Do not rent here! After the first year, they offered +13% increase in rent which is illegal in Maryland. They also charge insane amounts for utilities: $250 per month.

I'm usually not the kind to leave a review, but I hope that this will help others make a good decision. Our experience living at the Willard was fine at the start, but when our refrigerator broke, the building was completely unresponsive. After two months with a broken fridge, we reached out to management, who did nothing but send an apologetic email. It has cost us a lot of money to not be able to store food at home and has been incredibly frustrating trying to remedy the situation.

Potential new residents - go elsewhere. The new ownership is already trying to raise rent for new leases and this building is not worth it at all. My apartment had a serious roach problem upon move-in that required multiple treatments. We were finding roaches in our cabinets and sinks every morning. The elevators constantly go out, I'm talking multiple times a week - for a building with so many older residents, it's inexcusable. There has also been a handful of fire alarms recently caused by the building's own maintenance/construction folks. They had to replace piping in our wall for the HVAC system and forced my roommate out of our bedrooms for the entire day with no compensation. Our apartments were unusable essentially for a week of workdays and they offered us no real explanation for the timing nor compensation. The only positives of this building are its high ceilings and views, but for 3K+, there are much better options in the area. Would not recommend. Edit: months later, the elevators still go down daily, pest control is on site daily, and now they forced us into these smart lock key pads instead of normal keys to our apartments - completely unnecessary and annoying. the building is still bad. Oh, and also - if you plan to live with a roommate, their new online portal that takes rent payments does NOT allow you to do partial payments. One roommate would have to pay the entire rent and then the others would have to venmo/cash app them. Air Communities is a 1.2 billion dollar company and their online portal is unbelievably bad. Do not rent from them. 2nd edit: Had a 2nd bout with roaches just recently. Been hearing about the building that the roach problem is getting worse. Also we now have completely unnecessary package lockers that charge late fees for not picking up a package and will be 5$ a month for all future residents. Never has been issues of package theft in the building but this terrible company sunk thousands into forcing us into using these terrible package lockers.

I live there for the past 5 years. The apartment are big enough compare to new buildings but ... Nothing works. Elevators are always out (best case 1/2 function), Air conditioning for the whole building stops on a regular basis (for days), in winter heat sometime doesn't work. Apartment are now accessible to be shared by students which create the problem of a fraternity life. Half of amenities are not available (bbq, pool, TVs, fire pit,...), Mice and bugs are routine, Food delivery people are in every floors because there is no security (everybody has the code). Management staff turn over is high because ownership turnover is high. Nice tongue service but no real answers.

DONT LIVE HERE. My experiences after living here for 8 months: - Super loud construction. Everyday. 8am - 5pm! Loud jack hammers that make your apartment vibrate, drills, banging on the walls, screaming constructions workers. Don't be surprised to see 4 construction workers peeping through your window blinds when you wake up. Ever wonder what a war zone is like? Live here. The extensive renovation project is supposed to last two years till 2016, but given the delays, don't be surprised if it goes on till 2017-18. - Dust: with the constant construction, you'll be living in a layer of filth. - Fake Pictures: all the photos you see on their website or yelp are fakes. Most are computer generated marketing gimmicks. - All amenities promised are closed during construction. This includes the rooftop, swimming pool, gym, parts of the parking garage and more. - If you think you can complain about any of this, you can't. Your lease includes an addendum that you HAVE to sign making you acknowledge the construction and waiving your rights to complain about it. - Limited to no security. The front desk will let anyone in. The management claims the entire building is key fob access only, but there are several unmanned and key fob access free entry points. Other notes: - 50% seniors, 25% families, 25% other.

Potential residents go elsewhere. After 1 year, I got an increase of 11% from $2500 to $2800 for a 2 BR apartment. And they even don't offer a 12 month lease, forcing resident to sign a minimum 18 month leases.

Do not recommend. I work late. I sometimes need to sleep until 10 or so. This is frequently impossible due to ongoing construction. I have been woken up between 8 and 830 many times by pounding, banging, drilling etc that vibrates the apartment. I asked for a rent credit after being woken up at 830 today, and finding another tenant already in the leasing office for the same reason. This is genuinely interfering with my use of the premises and the manager summarily dismissed my request and disappeared without any answer whatsoever. As in, literally walked out of the leasing office. Apparently sleep is not a valid concern at the Willard.

If I could give 0 stars, I would. This was one of the most uncomfortable experiences I've ever had in my life. The administration was often hostile and help was scarce. After 2 months with no refrigerator, our apartment got a very apologetic email instead of any type of compensation for the hundreds of dollars we were forced to pay on eating out every night. The "leaders" of the building sat in their corner and ignored our requests to save a quick buck instead of replacing our fridge. Not to mention the early termination fee we were charged for the 2 days early we moved out of our apartment. An additional $200 was charged on our account for vacating a year after the date we signed our lease, instead of 2 days after that. Such a terrible representation of a well known mid Atlantic brand. Truly sad to see how this place is being run. The only saving grace of this place is Sandee. She is a gem.

In my first 30 days of living in this building. I have experienced no hot water, mice in the apartment, broken elevators.and very small parking spaces in the garage. The maintenance team is quick to respond but the building is very old and not worth the high priced rent..

HORRIBLE EXPERIENCE!!!! bThe quality of living at 4701 Willard has been a nightmare. My ceiling in the master bathroom collapsed. It took four days to repair and during the repair I was robbed by the contractors. I was also unable to use a shower for four days which caused me to take off that week of work. Also, when I signed my lease last year, I was unaware / uninformed of the major repairs about to begin. Coming home after work is like entering a war zone. The noise is obscene. I also have had an apparatus that hangs outside of my bedroom and living room window where workmen leer into my apartment. I have taken video and photographs of these "workmen" who hang outside of my windows talking on their cell phones and basically not doing any kind of work. The constant notices of water shut down, fire alarm malfunction, elevator repair seem like a weekly occurrence

I just was down at the leasing office because I have not had a properly working refrigerator in my apartment since Monday (it is now Thursday). A maintenance person came on Tuesday, claimed he had fixed the problem and it would be cold properly in 2 hours. It stayed warm. I submitted another maintenance request Tuesday. Another maintenance person came on Wednesday and said we need a different refrigerator yet none came. I submitted another maintenance request Wednesday. Nothing came until I came and raised the issue directly to the leasing office. Then I was told a different refrigerator would be put in my apartment and I would be credited back the cost of all the food that has been spoiled. Terrible experience.

I have never left a google review before but this building is that bad. I rented an apartment at Willard Towers for one year and it was a genuinely horrible experience. In the beginning of January 2022 the radiator in the living room of our apartment broke and it was not fixed by the time we moved out in August 2022 despite close to 20 maintenance requests put in between my roommate and I. At one point in February there was no heat at all in our apartment because one radiator was broken and the other two were turned off due to pipe replacements. My roommate and I were given one mini space heater to heat our two bedroom apartment in the middle of winter. I also found a massive cockroach in the living room and was never contacted back when I called to tell them. Pest control was never contacted.

hot water goes out multiple times a week. elevators stop working all the time. the motion sensors on the elevators don't work well as the doors have smashed into my side multiple times. there's been about 4 fire alarms that i know of in the past couple of months. the washers and dryers often stop working. half the time i get packages they LOSE THEM, i have to go to the front desk and beg them to look around for them. they've straight up fully lost one of my packages and said it was never delivered when it was. when i've talked about this to management they say it's the delivery drivers faults so they can't do anything about it. if you try to talk to management about any of this stuff they say oh i'll get back to you on that but unsurprisingly they never do.

I wish I did not move in here. My utility bill used to be $100 per month. In Willard Towers, it is $250. There are no water or electricity meters so your usage don't have any impact on your bill. If they send you $250, you have to pay. If they send you $300, you have to pay. A lot of residents is complaining about crazy high utility bills. AIR is also charging for packages delivery. Be warned and don't move in here.

Be warned that after 12 months I my rent increased by +15%. Adding $250 - $300 utility bills and $125 parking space, $100 internet service, I would advise against renting in Willard Towers.

The management could use a lesson in manners, they are always so rude. Also, the elevators constantly break down, there are insects everywhere and the lobby smells like trash on occasion. Note that I am not a resident at this building (I come nearly every day to take care of residents though) and I have considered moving here in the past to be closer to my work. The prohibitive costs and the lack of proper management deters me. You simply don't get your monies worth at Willard!

If you love headaches and dealing with constant issues due to carelessness, look no further! During our first month, we came home to see that a window in one bedroom had been removed and replaced by cardboard with a large noisy AC unit blocking the window, with no prior warning, apparently due to some leak in the wall. No one came to remove the cardboard until we called multiple times. For the leak, they started an enigmatic construction project in our living room. While the wall was wide open, cockroaches came out. We noticed ants all over our kitchen counter all year, which pest control did nothing about. Centipede-like insects regularly appeared in the master bedroom. We found several mice throughout the unit to which pest control did nothing but lay down sticky traps. One mouse ended up in our kitchen sink. We were only able to reach the concierge, who came up to our apartment and smashed the mouse with a hammer in our sink. This was unsanitary, traumatic, and completely ridiculous. There are systemic rodent and insect problems in this building that management refuses to address. The main elevators (of which there are only two) broke quite literally twice a week. Every Saturday morning for months, starting at 7 am, the apartment had construction done for a new cooling system. The cooling was never noticeably improved. The apartment only has old radiators, which simply don't work. We had days when Willard already switched over to AC, and our apartment was colder than 60 F. One radiator didn't work and led to severe moisture buildup, leading to mold on the floor. Despite constant reminders, the maintenance team didn't replace the damaged flooring until months later. Mold continued to be pervasive, with some bizarre moldy fluid leaking out of a sliding door frame. Maintenance continued to fail to help us, instead just leaving a bottle of Moldex in our unit. Four months in, we found dirty, brown-colored water pouring out from the ceiling around the area of the ceiling light fixture in the master bedroom. Despite immediately bringing up this issue to the front desk and maintenance team, they neglected to take care of it until several days later. Then, they made matters worse by opening up further holes, causing an even larger deluge of water to fall for days. No further help was given to control the flood created in the bathroom. This made the bathroom completely unusable during this time. They did not repair the ceiling until weeks later. While moving out, we decided to clean the apartment ourselves to save some money and declined the $150 cleaning service. As we were cleaning, we found out from a leasing agent that we should not waste our time. They warned that we would be charged the $150 cleaning service fee regardless of how spotless we left the apartment. Lastly, after giving enough notice, paying our rent in full, and moving out by our final lease date, we received a $15,000 bill statement with the wrong lease dates, wrong leaseholder names, and false charges for rent. Although we had hoped to be done, they still manage to harass us with careless errors leading to incorrect fees. We have reached out to correct these errors and are still receiving statements with incorrect charges stating we owe thousands of dollars. Trust me when I say you're better off looking absolutely anywhere else.

10 dead mice in 7 days. This place is infested. There are more mice than people. My toilet overflowed with septic water from the building. The roof in the bathroom leaked into my bathroom on two occasions. once they wanted to leave it actively leaking overnight because they could not find the source of the water. The heat and a/c are never switched over in a way to make people comfortable as you cant open you windows. I hated everything about this building...side-note also received a 20% increase in my rent.

i moved here on 12/24'/14. The heating system cou-ld no nbe controlled and magt refused to do anythi. Finally when the heat went on again i refused to [pay unless it was rectified--They found it had a defective motor. When i talked to Megan the ) manager, she said it was the same in all apartments which was untrue. AS the h eating system was impossible for me i was forced to move by Megan-all units in this building do not have the same problem. Now they want iinordinate rent for 17 days remaining--UNless they correct--which is doubtful. Megan is verya adamant in h ow deals with customers maya tanden

There is mold in all of the walls in the entire building and the management team is doing nothing to fix the issues. The only good thing about this building is the leasing office since everyone is so nice.

The building has been falling apart underneath all the remodeling and the management team are scammers. See below for examples. 1) My apartment flooded within the first week of moving in and despite contacting the building's emergency maintenance team and talking to the chief of maintenance on several occasions, it took them two days to send somebody to stop the water and then I had to keep harassing them for several weeks to do any repairs while our warped floors popped up and released mold into our building. Oh and they refused to compensate my roommate and I in any way. 2) In the middle of winter we received notice that they had to do pipe replacement and that we'd be without functioning heaters for January and February. We sent several emails and spoke in person to management asking for space heaters and they refused to provide them. When the pipes were repaired they left the heaters disabled and maintenance refused to come back and fix it until the end of March because "it's not our responsibility". 3) Eventually property management changed in the summer after my roommate and I decided to move out. Per our lease with Dweck we had to provide written notification to the leasing office a month before move-out but the new ownership, Air Communities, refuses to recognize that timeframe and is saying we were late to notify them despite the fact that they didn't take over ownership until after we notified the building. We moved out a month ago but they're trying to extort us 6.5K in "notification fees" and are trying to haggle for money despite showing them our lease.

Hot water is always in and out. Doesn't matter what time of the day or which day of the week. The laundry room's washer and dryer machines work when they want to. Very very slow response if something in your apartment isn't working. It's been about 2 weeks since my oven has worked. Groceries went bad. Whenever I go to the leasing office, I'm looked like at as if I'm the crazy one. I've been told this use to be a world class building by a resident that has lived her for more than 20 years. It has gone down the drain. I cannot wait to move.

FACTS 1. Enter on the apts and check the A/C-Heat units. Full on mold. We have pictures and media will know about this. Check the news. 2. Many units have rooms with mold and bad odors. Two women tenants one of them single mother, can't do anything about that, because they don't speak English well and the bldg is messing around with them. We have pictures and media will know about this. Check the news. 3. Rodents around the corridors sometimes? Yes. Ask maintenance crew if you don't believe it. 4. ELEVATORS? The bldg is about to face a TRAGEDY and it's imminent due to bad elevator's conditions of both cargo and residents elevators. They get damage every week...So imagine the repair quality. Operating license inspection of the elevators: Expired. Pictures are available. 5. Gym is full of water leaks all the time and no one seems to be competent to put solution on that issue. 6. Underground garage dirty and dusty 7. Great people/ Great location/ Great amenities. But the 1st 4 points out of the six above are very critical and the bldg can be shut down if serious measures are not taken immediately. Check media this week.

Strongly recommend not to rent at this apartment building. The rental office will tell you they will only raise your rent by 3-4% each year but every year there is massive turnover in the building because they raise rent by as much as $500 or $600 dollars per month, or more. There is a serious mold problem in the building, which residents have had to register complaints with the county to mediate. There is also a significant issue with mice. The elevators are frequently broken, get stuck in between floors and service to residents is often hostile at best and nowhere near the quality comparable to other buildings, especially at this price point. The tenants have actively organized because of issues with management, attending county hearings and meetings. The postitive reviews are likely placed by corporate office.

4701 Willard get 1.5 stars as of October 2017 on Yelp! Do not believe in fake 4 stars reviews on their corporate web site. The real reviews are on Yelp and Google. There is not place to park and lock your bike. Don't be surprised when they raise your rent by 10% after the first year. I would not recommend the place to a friend.

Communication is absolutely horrible regarding work orders, never mind their resistance to actually fixing the problem. There's been a nasty smell coming from behind one of my walls for over 6 weeks and they've yet to fix it.

The first 8 days of my stay here I gave my review and although the staff at the time were great, they left shortly after we moved in. After a year living here...this is my full and honest review: My experience at the Willard has been a nightmare to say the least and it has only gotten progressively worse since living here. THE A/C ISSUES- The week after we moved in the A/c went out and it was nearly 100 degrees outside. Subsequent to that it went out 8 total times. ELEVATOR ISSUES- Ok so it doesn't seem like a big deal right? They are doing elevator repairs what could be the worst you would have to deal with. Since I moved in in August there has been at least one elevator broken AT ALL TIMES. With THOUSANDS of residents in your community this causes major delays getting to work and getting out of the complex. I live on an upper floor so I can take the stairs down but coming up is a SERIOUS work out- all while pregnant . Add two dogs to the load and its unbearable! THE FLOOD- so within the first 3 weeks of me and my finance moving in our apartment was flooded. A pipe burst and flooded our unit. We had water coming in from the ceilings and from the left and right of our apartment. Luckily we were home and were on our hands and knees using every towel we had to mop up the water, not even knowing what the hell was going on. Management took over a month to make all the repairs despite our efforts. We had a contractor in our home every day for a month. When the floors were completed we noticed they put in a completely different FLOOR! The flooring is not the same texture, color, or shine. It looks a hot ass mess and is very rough. BROWN WATER & SEWAGE- So when we moved in we noticed that we had brown water coming into our bathroom faucet. The smell coming from the bathroom was a gassy sewage smell. I won't bore you with all the details but I put in 3 service request and it took nearly two months for them to realize we were not crazy, and this was a major issue. MANAGEMENT- There were 3 managers in this community within the year we stayed here. Bran new leasing staff every mont. I contacted the second manager regarding the brown sewage water and she never responded. I had to physical go DOWN to her office. We had a discussion, she said she would come up the next day to see for herself. My husband waited all day, she never came. I had to contact the REGIONAL to get clear water again. She has chosen to "update the unsightly wall paper" and "clean the garage" instead of handling major concerns with the community. The Regional solved the issues albeit nearly two months after the initial request- they gave is a $300 credit towards our $2200 rent. CONSTRUCTION- It is now October and they are STILL rehabbing the damage in the apartment above and below us. We are awakened in the early hours of the morning with drilling, hammering, and constant noise. it was MISERABLE.. NOISE- They now have successfully made our lives a living hell by moving in the most howling obnoxious dog I have ever heard above us. The dog barks from 6:00AM to 7:00PM when his owners FINALLY return. My husband works from home and has to wear earplugs to get anything done. HOWLING is the best adjective I can use, it's miserable. STRUCTURAL ISSUES- Ceiling leaks in the GYM and throughout the entire building. This building is OLD and it shows. If this sounds like somewhere you want to live then be my guest, but as soon as my lease is up I am RUNNING for the hills! We spend over $2,000 a month to live here.. Plus utilities. SO MUCH MONEY WASTED, DON'T DO IT!

The laundry washers and dryers here are in a constant state of disrepair. Currently, NONE of the machines on floors 14 - 17 are working. I got fed up and stopped checking after that. This has been a constant and recurring problem throughout our last year at this building. The elevators are painfully slow so expect to spend a solid 20-30 mins trudging up and down stairs before you even find a machine that works. Don't be fooled...The new management company is no better than the old one. This was a two star building before the name change (formerly known as 4701 Willard). Unfortunately, nothing here has changed but the name on the front of the building. Are you willing to pay top dollar for an outrageously aggravating living experience? LOOK NO FURTHER!

I have to relocate to Miami because my husband's job changed, and he must be there. Even with more than two months' notice, and my apartment is in excellent shape, they charge three months' rent for early termination. There should be some leniency on this. I would not recommend signing a lease here.

Broken elevators year-round, old building with a myriad of problems. If I could give 0 stars, I would!!! I've been living in this apartment building for several years now. Even after they renovated the entire building, the quality of living has not improved one bit. The elevators are the original ones (40+ years old). There are only 4 small elevators for a building of 500-odd units (and most units are occupied by families of 4 or 5). There are also a huge number of old people living in the building, some with mobility issues, which requires they take the elevator for even 1 or 2 floors. Each of the elevators is out several months a year. It's unbearable. We're constantly late for work, we are missing our transportation, school bus, shuttle to metro. They've only made cosmetic changes in the lobby and common areas, but there's constantly something flooding or breaking in the building. Really poor quality! Stay away! At the same time they're raising their prices each year very steeply! They're trying to compete with other newer and better buildings in the area. This building is the farthest from the Metro station out of the whole Friendship Heights neighborhood, and with such unreliable elevator situation, people end up missing the shuttle all the time.

Nice location, nice people around, horrible management...they seem more focused on new technology like apps than they do with resident concerns. Like many others, I love ameneties like the gym and pool. Staff is pretty chill too, though it's clear they don't like their management. Also like many others, the majority of service requests (maintenance-related, rodents, etc.) have either taken over a month to be addressed, or have just never been dealt with. I killed a mouse with a trash can because i was tired of waiting on the managemen'ts empty promises. DO NOT rely on the building to help with your issues as a default. If you want their help, you need to literally interrupt a meeting for them to take you seriously. It can get ridiculous fast.

WARNING: Do not be fooled by the recent updates and face lift to 4701 Willard! As you pass by the building, there is a sign that states "Brand New", and invites you to check out the apartments at 4701 Willard. This has been the worst place I have lived in the past 7 years, and I'll tell you why: Management: they are friendly but ineffective. I have sent a few emails sharing concerns, asking questions, and requesting action, and they have gone unanswered. Most of what I have emailed about is below. Rodents: we have had mice in our apartment twice in the past two weeks. Twice! The first time they dropped off traps and said they would not come back to check them. The second time, was four days ago, and they have not been back to "drop off" traps, or check the old traps. This is unacceptable for our pets and our soon-to-be newborn. NOT pet friendly: Do not let someone convince you that the building is "pet friendly" because there is a Pet Washing Room (that has yet to open). Tenants have received emails from management restricting dogs and their owners to certain elevators; dogs are no longer allowed on the roof; and several of the tenants complain about barking and have filed complaints when dogs are not even in the unit! Our neighbor was advised by Animal Control to disregard the neighbor that is complaining because the dogs are clearly not even in the apartment! This is probably the main reason why we are leaving after only one year. Elevators: There are 4 elevators that are used for 500+ units in the building. There are an additional 2 freight elevators used to move in and out. There is usually at least one elevator down at a time, if not two. This causes long wait times, with no benches to sit on while you wait. My partner is pregnant, and this is an issue for her. There are also several elderly tenants that have expressed a concern about not having a proper waiting area. (There used to be benches and now there are not) Hot Water: Depending on the time of year, or the week, or the day for that matter, we are notified that the building will not have hot water. This is typically between 8:00 a.m. and 5:00 p.m., so it does not impact me much. However, there have been several instances where the outage lasted throughout the evening. Again, it has a face lift, but the bones of the building are old and out of date. Electricity: Same as hot water. There are common outages, saying that the power will be on at 5:00 p.m. Sometimes it is, sometimes it isn't. Rent price: Our rent was spiked 9% after one year, when Montgomery County only recommended a 2% increase for the area. We knew it would go up after we endured all of the construction, not having a gym, parking in the guest garage, etc. Just expect to have a large increase after your first year. Pros: the concierge staff is great, the pools/roof are great, the location is wonderful. It is an old building with old bones and structure. There is always something going wrong with the elevators, electric, hot water, plumbing, flooring, rodents, etc. It looks great on the outside, but has been an incredible nuisance living here. I wish that management would be more concerned about the tenants and show a little respect toward their concerns.

The Exterminators left my apartment door open and unlocked after providing service to my unit. Management needs a systematic way to ensure contractors leave units secured. This has happened periodically when I am on travel. Not good.

Our oven doesn't heat reliably so food isn't cooked when it should be ready. If I turn it up higher I have no way of knowing when something is done and can be burned if too high. Very frustrating and impossible with baking cakes or pies, cookies, etc.

If you are terrified of mice and cockroaches this is not the place for you . Location is the only good part for here.

Rhetoric of we care from the management seems hypocritical given recurrent episodes that people are experiencing and reporting on delayed care and an unresponsive manager who does not return e mails or inquiries

While I actually really like the apartment complex - it makes it absolutely impossible to enjoy when it's 70-80 degrees outside and even warmer inside for several months. The air conditioning units are old. They don't turn them on until well into the summer when it's very hot out. The vents barely work and I have asked for them to be repaired multiple times to be told "they're working right" when I know this isn't true. It is miserable inside the unit. As of right now I'm am not a promoter for this place because I literally have to go stay at other peoples houses right now just to avoid overheating ! If this complex could figure out how air conditioning should work then I would stay and recommend others, but I cannot deal with the heat right now. The mugginess in the closet and bathrooms because of poor ventilation.

Unresolved rodent problem!! . While I like my apartment itself, there is an unresolved mouse problem that the management has been very unresponsive about. Despite at least 4 requests that they contact me to tell me what they are going to do about it, they have not replied. The online maintenance request system provides no opportunity to get specific answers. And when I call during business hours, no one in the leasing office ever picks up. I leave voicemails but have not received any replies. I am very dissatisfied with the management's handling of this issue, which has been going on for months. This is probably a housing code violation, and I will be reporting it to Montgomery County Dept. of Housing.

Everything was fine except that the technician came a day early I had specifically requested a Tuesday am because I knew I would not be home and that my dog would also not be there. So the technician came on a Monday , when we were home but I was in the bathroom so I did not hear him ring the doorbell. So he did ring the doorbell Ave when he did my hear anyone , because was in the bathroom he let himself in. There was a reason why I requested the day I requested. It was embarrassing Next time they should pay attention to the requested day. Thanks

Pros: good location close to metro, Whole Foods and doctors offices. apartments are large and building is retirement friendly. Maintenance staff is good and reliable. Cons: Building is undergoing renovations - for a 500 apt building with only 6 elevators - this means only 4 will be functioning for next 2-3 years. Also gym area will be torn up and moved to a temp area. Concierge is understaffed. Did away with night concierge and have had incidents of homeless people sleeping in the building. Mgmt subcontracted lockers for packages - so we now have to pay for our packages. They are talking about charging us for storage lockers. However the ownership of building just changed again (4th owners in 10 years) so stay tuned.

I waited 3 months (since Nov. 2022) to write this VERY LONG but thorough review. Let's start with the PROS: * HUGE APARTMENT with a LARGE living room I was able to split and make an effective full office area in; large dining room fits big table, 6 chairs, bar, and more; modern kitchen with updated appliances; panoramic windows/sliding doors across entire apartment, allowing sunlight in; 3 HUGE bedrooms with master suite bathroom set inside of a large closet area; PLENTLY of large closet space/storage throughout; and a large fenced-in and protected terrace perfect for kids and dog to play safe. * Apartment was cleaned and renovated upon move in, with new/up-to-date floors installed. * Apartment building is safe, clean, and overall well kept. * Management staff is AMAZING!.. especially Miguel! * Concierge at the front entrance is great as well...EXTREMELY polite! * Maintenance requests are addressed and fixed PROMPTLY!...they're also very polite! * Neighbors are diverse, and polite for the most part... a few snobs that look like WE don't belong here but oh well! Everyone really stays to themselves and just mind their business...as we do. * Parking garage, with designated spots...so no fuss over parking or tickets. * Trash/recycle dump room on each floor...so no garbage sitting in your apartment. * Nice and diverse neighborhood w/ shopping and restaurants just a minute or so away. * Commute to work under 8 minutes, and that's with traffic. * Top schools w/ elementary and middle schools only 4 minutes away. * Walking trails/park with creek, playgrounds, and more right next to building...great for the kids and puppy. --------- Now, the CONS... There has been/are A LOT of issues since moving in: * It's EXPENSIVE!.. which we wouldn't complain about if...well, see the rest below... * Water heater issues OFTEN!...3 times in 3 months. Like as I began writing this, we woke up at 6AM with NO HOT WATER and it wasn't fixed until after 12AM. * Building is nice, needs A LOT of updates throughout--replace the old carpets and paint everywhere. * While the unit was renovated, it looks like a rushed job with cheap paint scratching/smudging from the slightest touch/rub and some outlets were painted over. * Kitchen cabinets need to be replaced due to sink sprayer leaking or poor install. Who knows for how long before we moved in but thankfully the leak was fixed the week we moved in, as they are prompt with addressing maintenance requests/issues. * Kitchen is a bit small but livable if you're good at organizing. * Vertical blinds are not measured and/or cut properly, so they get stuck or fall/break A LOT... the whole thing almost fell on my son's head the day we moved in! * BUGS!!! There were roaches and ants! A Big cockroach greeted us on day 2 in the shower! *GASP* I quickly treated EVERY ROOM and continue to do so monthly. I haven't seen roaches in almost 2 months now but the tiny ants (or mites) still come on kitchen counters. * Neighbors--being connected, we have dealt with excessive noise, floods from leaving water on (upstairs and next door), and weird smells in the halls (sorry, but everyone can't cook!). * Neighbors again....and these thin walls/ceilings...whoever lives above us constantly running, jumping, playing basketball, moving furniture, and STOMPING all day/night!....from 5AM to 1AM....not a typo.... They're literally only quiet for 4 hours a day. * Out of 6 elevators, only 3 work!.. with 17 floors and hundreds of tenants who are mostly elderly and some disabled (like myself). * Laundry room has only 3 *small* washers and dryers, that are expensive and leak/break often. * VERY poor cellphone service....so thank God we have a terrace...have to take most calls outside. * They claimed to have restrictions on what breed of dogs are allowed here... Dogs range from tea cup to refrigerator size. Overall, it's OK. So, YES, I would recommend Willard Towers to others who are willing to move in. That's It... That's All. Make your decision based on what you think you can/want to deal with/accept. I hope this helps. *peace*

I came in as a walk-in looking for an immediate move-in. As soon as I stepped inside of the building, I was greeted by the concierge who directed me to the leasing office. As projected, the leasing office was busy. As soon as Jonathan concluded his previous tour, he greeted me immediately. He then leads me to his office and asked me some questions about what I would love to have in my new home. Unfortunately, they do not have washer and dryers in the units, however he then suggested for me to utilize a fluff & fold system with the cleaners connected to the building. As we start our tour, we were met by residents who were frustrated about the elevators being down, again. Which is very concerning. Jonathan addressed the concerns of the residents and reassured them that everything was being taken care of and that the elevators would be up and running soon. Unfortunately, this particular interaction steered me away from renting at 4701 Willard. After expressing my concerns about the elevators and pest (a resident also confronted Jonathan about pest in the building), Jonathan mentioned preventative measures that the complex has done and also mentioned the conclusion of a major elevator project to lessen the frequent outages of elevators. However, I felt that this was not the best place for me. Jonathan was beyond helpful and understanding of my needs. He was truly helpful, professional and I foresee many great things for him.

I moved into Willard barely two weeks ago and the experience has been mixed. The rooms are lovely and well equipped however I am disappointed about the support provided to people who are just moving. I received very little support during those move in days, very little direction on the amenities. The laundry is very faulty and no one seems to be following up on it. I am not impressed about the lobby staff who come in at night and weekend- they are hardly available to respond to anything. I experienced a show of disrespect from one of the staff at the lobby and felt a bit frustrated. As I mentioned the rooms are fantastic, I love my apartment.
