apartment, but we are not allowed to live there anymore, but we must continue to pay. How is this even possible? They are not interested in the tenants, they only want to take as much money from you as possible.
Management is very friendly, but that's about it. The community is absolutely terrible. I have lived here for about 2 months now and I wish I never would've signed the lease. I moved into a newly remodeled apartment and a multitude of things have broken already (dishwasher, lightbulbs, toilet, shelving, flooding, etc...) They tell you to submit a service request online if something goes wrong, however a month will go by and you won't hear anything. No email reminder to pay rent until after they get you for a $150 late fee. A bunch of very bitter, unhappy people live here. Someone was parking in my assigned spot, I leave a polite note explaining to them that it's my spot, they continue to park there and proceed to call me a "dumbass" in a friendly note they left on their windshield the following night. Not to mention constant construction noises at the crack of dawn every morning since I moved in. I could go on and on about how horrible this place is. Be warned, it all looks great on the surface but this place has some serious problems that'll show with time.
I would like to begin by say for all of you that maybe looking to rent at this complex to STAY AWAY FROM HERE!!! When you first go to the office to look for an apartment they will put a red carpet for you and make it seem like its the best place for one to live. But let me tell you that after you move in they will not care about you or family. the parking spaces are super tight expect to have your car doors dent. I had someone crash into my car at night time once, and when I addressed the issues to the office all they told me were there is nothing we can do. Really??? they have no security no surveillance cameras. nothing to protect you or your family. There were another incident at the pool where a guy was exposing his private part to kids in the pool. Yet they have not installed or hired a security guard to give residents peace of mind. The "Property manager" there SUCKS!!!! she has no licenses to be working as a property manager. Her english sucks, she has no idea about laws and she doesn't care about the safety of the residents. she is very unprofessional and will do anything illegal to have others to move in. If you are trying to rent for the first time they will answer you ASAP after you move in they will not pick up the phone and there is always one excuse. Be expected to pay around $150 + more then the office will tell you. They make you pay for garbage pick up yet the place is a mess and smells horrible. they maintenance people there don't keep the community clean. they leave garbs on the floors for like 4 days. There is people fight outside and using drugs all around the community. yet they don't care about having surveillance or security guards. for the price they are charging at this place you can get an apartment at a high rise with all the benefits and security they have to offer for the same price. STAY AWAY FORM THIS PlACE DONT LET THEM FOOL YOU WITH THIS IS A GREAT COMMUNITY AND WE WILL BE HERE TO HELP YOU. another thing they will keep 90% of your deposit once you move out guarantee. save yourself a lot of headaches and don't live here.
We had the worst customer service experience with the property manager, Anthony, who is simply refusing to do his job. There was a billing mistake in our account and we have been chasing him down for over 3 weeks asking him to sit down for 10 minutes, explain what is going on, and fix our bill. But he ignores our text messages and emails. When we come to talk to him in person he immediately starts to make up excuses, says it's not his job, or that he doesn't have the time, etc. Truth is we've been billed the incorrect amount since November, that's 5 months. And there's nobody, yes nobody else in the entire complex, or the entire company that owns the property that is willing to do anything about it. Simply ridiculous, they only care about charging you for as much money as possible but when it comes to delivering a quality service they simply avoid it and hope you'll just get tired of trying.

I do not recommend living here while manager Anthony Wise is working here. When you move into the apartment, he will beg you to leave him a positive review, but as soon as your opinion about his work changes in the opposite direction, you want to leave a negative review, then you will simply be evicted from this community for it. The main office is not interested in retaining good and permanent residents, the main office will do its best to protect the manager from having a dialogue with the residents. Waterways - Apartments, what a nightmare! Even though the units look fantastic and the pricing is fair, everything else is a nightmare. The owning company AIMCO is not taking care about anything especially tenets. It's common that they overcharge you. The pool area - which you paying for, you can't use - always not working heating or cleaning company is not there - look at the pictures. The assigned parking lots are often taken by visitors so you have no place to park. Think twice to rent by Aimco!
BEWARE. Applied for this apt OVER 3 YEARS AGO. Got approved but decided not to move in. I randomly got a notification they placed me on collections for an unpaid application fee which I did paid because how else would I have gotten a approved???!!! Waterways refuses to address this was a mistake to the collections even tho I have proof of bank statements proving it was paid and after months of deliberation I had to just end up paying. What kind of team allows this to happen? I didn't even live here and they created a nightmare situation for me Can't imagine all the stuff other people deal with living there. Beware. Make sure you get it written from them that you do not owe anything! Although even that might not help as it didn't help me. Incompetent at best.
This community is HORRIBLE with communication. They don't care, I have been requesting for my deposit refund for almost a week now. I work an unable to come in when they open, I have to leave work early to go personally an retrieve my refund. They do not return my calls. They are not active with returning phone calls. You leave a voicemail they only check ones from that day erase from prior days. Maribel specifically never called me to check on my status considering moving in. She is horrible. I'm currently process of reporting them to corporate.
We moved in here a month back and kind of regret it. The leasing process was a bit unorganized with us making multiple trips to get the checks. We were also not told abt water, sewage and trash being extra until we signed the lease. We are partly to be blamed though. All the boxes in the leasing agreement were checked stating the apt was in perfect condition. First day, the dishwasher leaked leaving a pool of water in the dining room. Since it was a new one and nobody had used it, they didnt know it was faulty which we were fine with. They fixed it but then the top rack was breaking away. The toilets didnt flush well (with one still not being fixed after 4 attempts). The master bathroom lock was broken (still not fixed) and the exhaust was fixed after three weeks. The closet door keeps popping out and it is scary to think of the potential problems we might encounter. Not a single day has passed without a problem. It is ok for things to be broken but they need people to fix it. Thoroughly disappointed. Two years of staying here and the club house representative(s) is the worst. All they care is to sign new leases. NOTHING MORE.
Be aware apartment look beautiful but full of mold inside check the walls before you rent .!! I live there for 6 months 2 children's and they got sick they let me Break the lease and insurance pay for my lost almost everything I lost but still grown mold inside . Price is too high for that place I found beautiful place for less in condominium ocean view 10 floor incredible condo for less better amenities sauna pool jacuzzi gym club for party valet service .

I don't recommend living here, as a former resident of this community, I want to warn you that all the excellent recommendations and positive mentions of Anthony and Roy were written at the request of Anthony himself and have nothing to do with the real meditation that takes place there .
I parked my car there and someone broke into the car and when I asked Anthony for the security cameras he said that they don't have any security cameras over the parking lot.
I am having problems with the people on the 3rd floor since they moved in 6 months ago and I have already called the police 5 times and they still do not understand or do not know how to live with the noise at night moving furniture and do not let them rest with whom or how we can fix it and it is a coexistence problem.

This company refuses to have a phone conversation with potential tennents, which I find extremely unprofessional and it's a big red flag. They will text all day long and try to set up appointments, but a phone call seems too much to handle.
1 year ago I ignored the bad reviews this place had on GOOGLE and signed a 1 year lease with them. It was one of the worst decisions I have ever made. T he staff will never pick up the phone after you sign the lease and good luck getting anything fixed in your apartment . Be aware that they will stay (no matter what) with your U$ 500 deposit at the end of the contract and will make everything possible to overcharge you. Don't be fooled by the nice view , talk to ex residents before you make a decision.
This place is the worst I've ever seen. As of right now I just got a notice of incompliance for smoke entering people's apartments and I don't even smoke!!!... Saying I have to respond in 7 days when they wrote it on the 26th and didn't put it on my door till he 27th so I have 6 days.. The first month I got arrested on a false domestic voilence call and I was alone in my underwear at 1:30am got taken out of my house the cops beat my butt then took me to jail. I've never been to jail or done anything wrong.. It's been downhill since I moved here very unhappy!! Stay far far away from these liars..
It seems like a nice community on the bay but the management is terrible. A friend of mine lives there and he complaints about them all the time. The place is nice but is very missmanaged, better save the headache.
READ THIS BEFORE SIGNING ANYTHING First than all, we know Aventura isn't a cheap place to live, and we are willing to pay for it, and we have done it for 4 years; but the management style of these guys makes you feel like they only care about the money. It used to be a nice place to live. Now it's owned by a money hungry company that cares nothing about their tenants or the community itself. They just care about draining as much money as they can from you. They'll charge you, and overcharge you with any kind of fee they can think of. They will "make mistakes" with billing and throw the ball to each other and don't actually solve the situation. Expect your monthly bill to be $200 - $300 over what they tell you it'll actually be. The manager will be very attentive up until he gets you to sign the lease and then he will ignore all your requests. In 4 years our tent went from $2,100, to $3,400. Yes, over 60% increase and what's worst they've done nothing to improve the community. When we moved in they said they were installing impact windows but they stopped halfway for covid and never finished it. They also promised a front gate but it's been 4 years and they haven't even started. The only improvements they've done are the ones that allow them to throw some extra charges on your bill like unnecessary delivery lockers, car charging stations, a tiny "dog park", and visitor paid parking spaces. Again, It's not about the money; we just don't like to be treated as ATM machines. Just go somewhere else, trust me, it's not not worth the stress
Stay away I have had a terrible experience with the manager, Anthony. He always seems too busy and rarely responds to calls or text messages. It takes an incredibly long time for maintenance workers to come and fix anything in the apartment. Furthermore, before every new move-in, there should be repairs done in the apartment. However, the quality of the repairs in our unit was abysmal, and it's possible that no repairs were even made before we moved in. There were painted-over pubic hairs on the baseboards. It's absolutely disgusting. The pool is frequently closed for maintenance, but nothing ever seems to happen. I wonder if our manager is pocketing a significant amount of money while falsely claiming to the main office that work is being done. Overall, my experience with the manager, Anthony, has been extremely unsatisfactory. His lack of responsiveness and the poor quality of repairs reflect a lack of professionalism and care. I would strongly advise against choosing this apartment complex if you value prompt service and a properly maintained living environment.
I won't recommend this place for anyone to live there. The management will do anything to squeeze any money out of you. even if you have any guests they will have to pay for parking.
I just moved out from this place, and it was the best decision i've made in my life! I would like to begin by say for all of you that maybe looking to rent at this complex to STAY AWAY FROM HERE!!! When you first go to the office to look for an apartment they will put a red carpet for you and make it seem like its the best place for one to live. But let me tell you that after you move in they will not care about you or family. the parking spaces are super tight expect to have your car doors dent. I had someone crash into my car at night time once, and when I addressed the issues to the office all they told me were there is nothing we can do. Really??? they have no security no surveillance cameras. nothing to protect you or your family. There were another incident at the pool where a guy was exposing his private part to kids in the pool. Yet they have not installed or hired a security guard to give residents peace of mind. The "Property manager" there SUCKS!!!! she has no licenses to be working as a property manager. Her english sucks, she has no idea about laws and she doesn't care about the safety of the residents. she is very unprofessional and will do anything illegal to have others to move in. If you are trying to rent for the first time they will answer you ASAP after you move in they will not pick up the phone and there is always one excuse. Be expected to pay around $150 + more then the office will tell you. They make you pay for garbage pick up yet the place is a mess and smells horrible. they maintenance people there don't keep the community clean. they leave garbs on the floors for like 4 days. There is people fight outside and using drugs all around the community. yet they don't care about having surveillance or security guards. for the price they are charging at this place you can get an apartment at a high rise with all the benefits and security they have to offer for the same price. STAY AWAY FORM THIS PlACE DONT LET THEM FOOL YOU WITH THIS IS A GREAT COMMUNITY AND WE WILL BE HERE TO HELP YOU. another thing they will keep 90% of your deposit once you move out guarantee. save yourself a lot of headaches and don't live here. I WILL FILE A LAWSUIT AGAINST THIS COMPLEX.
Impossible contact with the lease office
I lived here for a year and could not wait for my lease to be over. Parking is a complete NIGHTMARE and I even got my car towed from the complex due to lack of parking. I would come home around 7:30pm-8:00pm all the parking spaces for "guest" (where residents have to park) were all taken. For a 2 bedroom apartment we only got 1 parking space assigned and we had to pay for this designated space every month. Management is really unprofessional and rude. When my roommate and I would complain to the property manager, Maribel, she would tell us to park in guest parking (other residents had the same issue so keep in mind that to park in guest parking spaces was difficult and forget about having a friend over). Maribel has horrible customer service skills and does not care about her residents. The only staff member that was actually nice and genuine was Nichole, but that's about it. The apartments are not the best and there are hidden fees everywhere. I love the area and have lived in Aventura for the past 5 years and I can honestly say Waterways Village has been the WORST apartment complex I have lived at.

I moved in September 2013. I disregarded all the reviews and now I am paying the price. I am thinking of getting out and breaking the lease and just letting them take the $500 deposit. This place is horrid. No respect for quiet space. Kids screaming and running around. Dogs barking and owners playing laud music. For the kind of money they are asking, this place is the worse place I have ever lived in. The only good thing about this place is the location, but besides that its really bad. Another example are the cars. They allow any kind of cars - even those that have no muffler because the kid saw "fast and furious" and now drives in a KIA without a muffler. And another example: the garbage pickup service comes at 9:30 PM and they slam the containers in front of your door - god forbid you try to sleep at 9 AM if you have to get up at 5 AM - you are in trouble. The management tries to do their best but they are not doing enough. Maintenance is good but what good does it do if they do not manage the people who live here. This is not South Beach and I expected this place to be much much more quiet and alienated from the typical South Florida crowd that is loud and impolite. I am moving out ASAP and I urge anyone to choose a different place to live.
I must assign a one-star rating due to the persistent issue of neighbors leaving garbage outside their doors, which has been ongoing for several months. The management says that they are doing things and will take action, but actions play louder than words. Despite my numerous complaints submitted through the resident portal, this problem remains unresolved. While the quality of the condo units may have its merits, the lack of effective response to this ongoing concern has been disappointing. By American standards, efficient problem resolution is paramount, and it is unfortunate that this has not been the case in this instance. A more assertive approach to addressing resident concerns would greatly improve the overall experience at Waterways Village Apartment. I only attached 8 photos but I have so many more.

my brother used to live here and the property manager lied to him and trike him into signing the lease, and as a result of this he doesn't have enough money for him and his kids. stay away from this place as far as you can.

I'm not sure where to begin with my experience here, but let me just say that Steve and the maintenance team are helpful and kind. Now onto the unpleasant things: Walls are paper thin. I can hear full conversations from people next door, the dialogue from whatever tv show they're watching, and every single step the tenants above us take, including their dogs. Speaking of dogs, there are clearly no breed restrictions here as I have seen some extremely large and aggressive dogs all over the place, along with incompetent owners who don't clean up after them, and keep them trapped in small apartments where they bark (all hours of the night) There's stray cats all over the property, especially near the "Luxor" delivery boxes. Luxor delivery. The property forces you to pay a $50 annual charge to use the Luxor delivery system which is supposed to hold packages. I've had packages lost, sent back, and straight up not delivered with this system. Id seriously consider other places to live in the area.
I have scheduled an appointment to see the apartment they send me a confirmation message a day before and on exact day but when I was almost on the way the said that my appointment is canceled. Very disappointed
I've lived here for the past couple years and to be honest the only reason I keep resigning my lease is because I'm still in the process of buying a home. If you are looking to move here stay FAR away. 1. I've reported the poor communication from the leasing office to corporate so many times and well not much has changed. It's so bad that whenever I try calling them I have to dial one which is for people looking to lease, if you ever call in as a resident good luck getting them to answer or call you back. 2. It's not worth the money. They raise the rent every year once you resign the lease. When I moved in rent was $1500, I'm over $2000 now so do the math. 3. The noise from construction will keep you up all damn day. 4. Parking is crazy, if you don't plan on ever having guest come over then this is the perfect place for you, however if you do then this will eventually be an issue for you since there is not enough guest parking. The only good thing about living here is probably the mantiance crew, Steve is awesome and will try his best to make sure that whatever you requested gets fixed.
Pay $35 a month for a parking spot and constantly have to call the front desk to have someone moved out of my spot; good luck actually reaching the front desk. You get sent to a corporate hotline and your needs are never fully met. I've had my parking spot problem for over two years. The bad service in the office used to be immaculate when Anthony was the manager. Sad to see management go down hill.
This is the worst place EVER!!!! Do not get close to the Waterways Village. They also kept almost all my deposit and overcharged me to repaint and replace the carpets they also charged me twice for the sewer, trash and water fee (that of course you must know that they are not included in the rent). I also used to come home and there was a note from the manager on the door regarding a new fee, they have a lot of imagination because every time was something new. The management is the most inefficient and irresponsible that I ever seen in my life. They never pick up the phone, if you leave a message and you are not a new resident they will never call you back. Please, Please, Stay away from this place!!! I also think that if by any chance you find a positive review of this place, I am sure that only a person that works for the company wrote it.
Think twice before you decide to call Waterways Village home. This complex has gone down hill, which is why, after three-years, I finally decided to get out. Waterways is extremely overpriced for what you get. My apartment was rundown the day I moved in, but I overlooked this because I liked the area- a HUGE mistake. Upon my recent departure, management decided to keep almost all of my security deposit to repaint and replace carpets, which I assure you were NOTHING beyond three years of light wear and tear. So now I assume this unit is in much better condition, at MY EXPENSE. And speaking of the management: What a joke! The manager is incompetent and unprofessional, and is also not at all committed to resident satisfaction. You will often return home to find a notice on your door- riddled with spelling and grammatical errors- from the manager, herself, describing some sort of change they are making to the community. More times than not, this will cost you money and provide absolutely no benefit to you. For example: The community used to provide basic cable to all residents. Not anymore. They've also decided to raise the pent rent from $20 per pet/month to $40 per pet/month. Why? For this money they provide you with "doggy poo bags" (which are frequently gone and not replaced) and a few rotting garbage cans throughout the property. I'm not even sure why they provide the bags at all, because it seems that most residents can't be bothered to clean up after their pets anyway. Oh, and you'll pay $5.00 a vehicle per month for a parking permit to park in the complex's own parking lot, which no one monitors, regardless of what they might tell you. What this greedy company does with this money, I can't imagine. If you have more than one car, forget the parking lot altogether- you'll end up parking at the plaza next door, because guest parking is minimal and is often taken up by motorcycles. It is also worth mentioning that the entire complex is very poorly lit at night. I know it's Aventura and all, but this complex has had its brushes with crime, so proper lighting would definitely be a safety feature. The only outstanding characteristic this community boasts is the marina, if you're able to land yourself a waterfront unit, like I did, but even though the marina itself is beautiful, it's very noisy. This is a spot where unattended kids hang out late into the night, screaming and roughhousing. Not so idyllic after all. Please heed my warning and look elsewhere. If you find a positive review of this place, you might consider that someone who works for the company wrote it.
This is a terrible community. The people who work here are very nice, but the community is terrible. The people who come to the pool have absolutely no respect whatsoever- during the day, there are either screaming children (they are screeching so loudly, it sounds like they are in pain!) whose equally loud parents don't bother correcting, or loud parties with music played at maximum volume for hours on end that can be heard from your own apartment. At evening/night, teenagers come, shouting inappropriate language and screaming as well. There is no lifeguard on duty and anyone can throw their own party at the pool without even asking. The list of rules on the wall are pretty much a joke, since no one follows them. I am not complaining about the workers here- they are great people- I am just upset on how most of the residents have no respect whatsoever. Also, the outlets (at least, in my apartment) are awful. It's hard to plug anything in without it falling out a second later. Overall, I would not recommend living here.
just moved here with my family and oh man i love it such a beautiful place (clean ) and leasing office are great.. and looking forward to enjoying this paradise, after my lease was up I ended up leaving the rent was double or more and it was no longer affordable for me or my family, for the apt space is not worth the rent amount.
