We applied for a townhome in May2022 and according to them, we were "denied based on credit". They had reports saying our credit report was 579 when in fact our scores were well over 650. All you need to get in the complex is a 600. We sent them reports from experian to show them what they had was wrong and was told they are having problems with their system. Fine, just give our deposit back. Well not only are we still waiting on our deposit money of 500, no one in the office is picking up the phone during business hours. The main agent Michelle D isn't answering her cell nor responding to emails. It's been two weeks and counting. If you really want to apply, ask them (if they pick up the phone) is there system fixed. Because we got a hit on our credit for nothing and they haven't returned the deposit. Beware beware beware of fraudulent practices. Disappointed

I was in Willow Bend in 2017-2018. It was a nightmare to say the least, because there is 0 soundproofing you hear everything from the hallways to your up and downstairs neighbors. The worst part was when we moved out they give you the option to get their cleaning or get our own. I got a cleaner and the place was spotless. However, during inspection they actually looked behind the gas stove to find a dirty spot to charge us $100 from our deposit for the cleaning. The terms of the contract says return the apartment in the same condition which we did, no one checks behind gas stove and cabinets to check if it's dirty upon move in. Reading thru the recent reviews it looks like they will find every excuse nowadays to charge extra here and there. If your reading this, let me do you the favor by saying stay away!
DO. NOT. RENT. HERE. 2nd Reply: the maintenance team closed all the vents downstairs to address the central air issue. The unit needs to be replaced. Reply: you already "looked into my concerns. And only apologized for not meeting expectations" You can add $100-$150 in monthly hidden fees and if you don't provide 60 day notice they charge you nearly $80 per day. There are rodent issues that won't be addressed and you water heater/central air will have to literally stop working before maintenance addresses your needs. Be very careful when you fill out the walk through application as they will charge you for everything nail hole/scratch. You are responsible for all of the yard maintenance during the winter, fall, and, spring. They mow "once a week"in the summer. Whatever you think you're going to pay- add another two month's rent. Then consider other properties.
Service is pathetic! You log a service ticket and you are at their mercy. The front desk people think that they are paying you to stay at their apartment. They don't understand that we pay the rent and they are NOT paying us to stay.
Newer move to this apartment. Apartment looks good when you move in and everything seems to be perfect at the beginning.I am not sure about rest of the unit but for unit 105 the place is fully infected with Mice.The pest guys will do nothing but leave sticky traps.Nothing serious steps taken to address the problem.despite several complaints to management no major steps taken.I have to dispose my leather couch and lot other stuff due to mice bites. Management is not friendly and biased.Never consider to move to this community again
I lived at the Willow Bend apartments in Rolling Meadows for 3 years. At first they are friendly, but it doesnt take long to see that none of the "on campus" rules: smoking, picking up after your dogs, no unattended children, etc. are actually enforced. The other tenants are mostly respectful and friendly, but like all other apartment complexes, the rule breakers ruin it for everyone as the rules are not at all enforced. This is also true about parking, which is disrespectful to everyone who does pay for parking. After 15+ sound complaints and several calls to the police department, Willow Bend has taken no action against noise violations that have been constant for over a year now. Drunken neighbors and both, supervised and unsupervised children, are regularly peeing on the dumpster, between the fences, on the laundry rooms, etc. All of that being said, the apartment itself is nice. The air conditioning was great in the summer, the dish washer and in-unit laundry is always a plus. The maintenance crew was efficient and friendly enough. The online portal and paying rent is easy. But... all of those things are par for the course. That is the bare minimum when you pay so much for rent. I constantly feel like I am living on a college campus. I am almost always ignored. Willow Bend is corporate America at it's finest, you are income to them and nothing more. Join at your own risk, watch where you step!
The worst place to rent an apartment . High price for nothing its just like every place in rolling meadows , if u come and rent this place or think of rent please make sure u read everything about willow bend apartments .
I would give this place NO stars if I could. They made us move out during a global pandemic! AND charged us an extra GRAND for god only knows! When we called to dispute this, they hung up. They give the appearance that everything is clean and kept up, yet they have cockroach infestations! RUN THE OTHER WAY
I don't recommend it. The good thing about it is the location to me since it is close from work but definitely not worth that much money. Rent is supposed to be $1319 for one bedroom, I am at $1500. If I had known this I would have not chosen this place that is for sure. You can't get mail unless you pay for it and it is $50 otherwise they ask you to mail it to your job. parking is $25 per vehicle which is ridiculous. Anyways, it is really not worth $1500 for one bedroom. It's my second month here and this is my feedback for you. Also, the noise in the apartment is ridiculous and we always think there is somebody in the apartment that's how loud it is. We also had wasps outside our balcony and we are terrified now to use it since it bit us and it was not fun at all. The apartment is also pretty old and you could tell. In conclusion, do your research before you move into these apartments. I moved from Indiana so it was very hard for me to keep looking so I had to go with the very few ones that we saw. Good luck!
What a Scam! After living there for just 1 year, my son and his wife had to move out because of their job relocating them. Although they followed the move-out instructions (don't patch small holes, just remove nails) and even paid the extra fee to Willow Bend for their "deep clean", they were socked with over $1000 in fees (including a brand new stove cooktop because they didn't know how to use a razor on a cooktop to remove the burned on residue AND $90 for "major drywall repair" for the above mentioned millimeter holes from the curtain rods.) Every person we talked to had a different story or excuse for the charges. We were even initially told that the $90 drywall fee would be reversed because the instructions were given were old and they don't do it "that way" any more, but would honor it if that's what was given. Guess what, Kaila told us today that she can't do anything about the fees and that the charge was for painting, not the holes themselves (funny, Kaila, the invoices and pictures mention drywall repair, not painting. I'm pretty sure that you paint in between each tenant anyway...but, nice try!). After arguing with them for the first 4+weeks, they finally found the evidence of the security deposit that hadn't been shown on any invoices prior. But, only 4 weeks after Finally providing the invoice that shows the credit from the security deposit, they are now threatening to send to collections! (Yet, the $90 is still on there, not to mention the charge for a brand new cooktop of over $500). Shame on You, Willow Bend Apartments. Why send an email with customer service contact info if there really is NO CUSTOMER SERVICE?
I wish I could say better things about this apartment complex but I just can't. The only positive of living at Willow Bend is it looks nice. It's way too expensive for the area that it's in though. Your rent will go up $100 every time you want to renew. The worst part about this complex though is the management staff. We have neighbors that consistently smoke (it's a smoke free community) and let their cats roam out of their apartment and in turn come on to our balcony making our dog go nuts at all hours of the day (even 1 am). We've reported these neighbors to the management staff 10 times...10 TIMES! And all that supposedly gets done is an email to them and nothing more. The previous manager told us we should report them to animal control because the neighbor gets to hostile and they would prefer to have us take legal action so they don't have to deal with a threatening resident. This guy lives right next door to me so that makes me feel real safe to live here? The current property manager hasn't even responded to our last communication about the problem. The "pet policy" of the apartment states that all animals must be contained at all times and if they show any form of aggressive (which the cat does, it launches itself at our screen door to try and attack our little dog) the owners will be forced to no longer have the pets on the property. We've spent hundreds of dollars on plants and such to line our balcony wall to try to keep the cat from coming over to our side but it still finds a way over. We cannot wait until our lease is up so we can move out of this awful place and find some peace.
I applied for a unit on August 4 paid the $570. $70 for the application fee and $500 for the deposit. These people had no problem with answering the phone or non of that when they received my money. My application was denied due to credit but now I am having hard time with getting my $500 back and I can't get anyone to answer my call
The maintenance guy here is rude with horrible attitude. He should works in a prison or boot camp. Not as a maintenance.
My girlfriend and myself have been living here for a year now. When we moved in, I was rather pleased with the unit. Until we actually started living in it! Two weeks or so into living here my car got broken into. My neighbor's dogs never shut the f*** up! Way to be a smoke free environment, but I see cigarette Butta and people smoking all the time! I send my friends to the street to do that, but yet my neighbor across the lot just totally smokes on his front step! Our dishwasher has never fully worked, even though we've put in multiple service orders for it. Although I could also be talking about our dryer, cause it's the exact same situation. I'm pretty sure all of my building can clearly hear when my dryer is running. The doors for all of the rooms were put in wrong. I was told that I could use an electric Grill, but after reading my lease I find out I was lied to, but after I bought the Grill. This until is over priced, under maintained, and now if I'm gonna resign my lease it's going up 400 dollars! My parents pay less for the mortgage on their second home! Stay away everybody! If this isn't gonna be your first apartment, don't live here! Also, if it is you're first place, don't! It's too expensive and cheap for first timers on their own.
Terrible experience. I barely lived live in the apartment, it was just a place to stay while working on a project. However, when I moved out, they apartment company said I damaged their refrigerator. There was literally a desk and a inflatable mattress in the apartment. They also charged us for leaving a lamp behind. I would absolutely. 100 percent avoid this company at all costs.
Avoid this place like the plague. It says its a "community" but it's just a police state owned by an investment firm. All they care about it getting your money. I can't wait to leave this place behind me ASAP. DON'T RENT HERE.
This is the worst apartment to go!!! I will never ever recommend anyone to think about it. The first day we moved in, my husband was stung by a wasp, which built nest on the yard gate. We have to pay a lot attention when walk in and out of the door. The wasp shows up again this year. We struggled to fight with the mice for months (especially winter) and all their responses are giving you several pieces of mouse glue board. They never helped to find the root cause. They charge pest control fee every month, however, the ants came in to the house last summer, and revisited us from this spring again. I don't know where the money goes? The dish washer is the cheapest model and if you do not carefully align the dishes very well, it will have many food residue left on the plates after washing. When I talked to the maintenance guy, he told me that I had to buy better detergent! Isn't it ridiculous? I used the dish washing detergent from Costco for many years, and it is the first time I heard the detergent is not good enough to clean dishes. The rent is already high compare to other apartment in this area, while the moving cost is incredible even much higher. First, you have to notice them with written form 60 days before the move-out date, otherwise, they will charge you more than $60 per day until you report to them. However, nobody told me I have to respond within 60 days, only told me I have to make the decision to sign the renew lease 10 days before lease ending date. They charged me $170 for stove top replacement, fine, stove top is hard to clean perfectly, I will pay for it. They also charged me more than $300 for a "Damaged Refrigerator Doors", and the "Damages" are scratches on stainless steel surface, I had never noticed those so called "Damages" as if you do not pay attention, you will not see those. I even don't know if the scratches are there before I moved in. When I talked this to them, they told me the appliance is "Brand New" when I moved in. However, the refrigerator does not work properly 4 months after I moved in and the milk goes to bad less then 1 week. The magnetic bar sealing was very weak and the air goes into the freezer easily and form frosted ice on the top. The maintenance guy said the refrigerator works fine. Can you believe a "Brand New" refrigerator will have those issues? Now they charge me more than $300 to fix the "Scratches". In addition, they will charge you $170 for only 10 stairs carpeting area and general cleaning. They use cheap vinyl floors, cheap appliances, cheap paining on closets, but charge you expensively. That is how they make money. If you would like to get easy money, why not go robbery? Anyway, they charge you anywhere they can. You are very likely to pay 13 months rent for a one year living when you move out. If you think you earn money easier than Willow Bend did, if you enjoy living with pests all year long, if you like to argue with people very often... Then, Willow Bend is perfect place for you!
Lived there for two years and would not recommend. Be cautious when it comes to move out as the "deposit" you paid will be taken from you and this is not stated within the lease. You also are required to get a cleaning company and provide receipt upon move out or use one that Willow Bend suggests, which none of this was mentioned when signing the lease or is even listed within the lease. When my husband and I moved out in the beginning of Aug 2023 we chose to pay an outside company, provided the receipt (per Willow Bends instruction) which was given to the team and yet we were still charged with no follow up explanation. We have been waiting for weeks to hear back as to why and have yet to have a follow up. All the remaining bills you would have when moving out you don't have a choice to use a card to pay they automatically take it out of the deposit. So out of $500 we got back $75. Not to mention, our neighbors to one side of us did nothing but harass my husband and I for the entire two years we lived three and constantly called the cops multiple times for " noise complaints" mid day. Cops would arrive and always tell us nothing was wrong and our ring camera footage captured it all. The staff would do nothing to rectify it from neighbors end and would assume it was always my husband and I. If it had anything to do with "loud sounds, music, tv" or my dog barking (which occurred from children standing in our window taunting the dog and cat by scratching the screen or putting their fact to the glass to look into our home) the office staffs solution was to "use ear buds, and keep my dog locked up in a cage all day". Not many people are friendly around here and staff isn't either. We hated having to argue with everyone and your voice is never heard. Thankful for the neighbors to the other side of us who were the only nice and respectful people we had during our two year stay.
great location, 5 min driving proximity to whole foods, costco, japanese market, as well as tons of great japanesee restaurants. friendly staff, caring and responsible. the town house we live in is also in great condition. follow up review after moving out: We moved out after a year, what we found out is they have tons of hidden fees that they did not disclose explicitly when we moved in (of course they are all in the lease, they will tell you while smirking, if you read page 54 item 6.8 line 67 etc...). We were charged nearly $800 in total, for things like nail holes in the wall, or scratch on the counter-top...it's like they are charging people for their rental property depreciation...what a brilliant business model! I still think they have friendly staff and nice location though, but everything else is not worth the premium price they charge. Beware! Read all the reviews from other people and you will know I'm not alone...
The worst experience of my life.I moved to the three bed property in April 2017 with my family. Son 4 years , daughter 9 years and husband who has walking difficult and under treatment. Below the sink there was bad smell coming on complaining the service team told," there is pipes running and that causes smell." I saw mold below the sink.Service team told,"the color of the sink is like that." Ants in the bed room.Service team told "What do you expect in a ground floor apartment." Spider in the house.Sevice team told," it cannot happen it newly painted. " My little one closest was smelling wired.I complained.The service team told," they can't smell anything."I have to take my little one to doctor to get him check beause of constant running nose.The closet was his.On request the service team manager after argument painted .Only the walls of the closet.I request saying that only 10 min it will take to paint the ceiling .His answer was ,"his 10 min is very important for him." After that my daughter 9 years old started using the closet and she ended up in severe iching all over her body.I had to consult her pediatrician her referred to dermatologist. I saw water marks on the living room wall .On complain the service team came and cleaned. They told," the don't know what is the source for it." One night after dinner saw lots of water under the table.Complained they told ,"we don't know the source." After few weeks again the same story. The service team manager instead of looking into the he matter started warning ,"if it is your mistake u will have to pay for everything." Left with no option went to the leasing office and complained about his behavior. I was assured they will take care. That evening when I was outside with the family.Got a call saying due to health and safety reasons we have to vacate the property temporary arrangement will be provided.But no clarification was given why they are doing . After five day they told they will provide a alternate arrangement that will be cost effective.Temporary arrangement was two bed room apartment.I was told," all this process will not take long just moved out with basic requirement.".Mover packer was provided for 4hr without porper packing material.Kitchen stuff could not be transferred which on my own I did for three consecutive days . The days turned into week and week into month . In between visited the property and saw mold on the walls. Request the service team to move rest of the stuff as it is not good for health.Reply I got was very sad."Mold is not life threatening."So slowly ,slowly on my own I moved all the clothes which they told can stay back in the closet . But Bigger and heavier thing r still in that property.On asking why was I not informed beause of molding we had to vacate the property."The answer was they did not want us to panic."When I asked for report. The answer was ,"we cannot disclose." This two bed room apartment is too small for my family .There is no three bedrooms flat available on the ground floor .We started looking for other options outside .The Leasing office told that," It is not a problem they will not charge us for lease braking and stuff will moved. " After all this yesterday we signed the lease and request them the move our stuff .The answer was shocking."We can move the suff only within the Willow Bend outside is not our responsibility because we r running a business.Once you stop business with you we cannot porvide any service." It's really shattering is there no business ethics. Because of this rented property with my family suffering mentally , physically and financially.My husband treatment has been delayed.My kids summer holidays have been ruined. Was choosing Willow Bend a crime for which I am paying with my family since April 2017 till date.
Missing cat in front of 110 kenilworth dr. The side closest to the clubhouse. Called cops. They can't take her. Main office has an emergency number listed on the front door that is disconnected, no help. Cat's name is Fiona according to cop who ran chip collar.

This place is like the mob. How is that you may wonder. After you sign the contract, you have to give 60 days notice even if your contract is expiring otherwise they will charge you an extra month $300. You are charged for parking, trash, water, services (even if you didn't ask for one)... there are a lot of mice in every apartment and nothing is done to that issue. When you want to check out, they will create something from the air just so they won't return your deposit. In my case, it was the carpet that didn't need cleaning, they charged me $200 to clean it after I moved out. The staff was rude and arrogant at times. DON'T EVER MOVE IN HERE!!!
Worst place to live!!! This place is noisy, dirty, and so many people live in one bedroom apartment and management do not do anything! They just tell you to move out!!! I wish there was minus star! I am suing this place! Stay away!
Manager Michele Dix calls the police on residents when they come in to complain about things. I wish I was kidding. I am extremely disappointed in the manager Michele Dix. My car was illegally towed from the lot last night (I pay to have my car registered and had proper id's showing on my car). I have never once been late on rent & keep to myself in the community. I have also parked in the same lot since moving here in August and never had an issue. This morning I went to have the issue resolved thinking it would just be a quick phone call to the tow company to resolve the matter. I had good customer service when I first moved in, so expected the issue would be taken care of quickly and professionally. Unfortunately, she became very defensive, raised her voice at me and called the non emergency police number to handle it as a civil matter. While the police were there, she began to raise her voice at me again, the police were very kind and just directed the conversation towards me and informed me how to get my car and who to call to dispute the tow. Something Michele could have told me but decided to waste wonderful policeman's mornings. I thanked the police officers and went home. Michele was supposed to email me her superiors number, but instead sent me a random general customer service phone number that does not answer. I have never had a worse experience and hope they find someone new to lead our complex. You should be able to go to your management company during a crisis and have the issue resolved or at least be given next steps to resolve the issue. Not be treated like you do not exist, have the police called & be give no assistance or guidance on the matter. EDIT: After this incident, Michele has sent me incorrect emails regarding moving out that were supposed to go to other tenants. I also finally got in touch with her boss. I emailed him photos of proof that my sticker is indeed on my car (like the person who commented below states it needs to be) he said he would get back to me and never did. I sent him 2 emails containing proof that the correct sticker was displayed on my window. Additionally, I asked if there is a list the tow place is supposed to check if there is snow/ice on everyone;s windshields (as there was the night they took my car) they said yes. I asked why the list was not checked for my vehicle and they had no answer. This is not even about the money for the tow anymore. This is about the customer service this apartment complex has. They are awful, do not care about their tenants and are beyond disorganized.
The living space for the apartment is great there's no complaints ,everything is to our liking as far as that goes but the biggest issue here is the ceilings, you hear everything your upstairs neighbor does walking around .. Bouncing balls ,children running around ,the floors creak when our neighbors walk through their apartment and we've complained a few times to management and nothing changed , they only told us that we should be good neighbors. Other than that yes there are only 4 washers and dryers you do have to find a good time to wash clothes during the day or late at night. Great appliances in the kitchen. So far we've liked evrything except our upstairs neighbor. A.c. works great and heat does too water temp is fine. Move out costs are ridiculous - I hope no one ever moves into apt 103 bldg 28 as long as those upstairs neighbors are still there , they will drive you nuts-- they never leave their apartment !!!

Make sure you ask for a list of itemized receipts when moving out. This company attempted to charge me for things that were not replaced or repaired. It is the law. They are required to provide a list of itemized receipts when moving out.
I am regret that I should read the reviews before we choose a place to stay. Section 1, About TOS. Review readers, please be very careful about the TOS. We inform them after we decided to move as quickly as we can, but still got charged $160 noticing fee! Read the TOS!!! 60 days prior moving out. The earliest time making the decision is the time before you choose here to stay. That's right, while you read this review, you should make your decision. Section 2, About appliance. We found the problems of refrigerator door(sealing problem), and reported to the management team, they agree to change for a new one. The maintenance guy came and check the refrigerator, claimed it's no problem with the unit. But the sealing problem is getting worse and worse. We tried several times to fix it replace it, all failed. We don't have infinite time to call and argue, but guess what, at the time we move out. it became our fault. We got charged $350 for the refrigerator. Keep in mind, regular usage of glass stove top will damage it, that worth $180 for our situation. Section 3, Cleaning. We spend two whole days cleaning after moving all things out. To be honest, I really don't know how much it's worth. Fortunately, except $170 general and carpet cleaning fee, we got no penalty! Yeah!!!!! Section 4, Ants and rats Never...stopped. We didn't prepare cookies for them, they helped themselves, always. Stay a year, pay 13 months, that's how I define "luxury". Regret, regret, regret. Now I finally understand why people move out every month! To be honest, the elementary school behind the house has a lower chance of winning compared to the surrounding areas. If you are like me and speak Chinese and raise your children, you must not choose this place. If you are not short of money and don't have children, don't choose this one. The real estate service is really terrible. I have never seen such a thieving neighborhood like theirs. The refrigerator broke and I reported it for repair. The management company has already agreed to replace it with a new one. The maintenance man came to check and said there was no problem. It was because we set it up incorrectly. Which refrigerator can I buy? No matter how I set it up, frost will form when freezing. If it's not a broken seal, what else? After we moved, it was damaged by us. You need to give 60 days' notice before moving. If you don't want to read the TOS word for word, then be prepared to be fined. If you want to buy a house, giving advance notice will cause a later closing date. Whether you can win the offer depends on luck. It took two days to clean up, but apart from the stipulated cleaning fee of $170, nothing else was charged, which is gratifying! Whether money or time is more important, you decide for yourself. What else have you forgotten? Rats and ants! There is a fee to keep a cat, but mice and ants are free. The mice may have punched holes in the wall long ago, and they may be driven out today and come back tomorrow. 13 months rent and enjoy a full year of handicap services! I am very disappointed in Willow Bend, and will not be renewing my lease. The walls, and especially celling are literaly made out of cardboard. You can hear EVERYTHING what your neighbours are doing, and by saying EVERYTHING I really mean it. I hear every time my neighbours on top are flushing the toilet, or turn on the shower, i hear when they wake up @ 04:50 am every morning, i can hear every step, every single one! My celling creaks and squeaks with EVERY step they take. Day and night. You can hear people walking in the hallway, taking the stairs, and their dogs barking. I insulated the front door with special insulating foam that i bought in Home Depot, that helped a little with hallway noice, but what about the celling? Cannot insulate it, can i? I read a lot of reviews of Willow Bend before signing up, and i thought people are exaggerating when they were talking about noice insulation, i should have listened to them. Really regret about signing up for Willow Bend. For $1200 + $35 parking + $170-200 utilities you really expect a different level of comfort. This is ONE BEDROOM we're talking about Another issue is laundry, 4 washers???? are you kidding me? You really need to wake up EARLY on Saturdays to do your laundry, otherwise its packed. "Thankfully" my 3rd floor neighbours wake up @ 06:00 am on Saturdays. Whisch is a great "benefit" of living here. I'm on the market for new rent, and WILL NOT RECOMEND WILLOW BEND to anyone.
UPDATE. Ive been emailing customer care which is no help. They keep giving my 73 year old mother the runs arounds about her security deposit. The LAW states you have 45 days to return someone security deposit. AGAIN PLEASE DONT APPLY OR MOVE THERE. MICHELLE AND EVERYONE ELSE is a liars. She gave michelle in willow her security deposit on 9/20/2023. It is now 11/30/2023. Two months later... mother applied for willow bend on 9/20/2023. She had to pay $750.00 on 9/20/2023. deposit up front. Needless to say she didn't move in the apartment and they have yet to refund my mother her money. Sad Michelle in the office have every excuse why she hasn't gotten her security deposit back. BEWARE!!!
Never move to this apartments. The worst service ever. High prices for bad service. You can the neighbors around. I moved out I got around $1200 charges for nothing. Explanation was that my dog damaged few things in the apartment. But I was paying $35/month dog fee. Never move in this apartments. They are suing or they give you 10days notes to leave the apartment.
The worst place I've ever lived in all kinds of heathen feels with don't actually do anything,and when you moove out they make sure to take all of your deposit money for nothing,just stay away at all costs! GOOD LUCK!!!!
Worst company ever. Lived there for long enough to know the ins and outs of their buisiness practice. Great apartment, but come time for move out, watch out!! I did everything they requested of me and they're still keeping my security deposit, and in fact they charged me $61 over my 500$ security deposit! Oh did I mention one of the fees was for carpet cleaning, when in fact they replaced the carpet with hardwood when I moved out as my unit (#110 building 11) was the last unit in the row that hadn't been updated. So...why charge to clean carpet they are ripping out anyway? Are they recycling it? I don't think so. Secondly, YOUR SECURITY DEPOSITS SHOULD BE PAID YEARLY, NOT WHEN YOU MOVE OUT, PER COOK COUNTY LAW. Thirdly they charged me 25$ for a soda cap in the yard...what?? I've picked up so much garbage from people tossing their garbage in my yard, but now they want to charge for that..nice company right? Wait, it gets better..I paid a considerable amount of money to have my place professionally cleaned and they charged me 150$ for a cleaning fee, good thing I took pics after it was cleaned, also, they like to charge for doors apparently too, 200$ for a 39$ door from hom depot..the building engineers must get paid handsomely to hang a door! Did I mention also that I've had my water shut off numerous times as I had a corner unit and they didn't want the pipes to freeze, understandable, but maybe a little notice would be nice as I still needed to shower and get ready for work or bathe my son, with zero help from the management office. IMPOSSIBLE COMPANY TO DEAL WITH,do yourself a huge favor and go through a broker with mls access. This ordeal is ridiculous and I wouldn't recommend anyone live here.
Excessive tenant fees. Predatory cancellation fees (3 Months plus over $1000 in other fees). Was encouraged to *not* clean my apartment before I left. I imagine this is so that they can charge cleaning fees for anything they deem not from general wear without my being there to dispute. Dog park is not fenced. Pros: (For units that have it) I enjoyed the little backyard area for my pet. Nice flowers and groundwork
I lived here for a little over 2 years, and while the townhouses are a nice draw they have become way too overpriced for the area. First, on top of rent you are charged each month for gas, hot water, trash, pest control, etc., which was a first for me. I have lived in many apartment complexes throughout college and after and have never had to pay out of pocket for these "amenities" as they are always included in the rent. Paying $10/month/space for open parking that isn't guaranteed in any way is ridiculous -- good luck if you come home after 8pm. I would imagine the $10/month/resident/space would go toward upkeep for the parking lots, but the only thing I ever witnessed in 2 years was repainting the lines (never filling the potholes or recovering the asphault). The fee would be acceptable each month if I wasn't being nickeled and dimed for every amenity and utility. Second, in 2+ years this complex has had at least 4 different managers. Whenever I have had to contact the management about anything it takes days for them to respond (I realize that they probably receive a lot of emails, but a courtesy email saying that you are looking into my question wouldn't hurt). I recently had a billing issue where they took significantly more money out of my bank account than was owed and it took over a week to get it resolved (and I ended up contacting the corporate office). Everyone in the office will give you a different answer to a question. The office hours are not convenient if you work. You are better off buying a house and building equity than wasting your money in this community.
i moved in almost 4 years ago my balcony was not painted and still not painted. Even though their computer had a glitch 2X's in 4 years and they reimbursed me for late fees it still shows up as if i paid my rent late. I called the main office to fix it and i get pushed back to ask the manager to do it which is the 3rd manager since i moved in. I asked to get my carpet stretched 2 years ago and it was just done a couple months ago with the latest manager. The dumpsters are a huge eye sore and it is set up that is where you park to get comfortably into your apartment. If you really want a parking space guaranteed you need to pay for it on top of the high rent which in my opinion runs really high. 2 bedroom with electricity and water $1,700+ Neighbors are loud. Every time i extended my lease the cost of my apartment went up I think a $100. Leaving soon can't wait and would have done it much sooner if I didn't have so much to move and home business set up. God only knows why 3 years no mice then this year 7 were found in my apartment even with pest control and as i walk in my apartment you can see mice running around. Squirrels are everywhere too. I don't even cook much with no pattern change to see 7 mice absolutely gross. For most part service guys are friendly and they answer request in a timely fashion, only had 1 complain about checking the mouse traps. Personally i would not recommend this place for anyone.
This place was possibly the worst experience for the money I've ever had. Let's be clear, the sign out front says luxury apartment living, but there is absolutely nothing luxury about our townhouse. Very cheap vinyl flooring causes our feet to blacken after a few steps barefoot. Twice a month there was a really strong stench that would come from the washer dryer unit. No one could figure that one out. The folding door to the washer dryer unit collapsed on my girlfriend one day and then 8 months into our lease fell off completely. When I put a service request in to fix it, they just kind of set it back into place, but the original problem never left so it kept falling out. The townhouse clearly had carpet before as evidenced by the risen doors and trim around the floor but they didn't bother to fix that when they took the carpet out, leaving a very tacky open space. Appliances worked but I don't consider a single coil oven range "luxury". Within the first 4 months we caught 6 mice and caught 2 more the months following until we had put everything, and I mean EVERYTHING, into tupperware and even then we smelled a dead mouse for weeks, so we still had mice and upon moving out discovered a lot more mouse droppings. The mice had even torn a hole into our couch. This was after fighting with management for 2 months and having exterminators come out and all anyone could do was give us two sticky traps. We had to buy more sticky traps ourselves and it wasn't the thing I wanted to do because we had a puppy. Then after three times, the exterminator finally told us to tell the management that there was a whole to the outside that needed patched. There was a 3 foot pot hole from the day we moved in until two months before we moved out. It's move in season now though, so the grounds look good. But the other 300 days in the year, scavenger service was no where to be found 5/7 days of the week. I know this because there was always a steaming pile of dog feces somewhere on our yard, usually by the front door. Even though the property provides doggie bags, half of the people there don't pick up after their dogs and the excrement would stay on the yard for most of the week. This all being said, when I was moving out, I had a nice mirror and a fire pit that I left by the garbage so if anyone wanted it, they could take it. Five minutes later scavenger service put it in dumpster because THAT looked trashy...but the poop all around the grounds was acceptable. By the time I moved out, no one at the leasing office was there that was there when I moved in. On top of all of that, when planning to move out they said they would clean the unit for me for a fee of $75. Reasonable. When I got my final statement however, the total cleaning fee was $195. $25 was added for damaged walls, which there were pictures and a mounted TV so I thought that was fair, but there was a $110 carpet cleaning fee. As I explained before, there is no carpet, except for those on the 10 stairs. So for ten stairs of carpet, it cost $110 to clean that. Carpet that looked to be as old as the building itself so I'm pretty sure I paid for new carpet. If I had renewed my lease, they gave me the very competitive option of raising my monthly rent by 200 dollars. Happy to be gone.
Pros: -Good looking exterior. -Quick maintenance. -Decent base rent when you first sign. -Responsive office staff. Cons: -Management does not care about resident satisfaction. -Office staff is well trained to act nice but don't be fooled. They relay your concerns to management but management/owner does not care. -You can literally hear EVERYTHING on both sides of you. Luckily I have not so loud neighbors. -Keep your doors shut because mice will come in. They say its because there is a creek not too far. -Rent goes up $50-75 everytime you renew. They say its due to property value. Sure.... -There are monthly fees aside from the base rent which adds up. Not so decent anymore. -Only reason I'm still here is because I don't want to take my daughter out of school but I might look somewhere else near her school.
Nice apartment, convenient location, a little overpriced. I work second shift and there is no parking when I get home due to the 8 vacant Premier parking spots in the parking lot closest to my building. After calling and complaining about this I was told they were anticipating residents would be buying these spots, this was 5 months ago. Why am I paying a monthly fee for parking when I can't find parking?
I will preface with I am not a resident here but viewed the property and apartments. Gorgeous apartments - area seems well kept. With the townhouse, the living room is incredibly narrow. They do not show occupied apartments but it would've been interesting to see a furnished apartment to see if furniture can actually fit there. With the town homes you get a small backyard as well. The apartment layouts are weird- bedrooms are pretty small random sink that is not in the bathroom and just solo. My biggest issue is we confirmed the apartment at the price point listed was still available right before our drive out to the apartment and of course as soon as we got there that apartment was unavailable. However, the listing for the apartment that was in our price range was re added to available units the next day. It's how they get you to come in for sure and then tell you the only units available are the ones above your budget. Not worth the extra money.
I'm here at willow bend for over 2 years and I have few problems. First off all to many rats around building,I found some bugs and spiders in the house to but if i send in a service request they come out asap and fix my problem. MY BIGGEST PROBLEM IS NOW THAT THE 3rd MONTH IN A ROW THE AUTOMATIC PAYING SYSTEM IS NOT WORKING GOOD AND SO I HAVE TO PEY LATE CHARGES ...... IM TRYING TO GET MY MONEY BACK FOR THE PATS 3MONTS AND IF THEY WONT REFUND ME I'M REALLY CONSIDERING TO MOVE OUT :(((
My husband and I have lived here for 4 months and we only moved in here because of an emergency housing situation that required us to find a place to live in 4 days. The rent is FAR too expensive, there is no covered parking or parking garages, there is no in unit laundry. We were paying about $500 less at our last place in downtown Chicago and we had a garage AND in unit laundry. You can hear every single step the people above you take, you can also hear people walking up the stairs or down the halls VERY CLEARLY. I've distinctly regretted moving here since the night we moved in as we heard our upstairs neighbors all night long. The place itself is nice, the kitchens have granite countertops and I enjoy having a balcony, but those are the only positives. I hate that we had to sign a 15 month lease... We're stuck here until September of next year and every single month I feel bitterly angry when the rent comes out of our account. If you're considering living here, don't! Keep looking and you can find MUCH more for MUCH less!!!
The location is good, the neighborhood is nicely kept, and the leasing office and maintenance staff are very pleasant. The corporate management team is terrible. We have lived here for a little over a year and our apartment has flooded with sewer water about 5 times, each time our apartment was a stinky mess for 2-3 days. We're afraid to put anything in our dining room because it'll probably get ruined. Not only have they not apologized for the inconvenience this has caused or fixed the problem but they also had the nerve to raise our rent $125 per month when our renewal came up. We are not in a position to move right now so we're kind of stuck. I do not recommend anyone ever rent here!
I put a review on this before about move in experience. We had a problem but the manager solved it so we are happy about it. Here is the latest review. Living here is nice. Not only exterior but inside is nice and clean. We called the maintenance guy twice but he was quick and also friendly.
I just moved in on Saturday and on Monday all the roaches have come out. This is my worst nightmare!!!! Update: The property manager was extremely helpful and understanding about the situation and assured me the entire apartment complex does not have a pest issue. Maintenance team did a walk thru and called the exterminator. I decide to have some faith and moved into another unit on the other side of the property and haven't had an issue with any type of pests.
Miss a payment by 1 day and it's an $80 non refundable fee. I paid on the second missed day and was still charged another 60$ for that day. Besides their outrageous late fees, I actually love the place and have had very little problems. Michelle at the front desk is very accommodating and always has a smile on her face. I would give the place 5 stars if they weren't so unforgiving when you miss rent by a day or two.
By and large, my wife and I enjoyed our three years here, but unfortunately they felt particularly scammy after our move-out - squeezing every dollar out of our initial security deposit & then some. They brazenly charged us $300 to "replace stovetop" which simply needed to be cleaned (for which we had agreed to a $100 cleaning fee already) Cons: - Charging additional $ each month for parking - Charging extra for reserved spaces, which go largely un-used which nevertheless forces you to park on the street or further away from your apartment. - The secure package storage offered is beyond frustrating. They made it seem like we had to enroll ($50/year) to receive packages. After a year of annoyances we opted out - though our packages would then randomly be delivered to our doorstep or the club house. - They switched to a brand new service portal without any heads up and I was left scrambling to ensure my monthly payment went through since the new portal was not working. - The townhome style apartment's kitchen is quite cramped. - Awful dishwasher model Pros: - Speedy maintenance - I gotta hand it to them that they're quick to reply to and fix reported issues. - Overall apartment was in good condition; no issues with hearing through the walls. - Sidewalks throughout complex provide good opportunities for walks with your dog.
Debated between 2 stars and 3. I've got really mixed opinions on this place. PROS: -Has the option for a townhome with privates fenced yard, which is especially great for people with dogs like myself. -Very kid friendly- Big playground that's always clean and full of kids to play with. Also lots of running and yard space for kids. -We never heard a peep from our neighbors, so thin walls aren't an issue. -The grounds and amenities are clean and well kept it's really like a walk through the park to take a walk or walk your dog. -The staff is super kind, Michele waves at you as she gives tours and will address many tenants by name, which I think is a really lovely touch. Michele was awesome to work with. The other staff in front I'm less familiar with, but they've got great attitudes from what I've seen as well, and are HIGHLY responsive to emails. I don't think I'll experience such a lovely office staff again! -Aside from a small issue with ants in our kitchen, which we handled ourself with one little ant trap and didn't feel the need to call maintenance for, the apartment was extremely clean and well maintained. -Thee maintenance staff is also super nice and very timely with their appointments. -Location is near forest preserve, many restaurants, and woodfield mall. CONS: -The LuxerOne Package system they use is expensive and always having problems. We were out of town one week and a small envelope package made it's way to the lockers somehow and we were charged TEN BUCKS FOR EACH DAY IT SPENT IN THE LOCKER. Came home to have to pay nearly $50 on a piece of junk mail worth nothing to me. You also have to pay $50 a year and it tries to make you pay $50 per name in the household. -Our heater was replaced or something the first few months we moved in and after that we had nothing but problems with it. Had to call the office probably like 10 times because our heat would randomly turn off in the middle of the winter and we'd wake up to it being 40 degrees inside. Still now, we don't know what was wrong with it. Maintenance never really told us... just came in and fixed it until the next time it breaks. Being without heat in a Chicago winter is no joke. -DOG PARK IS ESSENTIALLY A LIE! IT IS NOT FENCED AND IT IS REQUIRED THAT YOU KEEP YOUR DOG ON LEASH. IT'S ALSO RIGHT NEXT TO THE KIDS PLAYGROUND SO IT IS OVERRUN BY KIDS CONSTANTLY. Who wants to let their kids run around in a field where dogs play and defecate?? If you're going to advertise a dog park, have a dog park... Putting a poop bag station in an empty field DOESN'T COUNT. The dog park was a big reason we picked this place, so to find out it was on leash only and not fenced made us feel deceived. -They told us we could have a grill in our townhouse when we moved in (verbally told us) as long as it was gas and not charcoal, only to tell us later on AFTER we bought an expensive grill that we in fact CAN NOT have grills. -The pool was closed down for like, the first month of the summer. Kind of a bummer.... Another reason why we chose this place that was unusable. -Very kid friendly is also in my list of cons, as well. If you don't have kids you're constantly dodging kids unattended running round sidewalks, riding scooters and bikes, etc. This make it difficult to walk your dogs as well. Also, the pool is always swarming with kids who are screaming and playing with water guns and again, have inattentive parents. Would really recommend maybe having the first hour or two or last couple hours of the pool hours be adults only so some of us could actually enjoy. I only ended up going a couple times after the kids were already back in school. - Finally, they did the typical scammy apartment moves of making us pay for a stovetop that was already scratched up upon move in.... As though they're gonna replace it. All in all I feel like if you are a family without dogs, you may like this place quite a bit. Maybe our experience with our heater and the pool being closed, etc. was just a fluke. The fake dog park and heating issue was enough for me to take off the 2 stars that I did.
This complex is basically strictly geared to young families. Loud kids unsupervised everywhere. Completely ruins time at the pool to have inattentive parents standing by as their kids are spraying strangers with water guns and generally acting totally out of line. They say there's a dog park but there isn't. Absolutely no place to let your dog off leash. Overpriced for amenities. Scam you at move out for the typical things such as stove tops that were scratched when u moved in and they don't replace it after they charge you. I had problems with my Heating going out non stop through the 2 winters I lived there. On the plus sides I enjoyed having the townhome option with the fenced yard. Also, Michele in the office and the maintenance guys were literally the best customer service I've ever had. Super kind and attentive. And you might not mind screaming unattended kids everywhere if you are also the parent of one. I get that there's not necessarily much they can do about some of the above mentioned, but this is a review of my experience living there and I'm listing things I'd like to know before move in. Also, saying there's a dog park when it's just an open grass area unfenced that you have to have leash on next to a playground of, you guessed it, screaming unattended kids!!!! isnt a dog park and shouldn't be advertised as such. Didn't hate living here but wouldn't move back in.
I live here. The apt complex is supposed to be a smoke free . so no smoking at all. But i see so many people smoking in back yard or in park area. I hope managment can take some action.
Lengthy review but moral of my story- not the place for pets and take photos of EVERYTHING when you move in. I moved in July 2017 and am moving out 6/29/2018. I loved the location of the complex, the neighbors and the two story townhomes with a backyard. It was not a horrible experience but it was not the best. During my year at the property, I had mice. It was a very unpleasant discovery one night and when I called emergency maintenance, they didn't show up until the following morning. It may seem excessive that I would expect someone there that night (9pm) but then again, no one wants to go to bed knowing there are mice in their unit. They only put down sticky traps and told me the exterminator would come to lay snap traps that following Thursday. They didn't do anything about where they might be coming from. After catching 4 mice over a number of days, they finally came and moved the dishwasher to seal behind there. No more mice. Be warned that you will have to pay at least $10/car/month to park on their property, but the town of Rolling Meadows can still come and ticket anyone who didn't pay for a Rolling Meadows parking sticker. I have heard this was explained as "well our parent company charges for parking so that's just how it is". You end up paying double for parking. The pet situation: I had a $700 pet fee ($350/dog) and then an additional $50/dog/month (over 35lbs = $75/month). The past 2 places I have lived there were dog parks, they do poo DNA (so they can charge the jerks who don't clean up after their pets) and supply an ample amount of dog poop bags. Willow Bend doesnt have a dog park, they don't charge negligent residents who don't pick up their dog poop and they could have done a better job at keeping up with the poop bags (especially during the wintertime). They claim that city of Rolling Meadows denied them the permit for the dog park because it's "too close to water". There are plenty of other spaces to create an off-leash dog park on the complex. In total, the last year I have paid close to $2,000 for my pets, more or less just for poop bags. Lastly- make sure you check your refrigerator doors and stove top before handing in your Move-In inspection sheet. There were the tiniest "scratches" on the fridge door that I never thought would warrant noting. Maintenance came through and just did a double check for me and wrote down the ones on the fridge for me. I vividly remember this because I was shocked they were noting that. Upon moving out, I asked what type of cleaner I should use to get everything back in "move-in" order and they sent maintenance out to see if it was covered in cleaning fee they charge when moving out. Immediately they said they would need to replace the freezer door ($135 + $25 install) and the glass stove top ($268 + $25 install). I honestly could not believe that they were charging for "normal wear and tear". The freezer door was covered the entire time. You can see a defined outline of where the papers were because I did not move them to wipe down the refrigerator. The "scratches" are in the covered area! But the range really kills me. I can buy a brand new unit for Home Depot for $449 + $50 in tax. So they are trying to charge me 60% of a brand new unit for cosmetic scratches. The reason is "if we show a prospective tenant new appliances, they expect that in their home". I do genuinely like the staff that work there. They do try to work with you and make living there a good experience, however I am leaving Willow Bend looking at over $500 in appliance "damage" that I would argue as normal wear and tear. Michele is looking into when the appliances were installed and if there is any possibility that some damage was there when I moved in and I do really appreciate that, but I will never rent an AIMCO apartment again.
I am giving 3 stars only for Ms. Dix and the maintenance crew. The issues that has placed me at this point is this, how can you not consider giving a grace period to people for as much money as these places cost, 2nd how do you not allow people to smoke (not a smoker) and they are paying all of this money to live and on top of that you say people can't grill, really it's a pandemic going on and we can't get to parks and forest preserves like usual, there should be some bend somewhere and last why do we need insurance if we can't smoke or grill aren't those things covered.
Excellent maintenance and service crew. No smoking in units and on property. Small pool. Property manager ok. They will charge for trash removal, water gas, and pets. Had ants in the spring and they took care of it. Ask them to let you listen to furnace as mine was loud when the heat kicked in. Expensive. No community events. Rent is not cheap. 60 day notice to move out.
